The Boardwalk Beach House is a couple of hundred meters or a five minute walk to the boardwalk. Turn left and walk 20 minutes to Merimbula CBD or turn right and go 5 minutes to Sunny's Kiosk for breakfast, lunch, coffee or booze. Upstairs you have a spacious, open plan lounge and dining area with quality furnishings including a big screen tv, air conditioning and comfy leather lounges. The kitchen is fully equipped with utensils and appliances, as well as pots, pans etc to make cooking with your family a pleasure. There is ample bench space with bar stools for relaxed breakfasts after a morning swim. The family pets are well catered for with a fully fenced yard, doggy door in the laundry and even a food & water dish. Move up the hallway and you will find 3 comfortable bedrooms, where you are provided with high quality, crisp white hotel linen – no expense is spared to give you the best possible experience. The bathroom is huge! You have the benefit of a spacious vanity, roomy shower and a great bath tub to soak away your worries. The downstairs area is fully equipped with it’s own bathroom, king bed, 2 Single beds and a lounge room. PLUS you can relax on the lounge and take in the stunning pool view or stroll through the glass doors to jump in and cool off. Downstairs is also lovingly kitted out with a fridge, microwave and tea/coffee amenities. There is ample parking room for a number of cars in the garage and driveway – even room for the fishing boat. Located within walking distance to the Merimbula CBD and stunning Merimbula Lake, you will want for nothing with full amenities provided. Other things to note Please be aware of the following house rules: 1. NOISE - Due to the proximity of the neighbours, please be mindful of excess noise. Parties and not allowed. Additional guests, other than the 10 in the group are also not allowed. No loud music, swearing or noise outside after 9pm. 2. EXCESS CLEANING - It is expected that the house will be left as it is found. The cleaner charges 3.5 hours to clean the house. For additional cleaning (where the clean is longer than 4 hours) an extra cleaning charge of $50 per hour for every hour after 4 hours will apply. 3. BBQ - The guests are responsible for cleaning the BBQ and washing dirty dishes. Extra cleaning fees will be incurred if BBQ and dishes are left unclean. 4. POOL - Please do not touch any of the pool equipment such as power points, switches, chemicals or leads relating to the pool. The temperature of the pool is regulated by the temperature of the roof. If the roof drops temperature, so does the pool. No amount of tampering with the equipment will change this set up, other than turn it off completely. You're not required to put the pool cover on every night, however doing so will help to keep the pool clean and warm. If the pool requires any additional maintenance after guests have checked out due to food, drink, sand, rubbish, glass, cigarette butts or any issues other than general, day to day use (eg sunscreen) an additional pool service fee of $175 will apply. To avoid this, please do not smoke, drink, eat or bring glass in the pool. 5. EXCESS RUBBISH - Information on how the bins are to be used is in the folder on the coffee table.
