This is a 3-bedroom, 2-bathroom newly updated condo that sleeps 9. Located in the popular, family friendly complex of The Ledges Condominiums The Ledges Condominiums, one of the most popular locations at the lake, is situated right on the MAIN channel at the 21-mile marker. Besides its magnificent view, this complex offers the following amenities: • Two lakeview pools, one lakefront and one up on the hill, both with spectacular views. • Sandy beach with lake access for swimming • Playground • Fishing/swimming from the docks By water or by land this unit is conveniently located. Walmart and Dierbergs are closely located for groceries and drinks. If you need a night off from cooking, it is located a quick boat ride or car ride to many great waterfront restaurants, such as Redhead Yacht Club, Dog Days, Backwater Jacks, and for breakfast you must try The Cozy Café. The Outlet mall, putt putt golf, and go carting can be found only a few miles away. This lakefront property is luxuriously furnished with quality and comfortable furnishing including new bedroom furniture and stainless steel appliances. ONLY 3 STEPS into this unit, creating a hassle-free check-in when carrying in luggage and groceries. This condominium is unique at the Ledges due to the entire top floor being dedicated to the master bedroom. It has a king-sized bed, flat screen tv, Roku, and a private bathroom. This spa-like ensuite includes a double vanity, all-glass shower, and best of all a jetted tub. The second master features another king sized bed, attached jack and jill bathroom, flat screen tv, and Roku. The third bedroom has a twin/full bunk bed and a queen bed sleeping a total of 5 guests in this room. It is also has a flat screen tv, Roku, and is attached to the shared bathroom. Living area is spacious with plenty of seating and is lined with glass sliding doors that overlooks the lake. If you’re able to take your eyes off the outdoor view there is also a flat screen tv and cable in this common area. To make your stay more enjoyable we give you the convenience of traveling light. We supply linens, 10 bath towels, 2 paper towel rolls, 10 garbage bags, 4 rolls of toilet paper, and soaps (such as shampoo, shower gel, hand soap, dish soap, and laundry detergent). We also have a full-size washer and dryer for your extended stays. NEW Dining Table w/8 chairs Ask about our 10x30’ boat slip that you can rent with your stay! No boat launch at this location. No trailer parking available at this location from May to September. RENTAL AGREEMENT This Rental Agreement (The “Agreement”) is made by and between host (“Property Manager”) and (“Guest”) as of the date last set forth on the agreement made via booking website. For good and valuable consideration, the sufficiency of which is acknowledges, the parties hereby agree as follows: 1. Property 1481 Ledges Drive- Unit 442 / Osage Beach, MO 65065 2. Rental Party The guest who is making the reservation (booking), must be 25 years of Age or older. The rental party may consist of Adults and Children/Infants. The maximum number of guests is limited to (_9__) persons. Additional guests staying the night beyond the agreed upon number is not allowed without prior permission granted by the hosts through Email or reservation website message thread. 3. Term of the Rental Agreement The rental agreement begins at the agreed upon check-in time on (the “Check-in Date”) and ends at the agreed upon check-out time on (the “check-out Date”). 4. Security Deposit – Damage Protection The Security Deposit and/or Damage Protection free is required to protect the Homeowner from loss or damage to the Property, including the house, its furniture and other contents located on the Property. Any damage to the Property during the term of the rental agreement or additional cleaning required will be paid from the security deposit or from the Damage Protection in place. Guest will be responsible for any excess cost of repair or replacement required as a result of damage caused by the Rental Party or other invitees during the rental term, and Guest shall pay the same promptly to Homeowner upon written request, provide such written request is accompanied by documentation of such excess costs of repair or replacement. Guest shall cooperate fully with any inquires or details regarding claims on the Damage Protection coverage. 5. Rental Rules Guest and all members of the Rental Party shall abide by all local, state and federal laws and regulations at all times in conjunction with the rental of the property. Guest agrees to abide by the Rental Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property (“the Rental Party”) to abide by the following rules at all times while at the property. This includes the website condo/complex rules listed on website/welcome books. At the termination of this Rental Agreement, Guest shall quietly yield up the Property in good and habitable condition in all respects, as it was when the Guest took possession, with exception any normal use covered by the cleaning fee. 6. Liability Guest and all members of the Rental Party personally assume all risks of property loss or damage and physical injury or death that exist or may exist in connection with use or occupancy of the Property. Guest and all members of the Rental Party release Host, Homeowner (“owner of Property”) and other owners of the Property from any claim for damage, accident or injury that and any members of the Rental Party may sustain from use or occupancy of the Property during the term of this Rental Agreement and agree to indemnify, hold harmless and defend Host, Homeowner and any other owners of the Property from any claim, action or proceeding by Guests and all members of the Rental Party, their family, estate, heirs or assigns related to a claim for damage, accident or injury during the use or occupancy of the Property. 7. Access Guest shall allow Host, Homeowner and their agents, upon request, to enter the property at all times for purpose of repair, improvement, and inspection. 8. Other Guest shall not assign the lease or sublet the Property. The terms of this Agreement will be governed by and interpreted under the laws of the State of Missouri. 9. Payment Payment is received through the booking website exclusively The parties agree to the terms of this Rental Agreement 10. RENTAL RULES (This does not include the required condo/complex rules) • Absolutely no smoking permitted inside the condo, this includes candles. • People other than those in the Guest party may not stay overnight in the property. Any person on the property is the sole responsibility of Guest. • The Host, Homeowner is not responsible for any accidents, injuries or illness that occurs while on the Property. The Host, Homeowner is not responsible for the loss of personal belongings or valuable of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. By accepting this reservation, it is agreed that all guests, and all members of the rental party will follow all the condo/complex rules and postings on the complex grounds. Guest access PARKING PASSES REQUIRED (MAY 1ST THROUGH LABOR DAY) Other things to note PARKING PASSES REQUIRED (MAY 1ST THROUGH LABOR DAY) PARKING INFO: • 2 Cars per condo allowed (additional parking available on 3rd Tier) • 2 PINK parking passes provided on kitchen counter • If at all possible, please limit the number of vehicles in your group to 2 as it is very busy in the summer. • No oversized vehicles: NO trucks, RV’s, trailers or any other oversized vehicle requiring MORE THAN ONE parking space is allowed at the complex. Any vehicle parked in a manner that takes two parking spaces WILL BE TOWED CHECKING IN: • Place parking passes on the rearview mirror or dash of vehicles. Passes must be visible to security from the outside of the vehicle. ***Any vehicles not displaying a parking pass, WILL BE TOWED*** CHECKING OUT: • Return parking passes to the kitchen counter. ***If lost or taken upon departure the cost is $100 per pass***
