We consistently receive 5 star ratings on our cleanliness • Our vacation home is a single level home, making it easy for everyone to access and enjoy • 3 Bedrooms and a living area pull out offering a total of 4 comfortable Queen sized beds complete with new bedding and pillows. The master bedroom features a new 2023 I Plush Serta mattress and Egyptian cotton sheets. All bedrooms feature the 'Hotel Collection' comforters and sheets including pine pole beds. We are often complimented on our guests sleep comfort • 2 Full baths including a walk in shower, a soaking tub/shower, jet tub and new fluffy soft towels • Fully equipped kitchen, including all the needed dishes and glassware, new cookware, electric skillet, waffle maker, blender, slow cooker, coffee maker, and microwave. We are proud that we had guests who hosted twelve family members for Thanksgiving 2022 using our cookware and dishes, it was a great success and a 5 star review ADVENTURE OUTDOORS: • Comfortable outside seating in our backyard Gazebo, and plenty of tables, chairs, and sitting areas for everyone to get comfortable and relax. • BBQ for easy grilling pleasure • Fire Pit for relaxing under the stars • Our entire home and green space are private and yours to enjoy. Our driveway (see pics) is perfect for parking campers, drift boats, trailers, motorcycles, or multiple vehicles. House Rules & Policies: Maximum Overnight Guests is Eight unless expressly agreed to by the host/owner. Violation of this house policy may results in immediate cancellation of the reservation and all guests immediately required to vacate the property. An additional fee is required for overnight guests beyond six. House parties of any kind are expressly prohibited and will result in immediate eviction with no refund. Shoes will be removed upon entering the home as per the signage evident at the front door. Failure to remove shoes will result in a $50.00 additional cleaning fee. Camera's tell us about violation of this policy. Personal property of Lessor shall not be accessed by lessee. This includes tents and maintenance sheds on property. There will be no use of charcoal BBQ pits by lessee that are stored on property by Lessor. External camera's around the property are in use to monitor the public access areas from the street. The cooking tent is off limits to guests. Please do not attempt to look into the tent or access the tent. It is off limits. SMOKING: Our home is a non-smoking home. This includes vaping, cigarettes, cigars, or marijuana product. If you do need to smoke, please do so outside and please remove all evidence such as cigarette butts, ash, etc. Smoking in the home may result in evidence of damage. PETS: There is a Pet Fee per pet. Please add that to your reservation. We certainly do not mind hosting your pets as well, however we do have a few stipulations. We have all new flooring in the home and of course want to preserve the cleanliness and condition of the home for future guests as well. Dogs are not to be left alone in the home under any circumstance, and this could be considered grounds for cancellation of your reservation and/or stay if this rule is violated. Please take great care to assure that your pets are taken outside to avoid any "accidents". If they are prone to shedding, please brush them outdoors to keep shedding to a minimum. We would prefer crating the pet(s) at night. At no time are pets to be on the furniture. Pets honestly can be an issue, so please work with us to ensure that we can remain pet friendly. Check Out: Check out time is 10AM and please vacate the home by that time. If you do not, we reserve the right to ask for $100.00 an hour for time you are in the home beyond 10AM.day of check out. All reservation requests may be subject to a credit/background check. No reservations will be termed final until the host accepts such. A damage deposit and an executed lease may be required. Any reservation request with no previous rental history, ratings, or reviews may be subject to this requirement. Reservations made under false pretenses will result in immediate cancellation of the rental, forfeiture of all payments, and guests will be asked to vacate the rental property immediately. With placement and acceptance of the reservation, lessee (guest) agrees to all terms and conditions of the lease of the property. Lease agreement is attached. Read all house rules. Any and all suspicious or illegal activity will be met with immediate eviction
