DO NOT BOOK WITHOUT reading the House Rules and understanding the Moderate Cancellation policy (no full refund for changes made within 5 days of checkin). This is a private room in a 4 bedroom house. There is a bathroom that is shared with other Airbnb guests. I also live in the house and, if desired, access to the kitchen is available. The room has one queen bed as well as a twin bed that can be pulled out from underneath the queen bed. One parking space in driveway is also provided. There is an AC unit installed in the wall and, for heat, there is only a space heater. A note on the number of people this room can accommodate. If all guests are adults, 3 is a better max number. The only reason the listing says it can accommodate up to 4 is because sometimes two adults want to know if their 2 small children can share the twin bed. If that's the case, then sure, but just keep in mind (for anyone else looking for a room for more than 2 people) that this room has 1 queen-size bed and the other bed is a small twin. Additionally, the room is quite small in general. You'll have access to one room, a restroom that is shared, and access to the kitchen as long as you clean up after yourself. I live in the house also and am available to offer help throughout your stay. The neighborhood is cool. There's a park a few blocks away and a couple of restaurants within walking distance. Here's a list of the better restaurants (some within walking distance, all within short driving distance) kind of in order of my favorites closer to the top (just search for their names in your map app): *Heavenly Pancakes *Crave Cafe *Dome Pochana *Caruso’s *El Caporal *Sylmar's Fix *La Totilleria La Talpense *Papa Juan's *Fiddler’s *Shakey’s *Chipotle *Wingstop *Popeye's *Teriyaki Madness *Foster’s Freeze There is a bus stop at the end of the same block that the house is on (about 5 houses down or less than half a block away). Regular checkin time is 7:00 pm or later and regular checkout time is 11:00 am or earlier. Earlier checkin times and/or later checkout times may be possible with an additional fee of $20 each way ($40 if you need both an early check in and a late check out). I say that they "may" be possible because, depending on the request, sometimes they are just not possible because of the schedules of other guests as well as available housekeepers. When they are possible, though, it takes quite a bit of work to rearrange things from the regular checkin/out times, which is why the fee has been instated. Please do not book this place without knowing the difference between the flexible, moderate, and strict cancellation policies. This unit is set to the moderate cancellation policy. If you're not okay with that, please find another listing. As far as parking goes, you will be provided with one parking spot in the driveway (as long as you let me know in advance that you will need one). Some of the spots seem a little bit tight to some guests, especially if they're not able to back into a driveway and parallel park their vehicle. I am able to fit a large suburban into everyone of these parking spots. If, for whatever reason, you are uncomfortable parking your vehicle in the spot that is assigned to you, then the only other option is trying to find parking on the street. Just be aware of the fire hydrant across the street and the street sweeping signs, Friday mornings on our side of the street and Thursday mornings on the opposite side of the street. Dogs in the house: Sometimes I watch other people's dogs. Just mentioning this so that it's clear that there's always a chance that there will be dogs in the house. If you're allergic or have any other aversion to canines, perhaps this isn't the place for you. This place (the room & the house) is far from luxurious. Everything works and all linens will be clean, but it just doesn't look like one of those really nice places that Airbnb usually advertises. Also, if you're expecting a 5-star hotel experience, this is not the place for you. I only mention this because, even though 99% of guests think the place is fine, every once in a while somebody will be mad about the fact that I adhered to the Moderate Cancelation policy (as the first part of the listing makes clear I will do) or something like that and try to give me a bad review citing something super petty and it's clear that they are just trying to retaliate because I am sticking to my rules or not giving some random stranger a discount because they're "on a tight budget". A note about extra guests: I do charge for extra guests. If you have a fundamental disagreement with that, Airbnb has plenty of other listings to choose from and you should go with one of those. An extra guest is defined as anyone beyond person #1 that spends any amount of time in the unit. If you think this is ridiculous, I agree. And I spent the first couple of years as a host trying to not have to go this far, but apparently there are many people out there who will have guests over every day and all day (not knowing that they are being witnessed coming and going) and then try to say that they just have visitors once or twice. In some cases, I’m sure its just that (and I feel bad that those people now have to be charged also), but in too many cases, people are really just trying to get around these extra fees and hoping they won’t get noticed. It’s not like I don’t understand, though. I mean my parents also used to sneak me into the movie theater for that cheaper price even well after I passed whatever age that was. Anyway, so now this is where we’re at. Also, extra guests that are discovered that have not been registered will be charged $30/day instead of the regular $10/day. Again, if you think this is excessive, you’re welcome to choose another listing.
