Pre-Approved pets OK 125$ NRPF The space Guests enjoy our entire Two-Story Modern Beach Retreat House. Spacious and renovated, there are 3 bedroom, 2.5 Baths, 2 Living-rooms, Library wall, Full Kitchen w/SS appliances, Cathedral Ceilings and a 1st floor Kitchenette/bar. Complimentary W/D. The attached garage is fully beach-gear-stocked, including 3 adult beach cruisers and scooters/bikes for ages 3-12 that guests can borrow (at their own risk & at no charge). There is 1 inside parking stall area with garage door remote. Outside there is an expanded 1000 sq wrap-around Trex Deck on the upper floor with Gulf views & garden boxes. Lounge chairs for tanning & watching sunsets. There is also casual seating & a glass table that seats 4. There is a screened in porch below that includes a 5 ft. white wicker loveseat swing, ceiling lighting and outdoor fans. Enjoy a relaxing dinner at the slate dinner table that seats 6+. This area looks out to the large tropical yard that is fully enclosed with a 7’ privacy fencing and can be accessed via the 1st floor atrium back door, or through the exterior screen door in the gas grill BBQ area. There is a side gate w/ driveway access and a side door that opens into the garage as well. A solar lit staircase with hand railing provides exterior access from the upper deck down to backyard. There is a safety gate on the upper deck. The backyard has a bricked seating area with a 4’ gas fire pit, a putting green area, a balance beam, a round tree swing and a built in sandbox. The upper floor of the house has a huge master bedroom suite (23x19 new drywall, paint & crown molding) w/ large private bathroom, walk in shower w/built in bench & a separate luxury soaking tub with skylight. The MBS also has its own private entry from outside. It’s adjacent to large open-plan Grand Living Room that includes an additional extra sitting/play area with lay-down couch and built in library wall. There is also an office wall with desk, monitor and printer. Enjoy a well stocked Kitchen. Renovations included the addition of custom original Chicago tin ceiling panels up the breakfast bar side. The vaulted 16’ cathedral ceilings & large picture windows on both the Gulf & Bay sides of the house make for a large lovely, open & sun-drenched space during the day with wooden blinds that can also be closed for complete privacy. A set of French doors just beyond the office area open up to a separate private front deck that’s covered. Enjoy your morning coffee or a glass of evening wine sitting in the large comfortable reading/relaxing wicker chairs that look out to the Gulf. The Ground floor has 2 bedrooms and a full Bathroom directly off a second TV/media room. There is a kitchenette on one side with a microwave, toaster, and mini-fridge w/freezer conveniently located under the counter/bar. A wide breakfast hall with a table for two leads to an exterior door with direct access to the screened in porch, backyard and Grilling area. The bath is newly renovated, modern, and well stocked- including 100% cotton towels. Both bedrooms have newly tiled floors, new drywall, fresh paint and new ceiling light/fan fixtures with remote controls. The house is architecturally laid out well, fully furnished & comfortable. Samsung 4K Smart TVs, Direct TV, DVD players & there is complimentary hi-speed satellite WiFi on both floors and in the Master bedroom. Private keyless entries on each floor. If you’d like to dip your toes in the sand & swim with the fish - grab beach towels from above the W/D cabinets, chairs, and umbrella, gear from garage.. and head out the front door. The signed brick path and sidewalk lead straight to the boardwalk & BEACH. It’s so close that you can hear the surf laying in bed at night. *The beach has lifeguards on duty daily until 5pm Guest access Coffee k-cups for a couple days, typically a couple bottled waters in each fridge, tea, condiments, cooking spices, and a complimentary basket of snacks is made available: you can make grits or oatmeal, grab a protein bar, pack a snack to eat on the go. The main Full kitchen is located on the 2nd Floor. The 1st floor kitchenette conveniently has its own small fridge/freezer, a Kurieg, convection oven, a toaster, & a microwave. There is also a full sink w/garage disposal by the washer & dryer on the 1st floor as well. By all means gather around the gas fire pit in the evening- kick back and relax. The gas grill is also available for guests to use- the grilling utensils & grates are inside the garage hanging. Please Wash & return them, and please clean off the grates and put the cover back on after it cools off. Guests who leave the gas/ propane tank on will incur an extra 50$ charge to refill it. Private lower screened in porch is located outside the 1st floor area. It has its own entry door and also opens out to the back yard. Smoking is allowed ONLY in designated areas, and ashtrays are provided. They can be used OUTSIDE on the front porch, in the back screened porch, by the fire pit, and on the upper back wrap around deck tables. The ashtrays are usually kept outside in the kitchen sink area if they are not set out. Please empty and clean them out before you leave. There will be an extra 25$ charge for each dirty ashtray left, 75$ for butts that are not thrown out properly and 250$ will be taken from your security deposit for Vaping or Smoking inside of the house anywhere at any time. Kerosene candles are provided in many areas outside for guests to light. Make sure they are fully blown out and DO NOT leave them lit unattended at any time. Pet