There is a large open plan dining area, a lounge room, games room, a well-proportioned and well equipped kitchen, three double bedrooms, one with its own shower room, and a cosy bedroom with a bunk bed that doubles as a work space. There is a comfortable travel cot available for use as well. The family bathroom boasts a walk-in shower, WC and luxurious stand-alone bath. A second shower room and WC is located downstairs. So in all there are three bathrooms. Guests can entertain themselves in either the games room upstairs, tv lounge downstairs or seating area in the dining room. The games room offers a large TV, seating area with sofa bed, table football and a selection of board games. The spacious lounge downstairs has comfortable seating, television and also its own kitchenette. There is the option use a double tri-fold floor mattress downstairs. There are stunning views across the adjacent farmland from the lounge with access to the enclosure and back garden area. In addition, there is a small seating area in the dining area with wall mounted television. Within the large south-facing garden there is a picnic area with deckchairs and a secure enclosure for children and dogs, since the whole site doesn't have fully dog proof fencing. There are further wooded garden areas to the side and back of the property. Off-road parking accommodates up to 5 cars. Guest access Muir of Ord is approximately half a mile away. It has a train station, small supermarket, bakery, two pubs, a petrol station, library and several cafes. There is a large Tesco in Dingwall and a medium sized Co-Op in Beauly (both about 10 minutes drive away). A bus route between Dingwall and Inverness passes the house. From Muir of Ord station guests can travel to The Highland capital of Inverness, the stunning west coast of Scotland or north-east to places like Tain, Dornoch and Golspie. There is also the Chapleton Horse Riding Centre nearby. It would be worth booking in advance if this interests you. Other things to note You'll notice that there are two listings for this property. During the summer months we offer the whole house for let. Pets Guests can bring upto two well-behaved dogs by agreement. They must stay downstairs and not be left unattended at the property. There is an extra charge for pets. Please do not book if your dogs are not used to sleeping downstairs on their own. When in the garden, please make sure they are on a lead or within the enclosure as there are farm animals in the adjacent fields. Technology The house has high speed fibre wifi internet accessible throughout the whole house. Speeds are usually above 50mb. There is a 32 inch Toshiba smart tv downstairs and a Panasonic Viera 42 inch tv with Amazon Fire stick upstairs. There is no tv aerial but live tv and catch-up can be accessed through various apps on both televisions. Freeview apps are set up on each device. An Amazon Alexa device is in the kitchen. Guests can use their prime account to access Amazon music. Covid 19 We've signed up to the enhanced clean protocol on Airbnb. Hand sanitiser is provided throughout the house. Sustainability Here at Highfield House we are very keen to embrace an eco-friendly philosophy. The property is heated through an air sourced heat pump, which keeps it cosy throughout the Scottish winters. The hot water is also heated using the heat pump, using 100% renewable electricity. We also have a heat composting bin in the garden for all food waste. This produces compost much quicker than a standard compost bin. You can put any food waste in here and a food caddy is provided in the kitchen. We're very conscious about re-cycling here. Items to be re-cycled include plastics, cans, tins, paper and cardboard, but not glass. I take the glass bottles to the bottle bank after each stay. We try to use environmentally friendly products within the house for some of the cleaning and washing activities. Buying food and drink products locally is also something that we encourage (plus it’s very tasty!), please speak to your host for recommendations. Registration Details HI-20278-F
