Photos with the annex and swimming pool will follow from April 2025 The space PIJPEWEG 71 is the ideal place to relax and the perfect base for exploring the region around Bruges, Damme and Knokke. Luxurious stay for 8 guests (and 2/4 children): The home is built from the original farmhouse and a recent (2024/2025) construction. In the old part there are 3 bedrooms - all located on the first floor of the holiday home. Bedroom 1 has a double bed (160 cm), bedroom 2 has 2 single beds (90 cm) - bedroom 3 with beautiful views of the garden has a double bed (180 cm). To get into bedroom 3 you have to go through bedroom 2. In addition, the stay on the ground floor has 1 spacious bathroom with rain shower and bathtub and there are also 2 separate toilets. The kitchen is fully equipped and equipped with every contemporary comfort. In the dining area is a wood-burning fireplace with a cozy sitting area with digital TV. By “host” is understood to mean: TERRY INVEST BV The term “tenant” means: any (right)person who has entered into an agreement with the landlord or wishes to conclude it. The landlord gives the holiday home in rent to the tenant according to conditions set out in the present general terms and conditions and in the specific rental agreement for holiday accommodation that is in accordance with this. The holiday home is suitable for a maximum of 12 of which a maximum of 8 adults. The entire home can be used during the rental period. There is no possibility to rent a part of the house. We like to rent to a group of friends or family who want to spend a cozy time together in a nice location. No parties, bachelor parties and group of young people. 3. Description of the rented well The home is built from a MAIN BUILDING and ANNEX. The associated pool house is NOT accessible to guests of the holiday home. 4. Prices Unless otherwise stated, our prices are: - including VAT (currently 6%), other taxes and taxes), taxes and duties - listed in Euro. The rental price will depend on the rental date and visible on AIRBNB website. Service fees charged by AIRBNB to the tenant are outside the jurisdiction of the landlord. The host will charge any additional services according to her current rates. The landlord has the right to revise prices at all times, up to the date of payment of the advance. The cost for the agreed services is fixed for the contract period entered into after payment of the advance. A cost increase is possible after each period. Adjustments to this arrangement must be requested in writing. 5. Agreement and reservation Subject to the following, a rental agreement will only be concluded after the host has accepted or confirmed a reservation in writing, where the date of confirmation is decisive. Payments are made on the AIRBNB platform and will be forwarded to the host by this platform but after the guests have checked in. The tenant is obliged to provide all information and documents to the landlord in a timely manner which are needed for the correct execution of the agreement. 6. Cancellation The tenant can cancel the contract in whole or in part at any time. Any cancellation must be reported to the host in writing. He will indemnify the host for the damage he suffered as a result of the cancellation. Compensation is determined as follows: • in case of cancellation more than 30 days before check-in, the advance payment will not be paid back and therefore 50% of the rental amount will be deducted. • in case of cancellation less than 30 days before check-in, there is no refund and the full rental amount will be deducted. The tenant must provide any cancellation insurance himself. If the tenant does not use the holiday home or leaves it before the end of the rental period, no refund will take place. The host reserves the right to terminate the agreement due to weighty circumstances. In that case, the tenant will be informed as soon as possible of the cancellation of the rental contract and the rent already paid will be refunded within two weeks of cancellation. 7. Deposit In the event of damage to the property, the tenant will inform the landlord through AIRBNB on the basis of supporting documents. 8. Number of persons We like to rent to a group of friends or family who want to spend a cozy time together in a nice location. No parties, bachelor parties and group of young people. The holiday home is suitable for 12 people with a maximum of 8 adults. The renter is not permitted to accommodate more or other persons in or around the vacation rental than those listed on the individual rental agreement. So also no tents, caravans, motorhomes in the garden or on the driveway. If the maximum number of people is exceeded, one is not only not in accordance with the regulations of the Flemish Region regarding fire safety, but also not with the provisions of the fire insurance of the house. The landlord has the right to deny the renter the holiday home if this number is exceeded, without any right to reimbursement or refund of the rent and deposit already paid. In addition, an additional claim of 25% of the rent per extra person will be made. 9. Destination and Use The good is exclusively intended for occupancy based on seasonal rental and private purposes. The tenant cannot make this house its main residence. Any change by the tenant to the destination or the use of the holiday home is not permitted. It is strictly forbidden to organize activities during the rental of the property that result in the use of the property's facilities by more than 16 people. It is not allowed to organize bachelor parties, parties, etc. in the vacation home. The landlord has the right to deny the tenant the holiday home if these provisions are violated, without any right to reimbursement or reimbursement of the amounts already paid. 10. Prohibition of transfer of rental and subletting. The tenant is not permitted to transfer rights, nor to sublet the property to third parties. 