Cheerful, bright 2-room apartment

The apartment is located in the quiet villa district of Nymphenburg in the annex (own access) of my single-family home. Both rooms have 2 single beds and 1 kitchenette, 1 small shower room for all and outdoor seating. Bathroom see photo small. 3-minute walk: shops, tram/bus to subway/train. Wi-Fi is available, but depending on the weather, it works sometimes well, sometimes badly, sometimes not at all. The space Cheerfully colorful, cozy, bright apartment, equipped with everything you could ever need, but neither stylish nor chic - suitable for groups of friends and families who do not host cooking shows (only 2 hotplates available). Bathroom is small (see photo). Wifi exists, but rarely works well, sometimes not at all (weather!) In 3-10 minutes walking time and 10 minutes by car, there are shops for all needs, banks, doctors, cafes and restaurants, the most beautiful, oldest beer garden, the royal Hirschgarten, and the best ice cream in Munich. In addition, the Dantebad with summer and winter warm outdoor pool. In winter, ice skating and curling on the Nymphenbg. canal and in the park. By car, you can reach the Mittlerer Ring in 2 minutes Ring and get to the Olympic site, downtown, on the A9 Nuremberg-Allianzarena so quickly. Guest access Since the apartment is in the extension of my house, guests have their own entrance, both to the apartment and an extra garden gate with a path directly to their entrance. Other things to note In the apartment (yellow room) there is a bed with a mattress drawer for a child or a narrow adult (about 90 x 190) so that 5 people could use the apartment. However, the seasonal prices for the apartment are only valid for 1-4 people, no matter how old. This is not taken into account in the price calculator when booking!!! If a 5th person is added, the price per night and also the cleaning towels linen fee increases - depending on whether the 5th person is a child under the age of 10 = surcharge per night all seasons (except Oktoberfest) € 10.00 /Oktoberfest € 20.00. If the 5th person is older than 10 years, there is a surcharge per night of € 30.00 / Oktoberfest € 50.00. For 5 people, the final cleaning, towels and linen fee also increases to €55.00. Likewise for animals per animal by €10.00 per stay. Pets are welcome. Smoking inside the apartment is prohibited.
