Traditional cottage in the old town of Kinross, which is on the edge of Loch Leven. Kinross is in Perthshire but benefits from being less than an hour to Edinburgh using our Park & Ride bus service. Double bedroom upstairs, double sofa bed downstairs. Two bathroom/ shower rooms. Desk/ work station on mezzanine level. Further details on listing description The space A fully refurbished cottage with a stylish modern interior located in a quiet residential area. We are in the old conservative area of kinross just behind the main high street, just 5 minutes walk from the Loch. Our cottage is a traditional stone cottage which has been fully renovated to provide guests with the benefits of a modern open plan spacious living . The cottage has a smart TV where you can log onto your apps to stream your favourite shows. It also has Freeview for traditional viewing, a player and Alexa smart speaker. We provide a series of if books, DVDs and board games. Ideal for two couples or a family of four. Open plan kitchen, living and dining area downstairs, as well as a shower room and utility space. The living space is duel aspect so benefits from sun all day creating a bright and airy space to relax or work in. The kitchen is fully fitted with a dishwasher, fridge, fan oven and gas hob. There is a microwave in the utility room. We provide an extensive range of cooking equipment for cooking. Tea coffee, and a small selection of cooking materials, including herbs/ spices / oil are also available for guests to use. Upstairs we have created a bright and airy work space with desk. On this floor you will also find a bathroom with full sized bath and a double bedroom. Locally produced toiletries are also provided for guests use. The cottage is set up to cater for up to four people with a double bed upstairs and a two person sofa bed in the main living area. There are two washrooms, providing each couple with this own bath or shower room. We recommend guests with mobility issues to use the downstairs shower room as it has plenty of space. The upstairs bathroom is smaller and more compact. There is a quiet, private, courtyard garden to the rear with a wood fired hot tub. An outside eating and socialising area has been created with an outside table, chairs and sun parasol. This garden is south facing so is a real sun trap in the summer. Guests wishing to add the hot tub to their booking should request this at the time of booking. We will ask guests to confirm this about a week before arrival as weather can be inclement. There is an additional cost for the hot tub to cover cleaning, filling and logs £30 for 2-3 nights (1x trunk of logs) or £ 40 for 4-7 nights (2 trunks of logs). This should be plenty to run the hot tub each night of your stay. *Please note, if guests book the hot tub but don’t use it we do not offer a refund.* Unfortunately due to increased cost of kiln dried logs additional boxes of wood will be charged at £20 each. This is what we buy our wood in at. The hot tub is great fun and eco friendly as it runs off logs. Located in the private courtyard garden you have will have simple, fully private access through the french doors off the living area. Guest access Guests have access to all areas in the cottage, including the private courtyard garden. Vehicles can be brought right up to the front door for any loading or unloading and there is ample free parking less than 40 metres away. Kinross is accessed off the M90 motorway which will bring you into the High Street and from there it is a short distance to the property which is in a small “Wynd” running parallel with the high street. Other things to note Lead guest should be 25 years of age or over. No stag/hen parties or parties of any kind. Unfortunately due to my allergies we cannot accommodate furry friends. Please be mindful of noise after 9pm, thank you. This is a self catering cottage not a serviced apartment. Guests are required to leave the cottage clean. The cleaning fee is for sanitation and changeover. Electric cars- unfortunately we cannot offer charging at the cottage as we do not have a drive, however free charging is available at the Kinross park and ride, 7 minutes walk from the cottage. Paid charging is also available at Kinross Moto Services Bikes are available on request for guests to borrow. Please let us know at your time of booking. Hot tub should be booked and paid in advance, please note 2-3 hours to heat by burning wood provided. Guests are required to tend fire regularly. Information on how to use is provided as well as helpful tips and hints on arrival. Children and infants are very welcome. We ask parents to note there are no stair gates. We do provide a high chair and travel cot. Please request before arrival. Longer term rentals of 2 weeks or more will require a additional cleaning charge of £75. The heating is set to a maximum of 21 degrees Celsius. Should guests wish the heating to be higher an additional charge may be applied to your payment.
