Non disclosure of pets will be considered a major house rule violation and will result in dismissal from the property. -No cats allowed due to health hazards to the owner. -1 House trained dog allowed under 20lbs. If bigger or more than one please inquire before booking. -We will kindly confirm the number of guests and animals after a guest has booked. Confirmation is needed from the guest before access information is provided and before door codes are activated. -Due to local city rules and permit regulations for vacation rentals, guests will need to contact the property manager at the number listed in the welcome binder for evening and overnight emergencies. The name and contact number is listed at the top of the front page under "Safety and Important Contact Info" and is also listed at the bottom of the checkout sheet where the Wi-Fi information is located. -Guests are not permitted to exceed listed occupancy in accordance with local laws. -Garage is not available to park or store items in for guests. -Cars must be in driveway and cannot be parked in yard/street or at neighbors. -Animals are not allowed on furniture and dropping must be cleaned from the yard. -Smoking/Vaping is Only Allowed Outside and must be thrown away in the outdoor garbage cans. -Quiet family neighborhood, no loud music/parties/large gatherings. -Excessive trash/missed pickups will be $20 fee per occurrence -No loud music, yelling, or fights/disputes. -Linen must be used on the living room couch if used for sleeping. -Guests are expected to clean up spills and keep rooms tidy. Floors should be mopped and swept if needed due to spills, foot tracks, or pets. -Any and all damage needs to be reported immediately. -Excessive cleanings or abuse due to spills or dishes/food will result in a minimum $250 fee. -Guests will be asked to leave the residence for significant violations (in accordance with house, local, and state laws) and do so with the understanding they will not be refunded their deposit or any remaining nights on their reservation.