11. Upon determination of any damage at the start of the rental, the tenant has the obligation to report this to the landlord immediately. If the tenant makes no comments at the start of the rental, all damage that the landlord determines after the end of the rental will be irrefutably presumed to have been caused by the tenant. 12. Take care of home and surroundings The rented holiday home must be inhabited by the tenant and the co-tenants with the required care, respecting the tranquility for the area. After 10 pm, any kind of night noise is prohibited. The tenant undertakes to treat it well and to treat its contents as a good housekeeper in all situations and will keep the holiday home against fire, frost damage, burglary etc during the stay. Under no circumstances shall the host be liable and responsible for any damage to all persons involved, movable and immovable property. The host cannot be held responsible for any disturbance, alteration or prevention of the renter's stay, if this is the result of unforeseen or insurmountable events outside of his will. The host cannot be held responsible for inconveniences caused by the work of third parties, such as municipality, county, etc… The host accepts no liability for the unopening or possibly becoming out of service of technical equipment if due to force majeure. Neither for any inconvenience resulting from necessary work that must be carried out urgently during the stay. The tenant is exclusively liable for damages to the holiday home and to the contents, caused by himself and/or by his fellow tenants or visitors as determined by the landlord at the end or after the rental period. He is responsible for the house during the rental period and he undertakes to keep the house tidy and clean. All damage must be spontaneously reported to the landlord before the tenant's departure. The costs to which the landlord is exposed in order to restore the property to its former condition, taking into account an old age coefficient, will be deducted from the security deposit and invoiced to the tenant by the landlord when the security deposit is insufficient to cover the aforementioned costs. The tenant hereby expressly acknowledges to be responsible for the theft of and damage to the property if the theft occurs without traces of burglary. In case of the theft without traces of burglary, e.g. due to the non-locking of windows and doors in the absence, the tenant is liable for the damage suffered. The tenant is civilly liable for the conduct of his guests and of the persons he has under his care. The tenant is responsible for his children. In case the behaviour of the tenant leads or can lead to nuisance or a burden that can jeopardize the good course of the stay, the landlord reserves the right to terminate the present contract, without notice and without compensation. In this case, the rental price will in no way be refunded. 14. The cleaning The rented well is completely cleaned for use by the host's concerns and put them in a tidy condition. The final cleaning is included in the rental price, but when leaving the house, the house must be delivered back in a neat condition by the tenant. Specifically, it is expected that the tenant will put everything back in its place before departure, leave the house swept clean, the dishes are done, the dishwasher has been emptied and all used household equipment (oven, microwave, BBQ...) has been cleaned and you leave the beds as you found them. All food and drink must be removed from the fridge and/or cabinets. Waste should also be correctly sorted in the designated waste rooms In the event of non-compliance with this policy, additional cleaning fees will be charged and deducted from the rental deposit at 45€/hour. 15. Visit host The landlord is allowed, after notification on the tenant's mobile phone, to visit the holiday home, with the aim of checking whether all obligations are carried out and respected. This right must take into account the private life of the tenant and carried out in moderation. 16. Rental Instructions Separate rental instructions, such as rules for waste disposal, rules regarding the use of the pool,... that are visible in the house, are an integral part of this agreement and must be strictly adhered to. 17. Complaints and competent court No complaint will be dealt with if it is not reported by phone within 24 hours of taking possession of the holiday home and is followed by a registered letter. The same rule applies if something serious occurs during the stay in the vacation home. Filing a complaint does not relieve the tenant of his payment obligation. All disputes, including those which are only considered as such by one party, arising out of or in connection with the agreement to which these terms and conditions apply or the relevant terms and conditions themselves and its interpretation or execution, both factual and legal, will be settled by the competent civil court within whose territory the holiday home is located, in particular the District Court of Bruges pursuant to Belgian law.
