LOCATION: Just a short, quiet stroll (150m) from the beach in a peaceful suburb on Kingscote’s outskirts, with shops and cafes only minutes away. BEDROOMS: Four and a half spacious bedrooms with up to eight separate beds (no bunks), all with professionally laundered white linens. Standard bedding set up is 2 x King, 2 x Queen, 1 x single. -Bedroom 1 features a King bed, Smart TV (internet only) plus in the little 'retreat' space, a single bed (inner spring mattress) with trundle bed (foam mattress). -Bedroom 2 offers a King bed with Smart TV (internet channels only). -Bedrooms 3 and 4, located upstairs, have Queen beds and optional King Singles can be added for larger groups. Internal balconies overlook the living space below, with full-height plantation shutters for privacy and safety. KITCHEN: A chef’s delight with a full range of appliances, including a dishwasher and a Nespresso Creatista Plus coffee machine. The kitchen is stocked with quality cookware, and plenty of glassware to meet all your cooking and dining needs. LIVING & DINING: The open-plan living area boasts soaring 6.5-metre ceilings, creating a spacious and impressive atmosphere. The dining table comfortably seats 10-14 guests and opens onto a shaded deck with a dining set for 10. Additional seating is available in the garden for relaxed outdoor enjoyment. ENTERTAINMENT: Stay connected with free WiFi and enjoy 3 Smart TVs (internet TV chanels only in bedroom TV's). Other entertainment includes a collection of DVDs, board games, magazines, and a backyard table tennis table for fun competition. GUEST POLICY: The base tariff covers up to 4 guests using up to 4 beds; additional guests (inc. children over 2 yrs) or guests needing more than one bed each will incur fees. Max occupancy is 12 guests inc. infants. Only pre-booked guests are allowed - no pets, unapproved day visitors or extra guests without prior approval. You can not invite any un-booked people onto the property at any time whatsoever. SECURITY: Security cameras monitor the driveway/side of house for your peace of mind. This ensures proper preparation for large groups and shared facilities. Guest access Upstairs bedrooms have beautiful internal balconies which overlook living room for very spacious feel. Plantation shutters offer privacy, however will not 100% block out noise etc. Only pre-booked, paying guests are permitted to enjoy the property. Free visitors are not permitted. We need to know exactly how many people will be on the premises-thanks for helping us be meticulously organised! NO FREE OR UNDECLARED/DAY VISITORS Paying guests have access to the entire property, with the exception of the garden shed and some locked storage areas for our housekeeping supplies. TARIFF BASED ON 10AM CHECK OUT TIME. If you'd love a relaxed check out time (after 10am), please book an extra night (subject to avail.). All guests, inc babies, kids, adults & visitors must be declared & pre-booked. It is a breach of rental conditions and considered theft if extra guests are 'snuck in'. FERRY/FLIGHTS & TRAVEL INSURANCE: Please book your travel to KI within your free cancellation period (must be pre-booked) & arrange insurance for unexpected health / weather events. TARIFF BASED ON CHECK OUT STRICTLY BY 10AM. Kindly note that an extra night needs to be pre-booked if you require guaranteed late check out, as we can not rent out the property that afternoon if late check out occurs. WHITE LINENS: Staining from Fake Tan will incur a replacement fee. Please bring your own linens if using fake tan. FOOD ODOURS The house must be able to be rented out 5 hours after you depart. As a courtesy to the following guests, this means that it can NOT be left offensively or highly odoured. No smoking inside, no crazy-wild parties or pets allowed. Persons on site must NOT exceed the guests actually booked to stay (i.e no day or night free visitors and only pre-booked guests can stay). Large unapproved gatherings mayl be required to depart immediately without refund, as this is not a party-house. NO PETS or FISH CLEANING on property BEDROOMS: Upper level bedrooms are more of an open-air loft style, which have balconies overlooking the living space. There are Plantation Shutters which can be closed on top of the internal balconies, but this is not 100% effective in shutting out light and noise.
