Please read our house rules before booking and share them with your travel companions. 1300+ sqft third floor flat with private entrance in one of this neighborhood's historic homes. (no elevator) Experience an American neighborhood fit for the movies. Within and easy commute to popular attractions. Niagara Falls, Delaware Park, Museums, Art Galleries, Waterfront, Bills Games, Restaurants/Bars, hiking, and more, with the loft as home base! Vaulted ceiling with 15! peaks will give you room to breathe in one of the few rentals that have been registered and inspected by the City of Buffalo. Safety is our priority! Keyless entry (electronic locks) make check-in a breeze. A completely renovated apartment with in-Unit laundry and a kitchen stocked with all the cooking/baking basics will make eating-in a treat. A huge dining table, bar seating, plenty of places to lounge. Not only does this space just sleep 6, it also provides everything you need to cook for and hang out with more than 6. We haven't skimped! When you arrive, you will be greeted with snacks and supplies you'll not find anywhere else. We've gone beyond simply providing shampoo, conditioner, and bodywash. You'll find sunscreen, shaving cream, hair products, lotions, facewash, and more. In the kitchen, you'll have a basket of treats, organic whole bean coffee and all the tools you need to make whatever coffee creation suits your fancy. This kitchen isn't just pretty, it's stocked with everything you'll need to make a gourmet meal. A list of only some of what you'll have for your enjoyment: - Organic whole bean coffee and a coffee grinder. - Electric temperature control hot water kettle - Selection of teas and teasans - Dishes & Utensils - White and red wine glasses - Champaign flutes - Water goblets and glasses - Coffes Mugs - Dishwasher - Microwave - Oven - Refrigerator - Stove - Toaster - Ironing board and iron - Hair Dryer - Towels - Pantry and fridge stocked with most commonly used items. (Condiments, spices, oils, etc.) - Cleaning products, mops, vacuum, etc. - stroller, high chair, and baby bath seat (with baby bodywash and lotion) - Plenty of closet space with hangers. - Board games, reading material, DVDs - Kids art corner with a kid sized table and seating. - Guest Netflix account Things to note: - We do not rent to locals - This is a 3rd floor apartment. You must climb two flights of stairs. There is no elevator. - Please make sure you are comfortable with our house rules before requesting to book. - Be sure to share the house rules with all members of your group. - The individual making the reservation must be present during the entire duration of the stay. - We have a no pet policy due to allergies and a real fear of animals among certain members of my family. There is a shared hallway leading to and from your unit and ours where we may bump into you on our way in and out. - This old house is a work in progress. There is evidence of this work *outside* of the apartment. We will not disrupt your stay with construction if it can be avoided. The entire apartment is your private space. You don't have to share a thing so make yourself at home! We offer off-street parking and if backing out of a long driveway is not something you're comfortable with, there is always ample street parking. We are a social bunch and would love to learn more about you and help you make your stay as enjoyable as possible. We live in the unit below so are close by if you need anything. We do, however, respect those who would like to spend some quiet time alone (we feel like that too sometimes!). We're located on the best tree lined street in historic Parkside. Our neighborhood is a destination in and of itself. A time warp where you'll see kids running around until the street lights come on or the dinner bell is rung. We are only a few houses away from the Darwin Martin Complex and the Church of the Good Sheppard (where the annual garden walk and tour of homes starts). We're under a five minute walk from the Buffalo Zoo and Delaware Park where you can jog, bike, roller blade, golf, cross country ski, take the kids to the playground or just have a quiet picnic. In addition to the Tour of Homes and Garden Walk, the Parkside Community Association also holds a number of events throughout the year which include outings like "Movies in the Meadow" where you can take a lawn chair, blanket, and some food and enjoy a free movie under the stars! We're on a bus line and a 10 minute walk to the subway station which gives you easy access to Buffalo's theater district, Canalside, and harbor center. Watch a Bisons ball game, catch a Sabres game downtown, or a Bills game only 30 minutes south of here. The expressway is just a couple of blocks away, so hop in your car, and in a matter of minutes you're at the interactive Buffalo Museum of Science (20 min by bike), Albright-Knox and Birchfield Penny art galleries (10 minutes by bike), Buffalo and Erie County Historical Society (10 minutes by bike), and the shops and restaurants on the Elmwood Strip and Hertel Avenue., as well as the Canadian border. In 15 minutes (by car) you'll find yourself at the Galleria Mall, and within 30 you can be skiing, sledding, looking over the wondrous Niagara Falls, trying your luck at the casino or just catching one of their shows, tasting wines at the many area wineries, or picking your own apples/pumpkins/berries (when in season) The bus line and subway are minutes away. Buffalo is also very bicycle friendly and you can access much of what it has to offer this way. By car, you'll be anywhere you want to go in 30 minutes or less. Location, location, location. You'll fall in love with our quiet, family centered, neighborhood. Clean! I personally ensure that the space is the cleanest that you've stayed. A toilet that simply looks clean is not good enough. Below is a list of things that are thoroughly cleaned before your arrival. The Entire Apartment: - All floors are vacuumed and mopped (including under furniture and inside closets). - All glass surfaces and mirrors are cleaned. - All rugs are vacuumed. - All surfaces are dusted. Bathroom: - The inside and outside of the toilet, the tub, the sinks, and soap dispensers are all cleaned and sanitized. - All towels are washed in hot water. - Bath mat is washed after each guest. Bedrooms: - All sheets, pillowcases, and duvet covers are laundered after each guest. - All surfaces are dusted and cleaned. Kitchen: - Counters, appliances, sink, faucet and dishes are cleaned and sanitized - Cabinet fronts and shelves are all cleaned.
