The oversize deck with inset Hot Tub has a commanding view of Queensland Beach. Located only minutes from one of the most scenic multi-use trails systems in Nova Scotia, Rails to Trails. As you walk into the Beach-House the large open space combines Living, Dining, and Kitchen space all provide ample views of the water. The basement was designed for family and friends to enjoy with a wet bar, gaming table, and LED TV. The home is a 2140 sq. ft. bungalow featuring: Composite front deck with Propane Fire bowl - 6 person hot tub - 12’ patio door leading from living room to the front deck Back concrete patio with: Propane grill Fire Pit in back yard with limited supply of wood and kindling for a chilly night Inside you will find: Propane fireplace in living room 50” Smart TV in living room Fully equipped kitchen with Quartz countertop, dishwasher, microwave, convection oven, cooktop, coffee maker and all that you need - A Butler’s pantry is just downstairs with additional items should you need them - Adjoining the kitchen is a dining room table leading to the back patio doors Air-conditioning on main floor Full bathroom on main floor including tub and quartz countertop vanity 3 bedrooms, 4 beds - 2 bedrooms upstairs each with Queen beds - 1 bedroom in the basement with 2 double beds - 1 32” Roku equipped TV in basement bedroom Full Bath with massive walk-in shower in Basement 65” Smart TV in Basement entertainment area Entertainment area and wet bar with bar fridge and quartz countertop Free High Speed internet throughout the home, Wi-Fi signal is strong throughout. DO NOT bring butts into the house to flush or to dispose in the party garbage bins.* QUARTZ COUNTER TOPS Please keep hot dishes or pots from direct contact with the counter tops. Please use the provided cork counter top protectors at all times. MICROWAVE Please use microwave safe dishes/containers ABSOLUTELY NO METAL. HOT TUB HOT TUB SAFETY RULES • Shower with soap and water before you enter. *Outdoor shower to be used in summer months* *please refrain from using the same bathing suite used at the beach as the sand sticks in the fibers and circulates through the hot tub* -No sunscreen, lotions, tinted moisturizer, make up, sand, grass, self/spray tan, or hair products • Enter and exit the Hot Tub slowly. • Please no jumping or diving. • Do not bring glass in or near Hot Tub. • Children must be supervised by an adult. •Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with doctor before entering the Hot Tub. Please replace Spa cover after each use. Please secure hurricane straps and set to lock. *please use lift bar when handling/opening the lid as it is not designed to be manually removed. • Please do not sit or lie down on cover. • Please turn off high jets after use. Please do not use soaps, sandy bathing suites or oils in Spa. ***FAILURE TO COMPLY WITH ANY OF THE ABOVE COULD RESULT IN ADDITIONAL CHARGES.*** THANK YOU! - When not in use guests must cover the hot tub and secure using the attached straps. We do provide all guests: hair dryer, bath/beach towels, bed linens (sheets, blankets, and pillows), toilet paper, paper towels, laundry detergent, dish detergent, dish soap, hand soap, bath soap, shampoo, and body wash. All Bookings: standard check-in 3 pm and standard checkout 10 am. Unfortunately, there are no extended check-ins or checkouts. We kindly request that the furniture and layout of the home is not to be moved around or reconfigured. Do not alter any of the home electronics: TVs, wifi and speakers. Fire pit is not to be moved for safety reasons Unfortunately, we cannot accommodate pets. Please Note: DURING SEVERE INCLEMENT WEATHER, WE MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. Outdoor furniture may be removed/stored away fall season (by 1st week of November) for winterization. We are available by Airbnb message board should you have any questions.
