The bedroom offers a cozy queen-size bed with a memory foam topper and a variety of pillows so you can find your perfect night’s sleep. Traveling with a friend or family member? Just let me know-i’m happy to provide instructions for using the full-size pull-out sofa bed in the living room. This space is thoughtfully set up for working remotely, you can enjoy a dedicated work desk or set up at the dining table with a peaceful window view of the trees. High-speed WiFi (up to 1.2 Gbps) ensures a seamless connection, and I provide multiple charging stations, USB ports, and a laptop/monitor stand for your convenience. The living room is perfect for unwinding, with a 50” Smart Roku TV offering Xfinity cable (220+ channels), and Netflix. The bedroom also includes a 32” Smart TV with the same entertainment options, so you can relax wherever you feel most comfortable. You’ll find a well-equipped kitchenette stocked with everything you need for simple meals and snacks, including a Cuisinart double burner, air fryer/toaster oven, microwave, full-size refrigerator, and multiple coffee options—Keurig (with complimentary Keurig coffee and tea), drip coffee maker, French press, and an electric kettle. Filtered Brita water is also provided. I’ve added thoughtful touches throughout your stay, including complimentary natural/organic shampoo, conditioner and body wash. A hairdryer and magnifying vanity mirror are available, along with extra linens, 2 luggage racks, iron/ironing board, clothes drying rack, tower fan/heater, vacuum cleaner and more to make you feel right at home. Please note: this is an older home, owner reside upstairs with two small rescue service dogs . You may occasionally hear light footsteps or brief barking during deliveries or when guests arrive to the home. Owner is always mindful of noise and keep things as quiet as possible to ensure a comfortable stay. Whether you’re visiting for work or need a getaway, this space offers comfort, convenience, and a welcoming atmosphere in a beautiful setting. I look forward to hosting you! Other things to note The Master renter must sign a written agreement prior to their arrival. *ALL GUESTS must adhere to all of the house rules* The unit is located on ground level. The owner reside in the upstairs portion of the property along with 2 small (10lb and 18 lb) dogs. We have a NO PET POLICY- Due to safety and health concerns I can not allow any other "Service or Emotional support animals". One of the dogs has PTSD and anxiety with special needs and is very sensitive to other animals being in the home. Therefore, no animals are allowed in the home. Please do not try to sneak in your pets! ($100 Pet fee will apply per night) Plus cleaning/fees for any damages. This is an older home, typical of many residences in San Francisco. Some level of noise is unavoidable. Noise levels are kept down to a minimum between 10 pm-10am. Maximum of 2 people are allowed in the 1 bedroom unit and those occupants must be the names of the renters listed on the written agreement. This does not mean you can bring another guest(s) into our home that is not listed on the written agreement if the initial guest(s) decides to depart earlier than the check-out date. (Any changes in guests must have prior approval at the time of booking) Please let me know if you expect any visitors during your stay. ANY UNEXPECTED or OVERNIGHT GUESTS/VISITORS past midnight are subject to $100 per person per day and will be asked to leave the premises. Due to recent unannounced guests & visitors, there are surveillance cameras located outside the home to monitor our home for our safety and for the safety of all guests. The home is located in a safe neighborhood but always remember to lock the front door (does not automatically lock) and close and lock the front window prior to leaving the home. Please Note: While using the WASHER/Dryer (DO NOT WASH UNATTENDED, leaving the home while the washer is running) Uneven laundry loads will cause the washer to shake uncontrollably and make loud banging noises. This will cause the washer to break or become damaged. Guests are responsible for the cost of any repairs. The laundry machine is checked for working conditions prior to guests' arrival. If you wash the WHITE towels please wash whites together as we like our white towels white :) We only supply laundry detergent for stays 7 days or more. (Please only use laundry detergent in the washer) Parking: There is free parking in front of the home. Please let me know if you will have a car so I can send you parking instructions. *There is street cleaning every 2nd & 4th Wednesday and Thursday from 12 pm-2 pm *No parking during those days and times you will receive a parking ticket/fine * Note: Park at your own risk -Airbnb host is not responsible for any damages to our guests' cars, including theft, break-ins, towed vehicles, and or parking tickets. * When considering renting or having a car in San Francisco please beware of car break-ins (smash and grabs). Parking in San Francisco is always a risk (Please DO NOT leave valuables in the car) Lock your doors.
