The space This home features an open concept Living Room, Dining Room & Kitchen with vaulted custom wood ceilings, recessed lighting, eye-catching light fixtures, & newly installed white quartz countertops. Features include a custom built Slate Gas Fireplace in the Living Room, large Live Edge Wood Dining Table for 8 plus additional seating for 4 at the oversized Kitchen Island & new Stainless Steel Kitchen Appliances. The kitchen is fully stocked with everything you need to prepare meals & drinks with a newly installed coffee bar. Sweeping, completely unobstructed views of mature evergreen trees from the Upper Deck with an Outdoor Dining Table for 8, Fire Pit with seating for 6 & Stainless Steel Grill. The home features TWO Master Bedrooms, both with King Beds. The Upper Master features direct access to the Upper Deck with an En Suite bathroom complete with Double Vanity, Jacuzzi Bathtub & Walk-In Rain Shower while the Lower Master features a Forest View with direct access to the Lower Deck & just steps away from the Spa. The Lower Level also features a Family Room with an additional oversized Sectional Sofa, a Wet Bar complete with beverage fridge, ice maker & prep sink. The Family Room features direct access to the Lower Deck with hanging Hammock Chairs & outdoor Spa for 4. In addition to the second Master, this level features 2 additional Guest Bedrooms (Queen size bed & Double Bunk Beds), a full Bathroom & Laundry Room. A newly completed 3rd / Bottom Level features an expansive Game Room with a regulation size Ping Pong table, Shuffle Board table with LED lighting, a Skeeball table & PacMan arcade game. The adjacent Media Room/5th Guest Bedroom features a retro Nintendo gaming console with an additional 3rd oversized Sectional Sofa (modular sections can be configured as an additional sleeping area) & an additional Full Bathroom. [Queen size Air Mattress & Twin Rollaway Bed With Memory Foam Mattress are avail for overflow sleeping arrangements]. Smarter than the average home, the Living Room, Family Room, Media Room & both Master Bedrooms feature Samsung 4K Smart TV's (Netflix, Prime Video, Hulu, & HBO Max), all Common Areas feature Amazon Echo Studio Premium Smart Speakers with access to the entire library of Amazon Premium Music, an Ecobee Smart Thermostat & Wyze Smart Lighting, Locks & Security System (cameras located outside only for safety, no interior cameras). The home also features a Tankless Water Heater so guests never run out of hot water & newly installed A/C. We do allow well-behaved pets for an additional fee of $100 per pet/per stay. If pets are allowed on furniture, guests must use our provided furniture covers or your own to protect furniture from damage or for potentially allergic future guests. Guests are responsible for removing all/excess dog hair from the home ahead of departure otherwise a further cleaning fee will be charged. Any damage caused by the pet will also incur additional fees to cover repairs or replacement. We ask all guests to please be respectful of our neighbors & to be mindful of loud music and/or noise especially after hours (including barking dogs). This is a residential neighborhood with many full-time residents. Excessive noise can result in a code enforcement infraction which puts us in jeopardy of losing our Short Term Rental license with the county. LAKE ACCESS UPDATE: Access to Lake Arrowhead trails has been restored for short-term renters. To gain access, you must provide a list of all names and email addresses of those who plan to access the lake, and we will submit that list to the ALA. You must visit the ALA office to sign a waiver and purchase wristbands that will give you access to the lake. In addition to accessing Lake Arrowhead, there are several other outdoor recreational options in the area, including many hiking trails & recreational activities such as Lake Gregory & the Lake Gregory Waterpark, Sky Park/Santa's Village, Heap's Peak Arboretum & many other easily accessible options on the mountain. RESERVATIONS: We have a 2-night minimum for all reservations except for holidays. Any reservation over a holiday period requires a 3-night minimum. CODE ENFORCEMENT: In order to operate with a Short Term Rental License, San Bernardino County has specific rules that must be adhered to at all times by any/all guests at the property. These rules are clearly explained in our Welcome Message, House Manual & House Rules. It is the guests responsibility to read this information thoroughly & distribute to all accompanying guests. Unfortunately some neighbors are simply looking for an infraction to occur & when so, report with photo evidence to SB County Short Term Rental Code Enforcement. If we are notified of a violation, the guests have 1 hour to remedy the violation or risk receiving another, second fine. Additionally we as operators are in jeopardy of losing our Short Term Rental Permit when a violation is reported. Guests assume all financial responsibility for these violations which range anywhere from $1,000-$5,000 per infraction. We ask that you please adhere to these rules as outlined particularly as they relate to parking, trash & noise. Guest access Full access except garage. This space is off limits for guests as it's storage for the home itself. If a guest absolutely needs access to the garage or in the event of an emergency, access can be granted. Other things to note Parking is limited to 3 vehicles as stipulated by SB County Code Enforcement. There are two side-by-side parking spots located directly in front of the garage & one perpendicular spot located directly in front of the house. There is no additional parking avail. If you park a 4th car at the property, we will be fined by SB County Code Enforcement & guests assume all financial responsibility for any violation fines. Improper disposal of Trash is an SB County Code Enforcement Violation & guests assume all financial responsibility for any violation fines. Excessive Loud Noise between the hours of 10p-7am is an SB County Short Term Rental Code Enforcement Violation & guests assume all financial responsibility for any violation fines. Exceeding the Occupancy limit of 12 is an SB County Short Term Rental Code Enforcement Violation & guests assume all financial responsibility for any violation fines.
