Guest access ★☆ ★☆ Important Notes:☆★☆★ • Our quiet retreat is located in a secured, gated community. Rental contract and full guest info required before arrival. • Maximum occupancy: 13 (including infants and children). Up to 5 cars permitted. • No outside guests or parties. All Hideout and house rules strictly enforced. Amenities may vary. ★☆ Pet Policy ☆★ • NO PETS. Service Animals & ESAs (Emotional Support Animals) Service dogs as defined by the ADA are welcome. These are dogs individually trained to perform tasks for people with disabilities. Under federal and Pennsylvania law, they are permitted in all public spaces, including this listing. Please note: • You are not required to show certification, but the dog must be under control at all times. • We may ask if the dog is required due to a disability and what task it has been trained to perform (as allowed by law). Emotional Support Animals (ESAs) are not covered by the ADA for public access. While ESAs are protected under the Fair Housing Act, they are not automatically allowed in short-term vacation rentals like Airbnb unless permitted by the host. Unfortunately, we are not able to accommodate ESAs. Thank you for your understanding and cooperation! The wonderful communal facilities, including ski hill, golf course, pool, beach, restaurants, art studio, tennis, pickleball, gym and many more are available for guest use. Each guest requires an ID issued by the community to use the facilities. Use of all community facilities is pursuant to the rules, regulations, guidelines, fees and availability established by The Hideout POA. To borrow our motorboat, we require a valid NASBLA Boater Safety Certificate, signing additional waivers and a conversation with the owner about your boating experience. Use of the motorboat is entirely at Owners' sole discretion and is not a paid amenity or rental. This home is located within a gated community. Registration is required 3 days prior to arrival date. An email address must be provided so Rental Manager can send the registration form. This is a community requirement and not within control of the homeowner. Community will impose a $100.00 rush fee if this step is not completed in time. All drivers must stop at the main gate for gate passes. All drivers must show a valid drivers license and valid vehicle registration for entry into community. There are no exceptions. No discounts or refunds will be given if any guest is denied access to the community due to not having these forms upon arrival. Garbage must be removed from the property at check out. There is a local trash facility - please see documents at the house for location and hours. Other things to note Due to Town of Salem restrictions, we can only accommodate 13 registered guests. Please note the name and address of each guest is required not later than 48 hours prior to reservation for gate registration. A form will be sent to the email of the primary renter, who must be 25 or older, for completion. All drivers must show a valid drivers license and valid vehicle registration upon check in. There are no exceptions to this community requirement. There is a central trash facility for all owners and guests to use located within a 2 minute drive from the house. Trash is not picked up at the house and cannot be left at the house upon departure. Community can close any amenity at their discretion, including lake usage. Homeowner is not responsible for this and will not offer discounts or refunds for any closure, including weather related closures. A Community Access Fee is part of the total price of your stay. A $500.00 security deposit is waived for AirCover stays; otherwise a hold on a credit card will be placed until no damages are confirmed after check out. To use the motorboat you must have a valid Pennsylvania (or other state's) NASBLA Boater Safety Certificate, sign additional waivers and have a conversation about your boating experience with the owner. *Outdoor camera disclosure: for the safety and security of our guests and the property, cameras monitor all exterior areas of the property including but not limited to the driveway, stairs and dock. Video and audio is retained for no longer than 30 days unless an issue arises. No guest-accessible interior areas are monitored with audio or video, however noise monitors may be in use. ************************************************************************* Please note the following: The maximum occupancy of this home is 13, this includes infants and children and is strictly adhered to. We charge $100 for each guest over 10 up to 13 max. There are only 6 cars permitted to be parked on property. This home is located in a secured, private community. You will need to fill out a rental contract and agree to the community and house rules. This will need to be completed and signed, (to include the names, ages, addresses and relationships to you for all of your guests) for entrance into the community. This will need to be completed within 72 hours of your arrival or the community will assess a $100 late fee that you will be responsible for. Any violations will be subject to citations from the community and possible eviction from the property. It will be sent to you by our property manager upon booking. You may not exceed the max amount of people allowed and there are no more than 6 cars allowed in the driveway. No other guests can visit the lot while you are there. Items provided in the home to include games, appliances etc. are subject to change without notice.
