THE NEIGHBORHOOD: Abalone Bay is a waterfront property with private beach access, allowing you to step out and explore the tide pools and coastline. The Sea Ranch community offers 50 miles of natural trails winding from the ocean bluffs, through grassy meadows, and into majestic redwood forests. Guests may bring their own bicycles to use only on designated trails and community roads. This property is immersed in a vibrant coastal environment. You may encounter local wildlife, including deer, raccoons, and various birds. Please be aware that you are in a natural setting. INTERACTION WITH GUESTS: We respect our guests' privacy but are available via the app or phone if any questions or needs arise during your stay. We want to ensure you have a comfortable and memorable visit. OTHER DETAILS TO NOTE: -Booking Requirement: Your booking is finalized upon signing our rental agreement and providing a copy of your valid photo ID within 48 hours. A $500 security hold is also required before arrival. -Check-in/Out: Check-in is at 4:00 PM and check-out is at 11:00 AM. -Ocean Bluff Safety: The property is located on an ocean bluff with an unfenced 30-foot drop to the rocks below. Please supervise children at all times. Never turn your back on the ocean, as sneaker waves can be dangerous. -Security: For your safety, security cameras are installed on the exterior of the property, monitoring the driveway and entryways only. No cameras monitor the private courtyard or any interior spaces. -Safety features: Fire extinguishers located in the kitchen, garage, and BBQ areas. CO monitors and Fire alarms, First aid kits -Hot Tub: maintained by trained pros, chemically balanced, and regularly serviced after each guest for your safety. -Construction Notice: A new home is under construction next door with an expected completion of March 2026. There is a potential for construction noise during daytime hours on weekdays. -No Air Conditioning: The home does not have air conditioning. We provide ventilation fans to supplement the natural sea breezes that keep the house cool and comfortable. -Septic System: The house operates on a septic system. Please do not flush anything other than toilet paper. -Generator: A full-house generator ensures you have power during any outages. Please note the generator does not heat the hot tub. -Accessibility: The single story home has entrance and deck steps, steps into the game room, living room, grab bars for outside exist and in the bathrooms for added accessibility. -Registration Number: 1596/LIC25-0230 HOUSE RULES: Guests are expected to follow the house, HOA rules, and Sonoma County ordinances: * The primary guest must be at least 25 years of age and be present for the entire stay. * Guests are required to sign our more in-depth legal rental agreement within 24 hours of booking. Failing that, the owner reserves the right to cancel the booking for failure to follow house rules. * Maximum occupancy is strictly limited to 6 persons, including infants and children. * No house parties, events, or third-party bookings (including Airbnb Experiences). * No smoking or vaping is permitted anywhere on the property. * Quiet hours are from 9:00 p.m. to 7:00 a.m. * A maximum of two dogs is welcome. A pet fee of $80 for one dog or $160 for two will be added. Please pick up after your pets to avoid a $100 fine. * Light restrictions require shades drawn and outside lights turned off when not in use. * A ban on drones- leave them at home. We are an inclusive host and welcome all. We strongly recommend purchasing trip insurance for your peace of mind. Guest access Guests will have private and exclusive access to the entire 3-bedroom, 2-bathroom home. This includes all interior spaces, the private courtyard with its hot tub, one enclosed garage space, and one open parking space. EV Charging: The open parking space includes 120v & 240v plugs for EV charging. Guests must bring their own charging cord. As our guest, you will also receive visitor and parking passes granting you access to the shared Sea Ranch community amenities, including: Three Community Recreation Centers with pools, saunas, and tennis/pickleball courts. ACCESSIBILITY & VISITABLITY: Sea Ranch Abalone Bay was originally designed as a private residence and is not fully accessible for guests with mobility challenges. While the main living areas are on one level, there are several steps throughout the home and outdoor spaces. If you have specific accessibility questions, please feel free to contact us before booking and we will be happy to help determine whether the home will be comfortable for your stay. Specific Areas to Note: * Guest Bathrooms: The hall bathroom (serving the first two bedrooms) has a doorway wide enough for a walker. A wheelchair may enter but turning space is limited. The tub has a sliding glass door enclosure, a wall-mounted safety bar, and non-slip mats are provided. Grab bars are installed beside the toilet. * The Principal Bedroom’s en-suite bathroom: Accessed through a short hallway. A walker will fit, but wheelchair turning space is limited. The Roman tub includes three interior steps with safety rails, and a teak stool with adjustable legs is available. Grab bars are located beside the toilet. * Steps and Level Changes: Guests should note several steps and thresholds throughout the property, including: -One step from garage access to the entry deck -One step between the deck and garage/laundry room -One step down into the game room -Two interior steps between the dining and living rooms -Sliding doors to decks and courtyard with small thresholds or steps -Several steps between decks, garden areas, and courtyard -The Roman tub in the principal bathroom includes three steps inside the tub. * Outdoor Areas: Decks and garden pathways include steps and uneven pavers. The path from the house to the oceanfront bluff trail is flat but uneven, with natural terrain typical of coastal landscapes. *Bedrooms: The height from the floor to the top of each mattress is approximately 28 inches. There is no fence along the 40' high cliffs that drop to rocks and the ocean below. The yard gates do not lock. Adults must take extra precautions to monitor children for their safety NEVER turn your back on the ocean. Note that sneaker waves can wash away large adults as well as small children from the coast. DANGEROUS ANIMALS You are hereby notified that we have dangerous, potentially fear-provoking, and non-threatening creatures on the property. This property is located in the coastal intertidal zone surrounded by native grass meadows and forested areas. It is possible, but not likely, to see reptiles (e.g., snakes, lizards), amphibians (e.g., frogs, salamanders), vermin (e.g., mice, voles), birds of prey and turkeys, raccoons, feral cats, and other large wild animals, including mountain lions and bears. You may also encounter all kinds of bugs, including, but not limited to, ants, bees, potato bugs, roaches, etc., on the property. Occasionally, horse owners will ride on the trails. Sea Ranch uses sheep and goats to manage and maintain fire-safe our meadow grasses. They may, on occasion, escape from their pens. They also travel by the local roads when moving to new sections of the meadows. We provide monthly pest control services to address these creatures. If you come across any of them, please contact us immediately. We will take timely action to address anything you may discover, both inside your space and on our property. Many of these creatures are free-roaming. We do not control anything that occurs on neighboring city, community, or HOA properties and cannot be held liable for their maintenance. The code to the door expires at 11 AM on the day of check-out, as per the contract. Owner is available by phone if further instruction or support is needed. SECURITY DEPOSIT of $500 is required, collected separately prior to arrival. Guests are expected to maintain the home and courtyard in good, operable, and generally clean condition. Your dog's excrement must be picked up, or a $100 fine will be charged from your security deposit or damage insurance. The guest is to maintain the house, garage, and outdoor spaces, including the barbecue. Guest is responsible for any damages or breakage to the Unit by anyone and/or pets allowed to enter the Unit during the rental period. Dogs and Assistance animals are always allowed.
