The house is situated in a quiet residential area and at the same time close to nature not far from Lake Simsee. Due to its excellent location, central and conveniently located, with excellent infrastructure, it is an ideal place to stay to enjoy relaxation and leisure. The location is also ideal as a starting point for trips to Salzburg/Croatia/Hungary as well as Innsbruck/Brenner/Italy, or to Munich. Modern 'remote work' in a fantastic environment - no problem. Ask us! The space Our guests occupy the whole house alone and can also use the associated garden. The house is stylishly furnished and has high-quality wooden floors and tiled floors with integrated underfloor heating. The partially covered terrace borders a large garden. Here our guests can relax in the hammock under an almost 60-year-old birch tree or celebrate their barbecue art at the campfire with an original swivel grill. The garden is for the exclusive use of the guests and is only entered by us landlords for garden maintenance and care of the two rabbits in the adjacent enclosure. In order to enjoy the proximity to the mountains visually, there is also a balcony on the upper floor with magnificent mountain peak views to Austria. The hallway with a beautiful leather couch invites you to arrive and leads to all rooms on the upper floor and ground floor as well as to the basement. In our house there are 3 bedrooms on the upper floor with beds for 6 guests. If necessary, an additional 2 single beds can be placed in two bedrooms. For our very small guests we provide a crib. We attach great importance to good sleeping comfort. That's why all sleeping places are equipped with high-quality sleeping systems. A large, bright bathroom with a walk-in shower and additional bathtub is available to guests on the upper floor. Another guest toilet is on the ground floor. The modern, fully equipped kitchen leaves nothing to be desired. In addition to an integrated dishwasher, XL refrigerator, stove/oven combination, other electronic kitchen appliances offer everything necessary for preparing food and drinks. In the light-flooded living-dining room, you can have breakfast, dinner or just sit together in a part of the room. Pleasant evenings are guaranteed in the cozy living area. A 42-inch TV offers a variety of German and international television programs via satellite. A fast, stable and WPA2 secured Wi-Fi (100 Mbps - Telekom DSL) ensures a satisfying online time. With charging pad and Bluetooth box on-air at any time. Enjoy the great atmosphere and the crackling of the fire for cozy hours with our new fireplace. Guest access Our guests can feel "at home" throughout the house. This also includes a basement with a laundry room (washing machine, ironing board, iron) as well as a small recreation room with a foosball table and fitness equipment. In our "library" you will find many board games, books, travel guides and info flyers for leisure activities of all kinds in the region. Other things to note NEW from fall 2023: Our guests can enjoy the newly installed fireplace! Our guests have their own garage at their disposal. Power connection for charging e-mobility is available. A parking space is available on the property. Free additional parking is available in the street in front of the house. A public charging station for e-cars and e-bikes is very close by. Shopping (groceries/drinks/drugstore, etc.)pharmacy, restaurants, ATM are also within walking distance. Bus connections to Rosenheim or Prien am Chiemsee, among others, are very close. From Rosenheim Central Station, you can reach Munich in 37 minutes, Salzburg in 57 minutes and Innsbruck in 65 minutes by train.
