Old Brewery Barn, Ullswater, Lake District

Enjoy a break on the edge of the Lake District, relaxing in the garden and hot tub, taking in the view towards Penrith's Beacon. Ample parking for around 5 cars, bus stop just across the road on the route to Pooley Bridge (2.5m) and Windermere, and a country pub just a short 100m walk away Child Friendly - We can provide two travel cots, baby bath, high chair, toilet step, and seat, while the garden has a gated ring-fence to keep the little ones and pets safe. The space There are 3 bedrooms, two have super-king size beds which can be split into twins if required with the third having a king-size. The Master Brewer" suite on the ground floor has a large low-level shower for partially disabled access. The "Apple" suite has its own ensuite shower room while the "Chapel" room has a family bathroom adjacent to it with a freestanding bath for everyone's use after a hard days exploring! The living area is open plan and spacious with two 3m bi-fold doors. Heating is via a wood pellet stove and central heating, which works automatically and only requires filling on winter stays, with hot water being catered for by electricity. There is a hot tub, lawn, patio and gravel feature garden to the front and a large gravel car park with 7KW charger with reasonable rates, see "Guest Access". We live in the house just across the yard and share the same drive and gates ensuring great security and service. Guest access There is off-road parking for up to 5 cars around the back of the barn, as well as a 7KW charge point. We now charge for car charging due to the increased price of electricity and maintenance/replacement costs of the equipment. We charge 35p/KWh + commission during day time, and 12p/KWh + commission (making 3.5p/KW for costs) between 00:30am and 05:30am. The charger is a MyEnergy Zappi series 2.0 - 7KW single Phase, and uses a Type 2 connector, located in the off road car park behind the house, and within sight from the living room and bedroom See our Youtube Channel for a video including the parking space. Other things to note The barn has been designed with sustainability in mind, using a wood pellet stove for heating, but with also 5.4KW of solar PV panels the barn exports spare electricity to the national grid making your stay CO2 positive for the environment.
