Description
Ideally located at the edge of one of the most beautiful beaches of Tunisia, between Maamoura and Tazarka, in the region of Nabeul. The proposed villa in whole housing has a direct access to the sea (200m crossing the lagoon) and is equipped with an infinity swimming pool. The villa consists of a large living room with bay window overlooking the sea and with a nice fireplace to use in winter, an open kitchen on the living room fully equipped, 3 bedrooms and a bathroom. The space The villa is typical of the region and has direct access to the sea, located 200 meters away, without overlooking any other properties, across the lagoon (a protected wetland area). Indeed, the house is made of stone, with bedrooms with simple or cross vaults, a hammam-style bathroom with a Roman-style bathtub, a living room with a fireplace, and natural stones from the region used as decoration on the bars and beams. The area is protected, so it is not uncommon to see friendly neighbors, depending on the time of year (flamingos, different species of migratory birds, wild ducks, hares, etc.). The house is designed to be ecological and respectful of nature (the visitor's guide given to guests will provide more details). Fishing is allowed on the beach, and the location is ideal for fishing, as the sea is known for its abundance of fish (Daroufa beach). The 130-square-meter villa is located on a 1,600-square-meter plot of land. It consists of a large living room with a bay window overlooking the sea and a beautiful fireplace to use in the winter, an American-style kitchen open to the living room that is fully equipped, 3 bedrooms (2 double beds and two bunk beds, orthopedic mattresses) and a bathroom. The villa also has a separate and equipped studio (double bed + shower room with toilet and shower + kitchenette), which provides two additional independent beds. It is not rented alone for the exclusive use of the villa's guests. It can be made available for more privacy upon request (additional rent required). The exterior is landscaped into several areas: 1. Swimming area with terrace: A 4 x 9-meter infinity pool with a paddling pool (40 cm deep) for the little ones. The terrace has a parasol, chairs, and an outdoor table and two sunbeds. 2. Barbecue area, outdoor kitchen, and bar adjoining an outdoor shower room with toilet and shower. 3. Large landscaped garden: Lawn, jasmine, bougainvillea, roses, ficus, olive trees, lemon trees, palm trees, etc. (the renovation being recent, the trees are young and provide enough shade). 4. A pétanque/Molkky court is installed at the back of the house. 5. A roof terrace offering an exceptional panoramic view of the sea. 6. An indoor parking area that can accommodate 3 cars. Available amenities: Two TVs with satellite channels, internet - Wi-Fi, Bluetooth speaker, washing machine, dishes and kitchen utensils, dishwasher, oven, microwave, refrigerator, pool, air conditioning, barbecue, garden table and chairs.** Recreational amenities: Adult and children's bikes, swing, archery, library (books), portable Bluetooth speaker, pétanque balls, board games, badminton, beach tennis, diving mask and fins, fishing rod. Security: 24/7 security guard (on request), mosquito nets on all windows, first-aid kit, lifebuoy at the pool, alarm with smoke detector, video surveillance. Heating/air conditioning: Large air conditioner in the living room, air conditioning in the two bedrooms (facing south), air conditioning in the studio, and fireplace heating in the winter. Services: Bed linen and towels provided, charcoal for the barbecue, condiments and extra virgin olive oil, consumables for the sanitary facilities and cleaning products, possibility of cooking and cleaning during the stay (please inquire). Bicycles are provided during the stay (4 for adults and 3 for children (24", 20" and 14")), ideal for a family outing or for going shopping safely in the village of Maamoura, located 3 kilometers away along the agricultural path that runs along the beach. Agreements with a restaurant on the port (10 minutes by car) and a fishmonger for the delivery of fresh fish to the house. Agreement with a car rental company with delivery of the vehicle at Tunis Carthage airport. GPS position: "DAR BHAR DAROUFA" on G-Maps. Proximity: Maamoura Lake, hiking/cycling trail, Béni Khiar fishing port (fresh fish), Hammamet (20 minutes), Nabeul (15 minutes), Tunis (1 hour) Guest access The villa is offered in full accommodation (Villa + garden + vegetable garden + swimming pool + shower room). The property also contains a separate and equipped studio (double bed + SDE with WC and shower + kitchenette), or two additional independent beds. It is not rented out on its own for the exclusive use of the property to villa guests. Can be made available for more privacy (rent communicated on request). Other things to note Very calm zone, rest guaranteed for the amateurs of the beach and the nature.
