Have nightcaps on a veranda after the kids are in bed. The space This is a large spacious house with plenty of space for everyone! There is an open concept living and dining area that leads into the gourmet kitchen. There is a separate dining area for more seating and two master bedrooms with ensuites for your enjoyment. Downstairs we have one master bedroom with a queen bed, TV and futon. This bedroom has an ensuite with tub, shower and double sinks. There is also a powder room off the kitchen under the stairs. Upstairs we have 2 bedrooms with queen beds and TVs. A bedroom with 2 twin beds and a twin futon couch and a TV. There is also a second master bedroom with a king size bed, TV and futon with an ensuite that has a standup shower, 2 sinks and walk-in closet with a small refrigerator. There is also another full bathroom upstairs with standup shower. We have a laundry room upstairs with full size washer and dryer. The deck is great outdoor living space with gas grill for outdoor cooking. You won't have to worry about missing the game while you grill, there is a TV outside so you can cheer on your favorite team! There is plenty of space for the kids to run around in the backyard. Things To Do During Your Stay This house is within walking distance of the hottest new restaurant and bar area in Dallas, the Bishop Arts District. Salty Donuts, Dallas’ favorite gourmet donut shop is a 10 min walk or 3 min bike ride from this house. For the Foodie in your life, the Farmer's Market in downtown Dallas is the place to be. Fruits, vegetables, shops, restaurants, special events. Something for everyone! For music lovers, we are located less than a mile from The Kessler, a music venue known for its eclectic line up and beautiful vintage charm. For the ladies, we are a hop, skip and a jump from downtown Dallas with some of the best shopping in the country. Did someone say Neiman Marcus? For the guys, the home is a short drive from Stevens Park Golf Course, one of the most beloved courses in Dallas, and Oak Lawn Founders Park, a beautiful green space known for its frisbee golf course. And don’t forget nearby American Airlines Center, home of the Dallas Mavericks. For families, the nearby Dallas Aquarium and Dallas Zoo are a must see! This house is also within walking distance of Kidd Springs Park, a hidden gem with a huge jungle gym play area for the kids and a Japanese Garden for adults. If you are traveling for medical reasons, this house is also within walking distance of Methodist Hospital. It is also within a 10 to 15 minute drive to hospitals in the downtown Dallas area. Other things to note - ALL GUESTS MUST BE APPROVED - even if you plan on having guests just stop by I must know about it. - ALL EVENTS MUST BE APPROVED. Unapproved events will result in $1,500 Fine. - The number of guests that are booked/identified at the time of the reservation is the MAXIMUM number of persons that are allowed on the property during any stay. Any violations will result in immediate termination of your stay with no refunds and loss of security deposit. - City of Dallas noise ordinance goes in effect at 10pm-8am. We HEAVILY enforce this rule. Please be courteous to our neighbors. - NO SMOKING - use of illegal substances, or drug paraphernalia in the home or on the property. There will be a $1500+ fee for evidence of smoking or illegal substances in home - Note: As of August 20, 2020, Airbnb announced a global ban on all parties and events at Airbnb listings, including a cap on occupancy at 16. This party ban applies to all future bookings on Airbnb, and it will remain in effect indefinitely, until further notice. - Accepting this reservation, you agree to pay for any and all damages to the house, lawn, and yard in exchange for the use of the property. - We have provided 2 propane tanks. Please if you use the last of the tank refill it for the next group. I will reimburse you for the cost if you provide receipt. - indoor/outdoor furniture can only be moved with the approval and assistance from the property manager. - Turn the Ac up to 76 before leaving or heater down to 40. - We cover all the basic cleaning: Laundry, linens, towels, dusting, wiping everything down, floors etc. If you spill something inside or outside, please clean it up. It will stain, become sticky, and cause for a deeper cleaning or replacement charge, costing you more money. - The Homeowner is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. By accepting this reservation, it is agreed that the guests are assuming the risk of any harm arising from their use of the premises. - BEFORE LEAVING - Please start a load of towels, run the dish washer, and throw all trash inside the city dumpster. - NOISE: Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying at the property need to depart from the premises. - PARKING: is limited to 5 vehicle(s). Vehicles are to be parked in the driveway or street parking is available. DO NOT block anyone’s driveway! Motor homes, trailers, or boats are not allowed. Illegal parking, blocking the sidewalk, or someone’s driveway may result in your vehicle to be towed. - NO MORE THAN 5 CARS TOTAL! - If you choose our non-refundable cancellation policy to receive the discount during booking. Please keep in mind we stand by our cancellation policy. We also recommend travel insurance to cover your stay if you would need to cancel for any reason. - If you're feeling sick, have a cough, or have been exposed to Covid-19, checking into our home will be considered a health violation. You will be charged an additional cleaning fee of $600 to ensure the home is properly treated before our next guests. We are offering full refund to whom can provide proof of exposure and/or a positive test result. - One Small/medium size pet is allowed, 2 max depending on size. All pets must be preapproved for stay. Please notify us if you have a pet you would like to bring. You will need to pay a pet deposit of $150 prior to your arrival. - Early check in is not determined until 48 hours prior to your arrival. A $30/hr early check in fee is also charged.
