Professional Standards: This property is pet- and smoke-free. We maintain a quiet neighborhood policy (10 PM – 7 AM) to ensure a peaceful environment for all. Guest access Exclusive Use of Villa II You have exclusive, private access to the entire 1,400 sq. ft. Villa II. This home is a completely independent dwelling with its own private entrance. While the property consists of two attached villas (Villa I and Villa II), there is no internal access between the two, ensuring your total privacy during your stay. Parking & Ease of Access One of the rare benefits of this hilltop estate is the abundant parking. You have access to off-street driveway parking directly at your door, plus free street parking for additional vehicles or guests. The garages are reserved for owner storage and property maintenance. Shared Outdoor Spaces The professionally landscaped rear "orchard" gardens are a shared amenity for all residents of the estate. We invite you to enjoy the tropical surroundings, citrus trees, and valley views. Please note that for insurance and maintenance reasons, the hot tub and the large side yard are reserved exclusively for the residents of Villa I. Other things to note Residential Occupancy & Compliance In accordance with local residential standards, we exclusively host stays of 31 nights or longer. This residential status exempts your stay from the local Transient Occupancy Tax (Hotel Tax), providing significant savings for long-term guests. Mandatory Residential Agreement We require all guests to sign a formal residential rental agreement before or upon arrival. This document ensures clarity for both parties and protects the integrity of your stay. Additionally, we require a government-issued photo ID for every adult occupant to satisfy our insurance and security requirements. Occupancy Standards We base our rates on the total number of occupants. Our insurance provider requires a complete list of all guests residing on the property, including children and infants. To maintain the safety and security of our estate, we limit access to the registered guests listed on your agreement. We do not permit unauthorized overnight guests or external gatherings. If you expect a daytime visitor, please coordinate with us in advance. Maintaining these standards protects our insurance coverage and prevents unauthorized use of the property. Utilities & Service Caps Your monthly rate includes high-speed Wi-Fi (verified 400+ Mbps), water, trash, and professional landscaping. We provide a $300 monthly credit toward Gas and Electricity (PG&E). We bill any usage exceeding this amount to the guest via the platform's resolution center. We encourage mindful energy use to maintain this generous cap. Property Conduct & Neighborhood Standards We follow a "Good Neighbor" policy to respect our community's quiet enjoyment. Quiet Hours: Please observe silence from 10 p.m. to 7 a.m. Noise: We do not permit music, bands, or amplified voices outside. Any indoor audio must remain inaudible from the exterior. Prohibited Uses: We strictly prohibit parties, events, gatherings, or weddings. Smoking & Pets: We maintain a strictly smoke-free environment. Parking Guests have access to abundant free street parking directly in front of the Villas. We ask that you avoid red zones, driveways, and sidewalks to maintain neighborhood safety. Climate & Preparation Castro Valley offers a unique microclimate. Expect daytime temperatures between 70°F and 90°F from April through October. Nighttime temperatures often drop significantly as fog rolls over the hills. We recommend dressing in layers to accommodate these 20-degree swings. Departure Guidelines On your final day, we ask that you: Place used towels in the laundry room. Secure all trash in the exterior bins. Start a final cycle in the dishwasher. Leave bedding on the beds; our staff handles all sanitization and laundering. The cleaning fee covers a professional deep-clean of the home. It does not cover excessive trash removal, clearing away unwanted furniture/items, or washing dirty glassware and dishes.
