This apartment is part of a converted home divided into 3 living spaces but each of them has separate entrances, so things feel very private. This unit is on the second floor. You'll follow the stairs that lead up to the balcony and the entrance is there! PET INFORMATION: While we welcome pets in our homes, we do charge a flat fee to cover the extra cleaning costs and resources needed to ensure the removal of pet hair and dander to the best of our ability and that the space is thoroughly cleaned for future guests. We strive to offer a welcoming environment for everyone, including those with pets, and this fee helps us keep our properties in excellent condition. We kindly ask that pets be kept off of furniture, including beds. Any evidence of pets on furniture may result in additional fines. We allow a maximum of two (2) pets/service animals(DOGS ONLY), in our homes. All pets must be crate-trained and house-broken. We pride ourselves on impeccable cleanliness and this helps us maintain our standard for future travelers. LONG TERM STAYS: Please note that for reservations of 28 days or longer, the cleaning fee is increased to $150. This adjusted fee may not be automatically reflected in the total shown at checkout during the booking process. If applicable, it will be communicated and then added separately prior to your stay. House Rules By booking this property you have read, understood, and agreed to all these house rules and check-in instructions prior to arrival. Guests who fail to comply with rules may be evicted from the property without a refund.  Instant Booking: Locals MUST contact the host prior to instant booking. This is to prevent parties at our property. The building has a strict occupancy limit. Any group attempting to violate the community policies on occupancy limit or quiet hours will be removed immediately. There is a fine for house rule violations. Guest and Neighbor Conflict Procedure: We take the safety and comfort of our guests and neighbors seriously. If there is ever a conflict, complaint, or harassment involving guests and neighbors, we ask that the guest get in touch with us immediately. Please email us a detailed account of what happened, including the names and contact information of any witnesses. If needed, we’ll start an investigation and may reach out to the property owner, building manager, HOA, or even the police to help resolve the situation. If the guest or a member of their party is found to be at fault, ALL GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Excessive Messes/Parties: If guests are found to have left an excessive mess or had a party which results in extra cleaning, guests will be responsible for extra cleaning charges. In the unfortunate event of the disruptions affecting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Illegal Drugs: If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY. Quiet Hours: Quiet hours are observed between the hours of 9pm-7am. Please be mindful of noise levels and be respectful of neighbors. Checkout/Late Checkout Requests: Checkout is at 10AM. Unauthorized late check-out is a $50 fee. ALL late check-out requests must be submitted by 5pm the day before departure and are subject to availability. If not vacating on time leads to monetary losses for The Sanctuary Co., you will be billed for those as well. This includes guest refunds.  Keys/Parking Passes: This is a self-check-in property. You will be responsible for returning all keys and parking credentials. There will be a $50 fine for each item not returned. Additional Cleaning Fees: Our cleaning fee is based on a "Courteous guest." If you do not follow our check-out instructions, you may be fined an additional $75 cleaning fee. Stays over 28 days have a cleaning fee of $150 Long Term Stays: Please note that for reservations of 28 days or longer, the cleaning fee is increased to account for the additional time and effort required to thoroughly prepare the space after an extended stay. This adjusted fee may not be automatically reflected in the total shown at checkout during the booking process. If applicable, it will be communicated and then added separately prior to your stay. Please reach out through the booking platform with any questions. Damaged/Stained Laundry Items: Please treat our items respectfully. Guests are responsible for any stains that are not easily removable and may be charged for cleaning costs or replacement of damaged items.  Smoking/Vaping: Smoking and vaping are not permitted inside the property. Extra cleaning fees to remove odor and stains may be applied. This violation will incur a $200 per day fee.  Hostile Behavior: We reserve the right to refuse accommodation and/or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay with no refund at our discretion if you harass or verbally abuse our staff. Lost & Left Behind Items: We kindly ask all guests to ensure they take all personal belongings with them upon departure. Please note that we do not guarantee the ability to ship any items left behind after check-out. In cases where our team is able to assist, a service fee will apply in addition to shipping costs. However, this service is subject to availability and is not guaranteed. Mail/Package Deliveries: We do not allow guests to have mail or packages delivered to our properties due to potential shipping and handling issues. If you attempt to have something delivered, we will not be held responsible for its receipt or whereabouts at any time. Property Maintenance Requests: Understand that we are at the mercy of the property manager for most general “fix-it” requests. We ask that all our guests are patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the staff, but repair is dependent upon the maintenance team’s schedule.  Lease Violations: If your party receives a lease violation you will receive a $500 penalty.  Pet Rules * Pet Size/Breed Restrictions: We welcome all well-behaved dogs under 50 lbs.DOGS ONLY * Pet Number Limit: All pets must be listed on the reservation when booking. Guests are allowed to bring up to two pets/service animals. The pet fee is an additional $100 one time charge. Please inform us in advance if you are bringing more than one pet. There will be additional fines for undisclosed/unapproved pets.  * Furniture Policy: Pets are not allowed on any furniture, including beds, sofas, and chairs. Please plan to bring your own pet bedding. If your pet causes any damage and/or requires excessive cleaning due to shedding fur, urine/feces, or dirt/grass stains, you will be charged additional fines. If there is evidence of pet hair found on furniture there will be an additional $75 deep clean fee.  * Supervision Requirement: Pets should always be crated when left unattended inside the property. Please let us know if you need a pet sitter, and we can recommend local services. * Noise Control: To ensure a peaceful environment for all guests, please make sure your pet does not cause excessive noise. * Waste Management: Pets should be completely house trained. Please pick up after your pet and dispose of waste properly. Bags and a waste disposal area are provided in the yard at several Sanctuary Co. properties. Dogs should not urinate or defecate anywhere inside the property. In the event that your pet has left waste matter inside the property, you will be charged additional fines.  * Flea Treatment/Vaccination: Pets must be treated for fleas within fourteen days of arrival. Ensure your pet’s vaccinations are up-to-date. * Restricted Areas: Pets are not permitted in the bedrooms or on any of the furniture. By incorporating these rules, we can provide a comfortable and enjoyable stay for all guests while also protecting the property. Thank you for your understanding and cooperation The neighborhood is safe and eclectic. It's also less than a mile from State Street, which is the downtown strip of Bristol. This street straddles the line of TN & VA. The easiest way to get around is by car, but you could certainly walk downtown! It's less than a mile, or about 15 minutes at a leisurely pace.
