This condo is fully furnished and offers a seamless flow from the living space to the private 200 sf balcony with glass railings and large windows, creating a fusion between indoor and outdoor entertaining areas. You will enjoy the resort-level amenities such as gated entry, EV charging, two stunning pools, hot tub, grills, firepits, lush landscaping, and starter toiletries. The resort amenities will not only give you that wow factor but give you that high-end pampering you deserve after a long workday. The space is located on the top floor of a mid-rise luxury condominium with a unique style that reflects a mixture of coastal, boho, and mid-century modern design. Two elevators are provided to help access the 4th floor without the hassle of stairs. Available parking includes two unmarked and "uncovered" spaces on first come first serve basis. The master bedroom has one king bed, Tuft and Needle mattress, large walk-in closet and upscale private bathroom suite. The guest bedroom has one queen bed, Tuft and Needle mattress, a dedicated workspace, and extra monitor with HDMI cable. Each of the rooms are equipped with 43 inch Roku TVs with access to your favorite entertainment apps. The living room has sleeper sofa (memory foam mattress), electric fireplace, and a 55 inch Samsung TV with access to your favorite apps as well. We invested in a mesh wifi system to provide our guests with a premium fiber internet connection. Typical speed tests show OVER 300 Mbps and 90 Mbps for download and upload speeds, respectively. We have a stacked washer and dryer as well as a fully stocked kitchen for your cooking needs. We provide a toaster and Ninja premium blender in the kitchen as well. Propane/EGG charcoal grills are located in the pool area to use during your stay. Lakeside living includes sharing the outdoors with its wildlife. That includes lake BUGS, turtles, birds, and other reptiles. Since our patio is open, we do get lake BUGS that enjoy our patio as well. Please make a request if you plan to use the grills/fire pits at least one (1) working (M-F) day prior to check-in to communicate this request to the HOA maintenance team. This will help ensure the grills/fire pits are available for use. The Shoreline is a premiere luxury mid-rise condominium located at the south shore of Lake Conroe. Nestled on the lake within the Waterpoint Marina, this exclusive property features stunning lake views, resort-style amenities, and close proximity to numerous retail and dining options. A half mile boardwalk meanders along the shore and connects the property to a 1st Class Marina, multiple lakeside dining destinations, Starbucks, salons, retail shopping, yoga studio and more. This feature is what makes the Shoreline Condominiums the ONLY pedestrian friendly, upscale, waterfront residence on Lake Conroe! All other stays on Lake Conroe require driving to find local "hot spot" restaurants. The Marina does not allow public fishing along the boardwalk or docks. However, please review the online house guidebook for recommendations for many lake activities. Lake Conroe waterfront homes have a little bit of everything. Water sports fans come for the skiing, boating, and swimming, while fishers come out for the great catches. Hikers and campers head to the north end of the lake for the serene expanse of the Sam Houston National Forest. The Shoreline Condominiums are located in the Waterpoint Marina and shopping center. It is a walkable and pedestrian friendly center with many retail shops, services, and restaurants. Our guests will have access to a gated parking lot with a private garage. Our unit is located on the top floor of mid-rise condominium with access via two elevators and smart-lock guest entry. By booking this reservation, you agree to the additional policies, terms, and conditions below: The Shoreline Condominium building is a quiet family-oriented building - it is not meant for party-style gatherings. Each of the TVs do not include cable television. However, there are free apps available as well as access to sign into your favorite streaming services. The main living room TV includes FREE Samsung TV plus with access to over 200 channels. Please remember to sign out of your private streaming services after use or utilize guest mode on the smart TVs. UPDATE: 9/15/23: There are two unassigned "uncovered" parking spots available on first come first serve basis within the gated parking lot. Therefore, we only allow two (2) vehicles per reservation in our gated parking area. There is extra parking located in the Marina parking lot and not guaranteed. The HOA recently updated their laws to provide "covered" parking to full-time residents only. This is a quiet neighborhood with full time residents, please be respectful of neighbors and moderate noise hours (9pm - 8am), security will be called on noise complaints. We do have a RING FRONT DOORBELL and an exterior patio MINUT sensor that monitors noise decibel levels while keeping quest's privacy safe. Arriving by boat is an option to dock at the premier Waterpoint Marina. Please coordinate your docking needs directly with the Marina. Lakeside living includes sharing the outdoors with its wildlife. Take a look at our house manual as there is a section on these little harmless guys. At this time, our two saltwater pools are not heated. During the winter months, it is recommended to turn on the hot tub timer 45 minutes prior to using to help get the temperature ready. There is a nearby timer switch located on the building near the hot tub. Our condo HOA maintains the grills/fire pits and may or may not be available for use at the time of check-in. Generally, they are available and are in working condition. If you plan to use the grill during your stay, a request must be made at least one (1) working (M-F) day prior to check-in to communicate this request to the HOA maintenance team. This will help the maintenance team ensure the grills/fire pits are in working order. Ultimately, the use and availability of these amenities is outside your host's control. No permanent Residence. You agree that your use of the condo is on a temporary and transient basis only; that you may not use the property as a permanent residence; and that your permanent residence is and will remain elsewhere than at our condo. We sanitize all high-touch surfaces between guests with an electrostatic sanitizer with Odoban, disinfectant. Please note that we charge an additional fee of $15 per person per night over 4 guests and have an absolute maximum occupancy of 6.
