We allow up to 12 w/adults & kids. 🌲 Moonrise Mountain Lodge has 6 sleeping areas with a total of 4 queen beds, 2 king beds, a full size crib, pack-n-play and a pull out queen sofa bed in the upstairs main level. The home is 2 stories, but has ground access to each level. 🛏️ Sleeping Space #1: Located on the main level. 2 queen beds and a full size crib & mother's rocking chair. Full bathroom with a standing shower. 🛏️ Sleeping Space #2: Located on the main level in the sunroom. Has a king bed. This room does get a lot of light and tends to be the noisiest being off of the kitchen. Perfect for teenagers who sleep through earthquakes, not good for sensitive sleepers. 🛏️ Sleeping Space #3: Located on the main level, the living room couch has a queen size pull out bed. 🛏️ Sleeping Space #4: Located on the bottom level. King bed. Room has space for a pack-n-play or toddler to sleep on the floor. 🛏️ Sleeping Space #5: Located on the bottom level. Queen bed. 🛏️ Sleeping Space #6: Located on the bottom level, open living room. Queen bed. There is also a couch. 🛁 Bathrooms: #1: Main floor laundry room has a toilet and sink. #2: Main floor primary has a toilet, sink and standing shower. #3: Basement level has a toilet & tub/shower, with a sink, counter and mirror outside the bathroom. 📺 Not only can you comfortably sleep up to 12 people, everything else is set up for 12 as well - dining, hanging around the TV, hanging on the patio, etc. 🍽️ The kitchen is fully stocked with everything you'll need for cooking, baking and eating. We even provide some basics like sugar, flour, olive oil, spices & salt and pepper. 🧺 We also provide tons of extras you don't always find in a rental. Each bathroom has a hair dryer and bathroom essentials like shampoo, conditioner & body wash. We provide both Keurig coffee pods & ground coffee w/sweeteners and creamer. We keep the fridge stocked with the basic condiments of mayo, mustard, ketchup and syrup. There's tons of blankets, pillows and bath towels. *We are a family with small children, so we've tried to think of all the things needed to make the weekend as relaxing as possible. -1 full size crib -1 pack n play -2 high chairs -Baby gate at the top of the stairs -Magnetic cabinet locks that can turn on and off -Giant yard to play in -Toys/books -Bouncy chair -Boppi chair -Rocking chair *For the older kids (of all ages…), we have the following: 12x8 swim spa - can be used at 104 degrees as a hot tub, or lower to 85 degrees and use as a pool Ping Pong Table Foosball Table Extensive board game selection 4 TV's - all with cable (YouTube TV) Almost every streaming service ever :) *The only things you'll need to bring are your clothes and food. 🏊🏻‍♂️ We have a 12 foot swim spa. There is not a category for a swim spa, so we have selected both a pool and hot tub - pls note that we have the one swim spa that can be used as a hot tub at 104 degrees, or can be used as a small pool, especially great for smaller kids at a lower temp. Open all year round. ❇️ By booking this home you understand and agree to the following swim spa information/rules: ✅ No glass in or around the swim spa ✅ The spa company will come at 10:00 on the day of departure so any use of the spa will have be have to be ceased 1 hour before check out. ✅ If the spa has to be emptied and refilled due to broken glass or negligence, there is a $500 fee. This will route through Airbnb. ✅ If there are issues with the spa on a same day turnaround, the spa may not be up to max temp by the 4:00 arrival time. This would be a rare occurrence, but by booking you understand the risk. 🛑 Due to new Chelan County Vaca Rental regulations, we have a very strict 12 guest maximum and are unable to make any exceptions even during the daytime hours. In addition, we do not allow 12 adults. We allow up to 12 w/a mix of adults and kids. We have outdoor cameras to confirm if need be & any groups that violate the occupancy will be asked to leave the property due to breach of contract. Citations for exceeding occupancy can result in our permit being revoked, so pls do not break this rule out of respect for the county's rules and our personal business. Chelan County STR Permit #000411 💰 The only fee we control is the cleaning fee and the entire fee charged to the guests goes to the cleaner. We ask very minimal at checkout: run and load dishwasher & place used towels on the ground. Taxes and platform fees are not up to us as the host, but are set automatically through the platform. 🖥️ After booking, we require the emails of each adult guest (not just one per couple) to send rules and house manual info to directly. We do not sell or giveaway info - this is to make sure every guest using our home knows all the info and not just the one person booking. 🐕‍🦺 PETS: We allow dogs upon approval prior to booking. There is a $100 pet fee per animal. The platform is setup to only charge for one, so upon approval of more than 1 dog, the additional fee will be requested through the resolution center and you must approve before arrival. ⛺️ Per county rules, there is no camping or trailer/RV's. 🎤 No parties or large groups. Sound ordinance strongly enforced 10:00pm to 8:00 am. 🗻 In the winter months expect snow! Please do not book if you do not feel comfortable driving in snow or don’t have a snow appropriate vehicle. Always bring chains. We do not accept cancelations due to snow on the pass. We highly recommend purchasing travel insurance during the winter months. 🧯In the summer months, there is the potential of smoke due to the increase of forest fires. By booking, you understand the risk as we do not accept cancelations due to smoke (unless the area was under evacuation). Again, we highly recommend purchasing travel insurance during the months of at least August/September. ✳️ Due to the nature of vacation rentals with quick turn arounds and the remote location, some items listed may not be available. We work to remedy everything as quickly as possible, but there are times that something gets broken or goes missing and we are unable to replace on the spot. This is just a disclaimer and request for understanding if upon arrival, something is not exactly as listed. Chelan County STR Permit #000411 Guest access Guests have access to the whole house. Some closets or cabinets are locked. There is also river access just up the road open for use that's perfect for pulling tubes out after a river float. Other things to note 💚 Poss Pines is part of a very tight knit little community of families who live in the area year round. We want to be respectful of our neighbors so we are not open to large parties and ask that guests respect all quiet time rules and overall just be respectful of noise levels (sound travels out here!). We have cameras on our property for guest protection and our own.
