Great for family holidays, catching up with friends, or just a private retreat for two! The cottage has a lovely sunny, south facing enclosed courtyard and large garden, not overlooked by any other property. Large car parking area at rear of cottage is accessed via the driveway. Accessibility - the cottage is all on one level, apart from 1 deep step between the lounge and bedroom wing. There are also 2 steps up to the front entrance door Located in a small, friendly village with easy access (1 mile) to main A158 Lincoln to Skegness road. The lovely Cathedral City of Lincoln is only 7 miles by car. Easy straight route via A158 road. Just minutes by car to Lincoln Zoo and Rand Farm Park, Goltho Woods, Bottle and Glass pub in Scothern less than 2 miles away ... The George pub ( walkable distance from cottage) has just been taken over by the eversosensible pub chain. Big renovation planned! due to re open in the spring. Easy drive to Market towns of Louth or Horncastle (great for antique shopping!) also served by a bus route on A158. Seaside resorts of Skegness, Cleethorpes, Mablethorpe and Sutton on Sea are less than an hour away. Lots of walking and cycle routes available from the front door! Limited weekday bus service (No 23 or 43) to Lincoln runs from the village or a more regular service on A158 to Lincoln or Skegness (No 56 or 10 bus) We renovated the cottage from an ancient unused barn, using modern eco technology, keeping many of the original features. Underfloor heating throughout (fired by ground source heat pump) keeps the house cosy and warm in winter. lndividual heat thermostats to each room for guest preference. The building is constructed in a U shape, traditional ancient farm crewyard design, with the enclosed courtyard in the centre. Great for home cooks, the cottage has a lovely, spacious and very well equipped dining/kitchen with the added bonus of patio doors opening on to the courtyard and garden. Giving easy access for outdoor dining or a barbecue! The kitchen has a range cooker with 2 ovens and 5 ring hob, full size dishwasher, large American style fridge/freezer, big 10 kilo washing machine and integrated microwave cooker and slowcooker. Lots of cooking equipment and crockery for serving. All cleaning products, dishwasher tablets, tea towels etc provided. The kitchen dining table seats 6 and kitchen Island seating for 3. Relax in the light and cosy, separate sitting room, floor to ceiling windows opening on to the courtyard and garden. Comfy lounge furniture and armchairs. 50 inch large wall mounted smart TV (great for watching films or sport!) Electric wood burning effect, stove provides the log fire ambiance, without the work! Also some books, games and films. The bedroom 'wing' has 3 bedrooms off a central corridor.The bedrooms are divided by the original thick, brick barn walls. All bedrooms have king size beds, wardrobes and drawers. The master bedroom has a king-size bed and en suite bathroom The bedroom 2 is flexible, with a zip and link bed which can either be 1 (6ft wide) super-king bed or 2 (3ft) single beds (Please confirm, which bed combination you prefer). 2 Bathrooms: One en suite bathroom to Master bedroom (which can also be Jack & Jill opening to bedroom hall corridor). Large walk in shower cubicle, Mira shower, WC and basin. Both bathrooms have power showers, heated towel rails and underfloor heating. 2nd bathroom (access from hall) has a large bath tub with an Aqualisa (electric) shower over, WC and Basin. Unlimited Wifi. Supplied by 3 Network. The village is not linked to any cable services or superfast broadband services. The WiFi (while not up to city speeds) is very good. The enclosed courtyard patio is a great feature with dining seating, pretty lighting and a large Weber charcoal barbeque. Garden dining table seats 6. Also a garden sofa set and pub style bench seat, on the lawn! The courtyard gate leads to a south facing, enclosed garden. Views over meadow (Usually either our few very friendly pet lady sheep, or a couple of horses on the paddock). Lots of opportunity to walk or cycle from the cottage. We have around 30 acres of private woodland and wildflower meadow close to the cottage for guests to amble round. There are lots of walking/ jogging and cycling routes, straight from the door. The cottage is on the Lincolnshire No1 cycle route. 1 pub close by ( in possible walking/cycling distance) Bottle and Glass, Scothern (2 miles). Newly refurbished, has a pretty garden and Monday quiz night. Serves traditional pub food. Sadly, The George pub at Langworth has unexpectedly closed. Hoping for new owners soon. The cottage is in a quiet location, on the back lane of the village. The village has a 30 mph speed limit and very little through traffic. All heating/electricity (except electric car charging*) costs are included. Ample parking for 3/4 vehicles on large private driveway at the rear of the cottage. * If you are bringing an electric car to the cottage and want to charge it at the property. You must make a firm and fair agreement with us, to cover the electricity costs, thank you. The cottage sleeps up to 6 people maximum + baby. Travel cot, highchair, changing mat and shower seat are usually available on request. We make no charge but only ask that you thoughly clean these items after use! Thank you. Sorry, due to livestock or horses, on surrounding fields and in order to accommodate allergy/asthma sufferers, no pets are allowed at this cottage. Some further important info! Please note that this cottage has a bio waste system (rural village, so not on mains drainage) Paper only, down the toilets, please. No wipes or sanitary products etc (even ones labelled 'flushable') to be down the loo, as they will block the system. Drainage all works perfectly fine without the wipes! Bathroom waste bins are provided. If you have any questions at all or would like any further information about the cottage or the area, prior to potentially making a booking. Please ask us! we are honest, approachable people and are happy to help. Guest access Whole Cottage, all rooms, patio courtyard, Garden and driveway. Easy parking on large private driveway at rear of the cottage. Other things to note Countryside setting, may be a few sheep or horses on the adjoining paddock land. Village is small and mostly very quiet. The predominant sound, is usually birdsong! 30 mph speed limit.The cottage is on the back lane, with very little traffic. Working arable farm in village, some farm vehicles. Railway runs near the village. Quiet branch line, Lincoln to Cleethorpes. Level crossing on route out of the village. Occasional single carriage train, or goods train. In the unlikely event that you do experience any unexpected noise while at the cottage. Please let us know and we will endeavour to resolve the problem, if possible. Very occasionally loud RAF jets fly over, en route in or out of RAF Conningsby but that is beyond my remit!.
