Absolutely NO animals and NO smoking allowed, due to our children's severe allergies. Great place with lots of room for fun. House features 4 bedrooms & 2 bathrooms. Hang out on a large balcony with a partial view of the golf course & Rotary Park fields. The property features a drive-through driveway, which makes it super easy when towing...no need to unhitch. There is plenty of room in the driveway, for up to 5 cars and two trucks with trailers. The space **ONLY ABOUT 13 MINUTES FROM LAUGHLIN** **LESS THEN 2 MINUTES FROM ROTARY PARK AND BOAT LAUNCH** LARGE BALCONY WITH DESERT MOUNTAIN VIEWS!!! **PLENTY OF PARKING FOR YOUR BOAT, DIRT TOYS, WAVERUNNERS, JET SKI, TRAILER WITHOUT THE NEED TO UNHITCH! ** **SECURE GATED BOAT PARKING AVAILABLE** ABSOLUTELY NO ANIMALS ALLOWED This is due to owner's children's sever allergies and asthma. Please respect owners health and hazard condition when renting this property since owners use the house often. If our security cameras discover that you brought an animal to the house, you will be charged an additional fee of $500, which will go to a deep cleaning of the house, carpet and furniture and you will be required to leave the premises and loss of security deposit. At this time your reservation will be voided and you will be considered trespassing. Bullhead City Police Department will be contacted to deal with the trespassing issue. By proceeding with the reservations, you are agreeing to the terms and charge addressed in this paragraph. ADDITIONAL guests, exceeding the maximum limit of 14 guests, will be charged an additional fee of $50 per guest, per night. The exterior of the house is equipped with cameras, which will capture number of guests coming to the home. We love sharing this space with those we care about. We know it’s not fancy, but it’s comfortable and away from the busyness! It’s our ‘home away from home, so we ask that you adopt the same attitude during your stay & treat it like you would your own abode (or better, depending on your maintenance standards). This house is real close to grocery stores and restaurants. This house sits on a hill & has some views of the golf course and the Rotary Park. Please review the following process and guidelines as you arrive, during your stay and as you depart. The driveway is not a cement driveway, it is a driveway of decomposed granite. Just a reminder, there is ABSOLUTELY NO Smoking/NO animals/NO parties allowed. AIR CONDITIONER Please keep all doors & windows closed. Do not put the AC lower than 73 degrees. The AC runs cold so keep doors closed. Keeping the doors and windows closed will also keep flies out. The AC runs strong & could be loud for some. ***SECURITY CAMERAS*** The house is equipped with fully operational SECURITY CAMERAS which have MOTION LIGHTS on them, on the exterior of the house ONLY and only record motion. The cameras are for the safety & security of the renters & property. Cameras capture the driveway, entryway, balcony & backyard. There are ABSOLUTELY NO cameras in the house, nor do the cameras point into the house. ***Please DO NOT flush female products down the toilets.*** HOT TUB: The jets will turn off every 15 minutes to prevent it being left on all night. You will just need to press the button to turn the jets back on. please supervise kids at all time. when checking-out, please cover the hot tub and put the temperature to 85°. When the hot tub is not in use, please keep it covered. DO NOT SIT OR STAND ON THE HOT TUB COVER. Hot tub cover OPENS towards the windows. Please do NOT open it any other way which could cause damage. HOT TUB CLEANING AND MAINTENANCE IS EVERY THURSDAY (don't be alarmed on Thursdays if our hot tub crew is at the property doing their job) BBQ: A Propane BBQ is on premises, however, owner is not responsible for making sure it is full. If it is empty and you would like to use it, feel free to get it filled for your use. There is a cheap propane store, on Clubhouse Drive & Highway 95. TRASH Make sure all trash are in bags and inside the city trash bins with lid completely close to keep animals from getting to the trash. To avoid an extra cleaning fee, DO NOT leave trash on the driveway, outside of the city trash bins. Please make sure to dispose of extra trash you generate, that does not fit in the city trash bin. Please respect the neighbors by not using their trash bins. TOWELS: Only 1 bath towel provided per guest. Guests need to bring their own beach towel. BLANKETS: Each bed has only 1 throw blanket. If guests like to sleep hot and comfortable, bring your own thick blanket. No Garage access. No washer or dryer. BACKYARD: The backyard is plain with no backyard entertainment as of yet. *** ANY COMPLAINTS OF LOUD NOISE/PARTIES FROM NEIGHBORS OR EVIDENCE OF THROW UP, URINE, OTHER BODILY FLUIDS, IN OR AROUND THE RIVER HOUSE, MAY RESULT IN LOSS OF YOUR SECURITY DEPOSIT *** DISCLAIMER: ***HOME OWNERS ARE NOT LIABLE FOR: ANY INJURIES/DEATH, YOU/OCCUPANTS SUSTAIN DURING YOUR/THEIR STAY IN BULLHEAD CITY OR AT/ON/IN OUR PROPERTY (I.E. TRIPS/FALLS ON FLOORS, STAIRS, DECK, DIRT, ROCKS, GRAVEL; BURNS, CUTS, SCRAPES, ETC.), DAMAGES TO YOUR PROPERTY OR LOSS OF YOUR PROPERTY THAT OCCUR DURING YOUR/THEIR STAY.
