Placencia Village is a quick drive away, and the entire peninsula is easy to explore by car or golf cart. Guest access Guest Access Guests have exclusive, private access to the entire villa and property, including all indoor and outdoor living spaces. There are no shared areas—everything you see in the listing is yours to enjoy during your stay. The home was not built to accommodate more than 9 people and our Belize Tourism Board license is for up to 9 people. We must have an accurate guest count prior to check-in. NO unregistered guests are allowed on property unless pre-approved. We will not approve parties, events, gatherings that include unregistered guests and exceed our maximum occupancy of 9 guests. Noise Expectations This is a home for relaxing and reconnecting with nature—not a party house. Voices carry across the lagoon, so we ask for quiet outdoor volumes and no amplified music after 8 p.m. Please respect our neighbors and enjoy the sounds of the breeze, birds, and jumping fish. Environmental Sensors To ensure a safe and healthy space, we use discreet camera-free environmental monitors (no sound or image recording). They track humidity, temperature, smoke, and noise levels. We’ll only notify you if thresholds are exceeded. Conservation & Local Systems A/C Use: Please turn off units when not home. Belize has limited power infrastructure, and energy conservation helps prevent outages. Septic System: Only flush natural waste—no toilet tissue. Covered waste bins are provided and picked up twice a week. You understand that the property is immersed in nature and that wildlife is a part of the experience. You understand that using the pool, kayaks, bikes available on the property is at your own risk. You accept full responsibility for any bodily injury arising while on the property and hold owner harmless. The Placencia Lagoon is at your front door for exploration in the complimentary kayaks. No swimming in lagoon and kayak at your own risk. Please be aware the villa has lots of stairs and railings. The pool area is NOT gated and guests have unobstructed access to the Placencia Lagoon. These areas pose risk to unattended small children and non-swimmers. The pool patio has some drop offs to the sand ground and the patios are all concrete and tile. Use the area and furniture at your own risk. The villa is unsuitable for elderly or infirm and is wheelchair inaccessible.
