Bellwood Cottage is perfect for couples, families, or groups of friends looking to get away from it all in an private, idyllic setting. Great for all seasons and close to skiing (20-40 min from Plattekill, Belleayre, Hunter and Windham), hiking, fishing, swimming holes, restaurants and quaint towns. Walk to downtown Roxbury and Kirkside Park via the scenic rail trail. Close to all wedding venues - 4 miles to Roxbury Barn, 7 miles to Stone Tavern Farm, 4 miles to The Inn at West Settlement. The space Long private drive leads to the cottage, which sits on 3.5 acres, with a large lawn in front and on the side, and wooded trails behind. The cottage has recently been updated to inspire both relaxation and adventure - cozy, inviting, and nothing too fussy. Everything has been chosen with a combination of the Catskills and a vintage Americana aesthetic in mind. New gas grill on large deck and fire pit nestled in yard below. The kitchen has been completely redone, with subway tile, farmhouse sink, new oven, and butcher-block countertops (note - no dishwasher). The house is small enough for a couple/ small family, but can accommodate bigger families or groups of friends, with a dining area, 3 living spaces (one a new sunroom with full wood paneling and another surrounding a cozy gas fireplace), a large deck with a farmhouse table (also perfect for yoga - mats provided!), and a large yard. There are 3 private bedrooms with full or queen beds and 1 pull-out couch in the sunroom living space. You'll also have all the comforts of home with flat Roku TV, high speed wifi, and bluetooth stereo. As the last house on a dead end road, the property is secluded, but also convenient to the Town of Roxbury, accessible via car or walking the rail trail right in front of the house. Guest access Guests will have access to the full house, deck and property, including ~1 acre of lawn and ~3 acres of wooded land. Hike behind the house and make a day of walking or snowshoeing the snowmobile trails, or walk the rail trail to have breakfast in town or visit Kirkside Park (14 acre historic site and park). Other things to note The cottage is pet-friendly as long as you're pre approved and responsible. For those with young kids, there are child-proof locks on kitchen cabinets and a gate at the top of the stairs. Note, security camera is installed on exterior of house facing driveway. It is controlled remotely and is disabled during times that guests have booked the cottage. Being in the woods means you may encounter wildlife and insects—it’s all part of the natural beauty here. Occasionally, small critters like mice may try to find their way inside, but we take proactive measures to keep them out. Some guests prefer traps, while others don’t; if traps are set, they’re discreetly placed. As for bugs, they are a part of outdoor life—bug spray is recommended from spring through fall, and ticks are present year-round, so always check after spending time outside. If you’re bringing a pet, please ensure they are on a preventative treatment. Weather here can be unpredictable, with snow, ice, rain, and mud. We do our best to keep paths clear, but nature sometimes has its own plans. Rock salt helps in winter, but in extreme cold, ice can refreeze. The driveway is plowed after 3-5 inches of snow, but timing depends on road conditions and the plow schedule. AWD vehicles are strongly recommended for our region.