friendly - upon owner PRE- approval & agreement. There is non-refundable 150$ pet fee. There is a great list of dog friendly parks, beaches and Costal areas that you can bring your pup to & they can enjoy the vacation too! Restaurants are also listed if nearby. Walking distance to AJs Oyster Bar, 5-Star Old Bay Steamer restaurant, The Gulf (A newer restaurant that is made of all shipping containers— it’s a fantastic wedding shower, wedding rehearsal dinners, there’s a pretty cool gift shop- it’s new and it’s extremely architectural). Asiago Skillet- a local favorite with delicious brunch — unusual & convenient hours for the area, a no fail pleaser & we love them, open 4am to noon daily. Nearby is also Adventure zone, a frozen yogurt shop, an ice cream shop, Rockin Tacos, the Fishing Pier and the National Sea Shore Mini Golf .. all within 2 miles of the house. Over the bridge to the west is Props Brewery, Fokkers, KCs Sand Bar, live music, Cowhead, Ali’s Bistro, Magnolias, The Boardroom, the original downtown Theater that’s 5$ and shows 1- 7pm daily (they serve food, wine & beer) and Liquid Surf w/ paddle board and canoe rentals. You can also enjoy the Bay behind the house or go see Crab Island. Sunset dolphin boat tours as well as scuba diving, snorkeling trips and jet ski rentals can be scheduled though Sea Blaster Tours. They also have deep sea fishing available and most places filet the fish that you catch. Bc🌴😉🔝 here are multiple restaurants that will cook your fresh caught fish for you too! (Sealand Restaurant would be One of my top recommendations). There are pontoon rentals (look for or ask us for other recommendations and/or coupons..). TripShock is the local discount Activity Site, along with Groupon— both have fairly good specials listed at various times of the year. There are multiple PGA Golf Courses & amazing Spas (Emerald Grand, Hilton Sandestin, Bella’s, Merle Norman in Niceville) all over the area, most are 3- 15 miles away. Baytown Wharf, Seaside & 30A are also not only fantastic, romantic date areas with the really cool thing to do in the evenings: They also have fireworks, outdoor free evening movies April through Sept, zip lines, climbing walls, boardwalks, carousels-and other things for both adults & kids of different various ages to do. Complementary/free activities are offered every single night at various locations throughout the Emerald Coast area all year around for just couples and also for families. Whether it be fireworks, magic shows, homemade Spanish Paella, or one of the many movie nights where you can set up a blanket and bring a picnic basket filled with everyone’s favorite snacks.... treat yourselves to artisans cheeses from whole foods or fresh market- grab some crackers & relax along with & bottle/glass of wine or some local craft beer. Check out Baytowne Wharf and The Harbor Walk. For guests we also have bocce ball, sprinkler balls for the kids in the back yard, frisbees, free weights, tennis rackets & yoga mats that are available at the house. Parking for vehicles is available on site at no additional charge. There is 1 garage spot open. We ask you take that spot first; there is a remote opener available for you to use during your stay - please return it to the counter prior to your departure. Thank you! There are also bikes that guests of all ages can borrow, pls use the provided bike lock if you park them and leave them unattended. You will be charged the repair and or replacement cost if you do not return them, or bring them back broken. By removing them from the garage to use, you accept all responsibility for an injury you may incur while they are in your personal possession. You agree to rinse the salt water residue & any sand off prior to returning them for the next guests to enjoy. Other things to note The property is situated across from Emerald Grande Access 7. Walk across the boulevard & follow the sidewalk 2-3 mins to the beach. Your can see the ocean from the house deck, and you can hear the waves from your window..... A few of the MANY benefits of renting a house is that you will have a fully fenced large ba cvcfffffff F ckyard. Another is we typically allow guests traveling with their dogs to stay, if we can — and WITH PRIOR approval. Our cleaning crew does an amazing job inside. All air filters are replaced after each pet/guest depart, there is a UV lighting system installed & portable commercial grade Ozone cleaner is used in each of the rooms. Guest are expected to clean up all excrement after their pups outside, and bags are provided. , The yard has nostalgic park toys_ such as an original Bethlehem Steel seahorse on a spring, there is a tree swing & a sandbox for kids to play in. There is a gas grill & seating around the fire pit where guests can hang out in the evenings as well. Propane is provided. You have the convenience of walking out the front doors (and in less than the distance of a football field) you will be on the sandy Emerald Coast National Gulf Shores Beach. We typically have everything you need to take to the beach (towels wagons a tent & umbrellas chairs skim boards sunscreen coolers & kids sand toys. There’s a wagon and a cart.. If you’d rather, you can choose to take advantage of the chair and umbrella rental service that’s available for $15/day most of the year as well. When you’re finished for the day or if you want to run back for a break or a bite, you also have the luxury of returning to the seclusion of your “home away from home”; a private 2700 sq foot residence with a full kitchen, side bar serving counter & backyard.
