Built in the late 1930s, this stunning interior will spoil you with Bertazzoni appliances and custom clawfoot soaking tub. Enjoy nature from the back porch, relaxing in the Adirondack chairs. This secluded home is ideal for a romantic trip, or it can offer a peaceful stay when you want to escape the city. Animals or 'visiting' animals are not allowed. The space This well-appointed 3-bedroom, 2 bath modern farmhouse in the Manor/Elgin area is perfect for anyone visiting or working in Austin (30 minutes), with Tesla 27 minutes away. The racing action at the Circuit of the Americas is a quick 30 minutes away. The Grand Lady and world famous Southside Barbecue are minutes away, for folks that want delicious Texas barbecue before walking down the aisle. For your comfort, two King beds have luxury gel memory foam mattresses for a great night's sleep away from home. Two gel memory foam Twin XL beds in the third bedroom are long enough to fit adults. A Twin XL trundle is kept under one of the Twin XL beds. The living room is equipped with a 70” Samsung 4k Smart TV. Smart 4k TVs are also in main and second bedrooms, with app login available. The stereo is Bluetooth capable, so you can play music from your devices. Room-darkening curtains throughout the home allow you to sleep late and add privacy. The kitchen features high-end stainless-steel appliances, including Bertazzoni electric range, drawer microwave, pot filler and is fully stocked with pots, pans, dishes, silverware, glasses, cups and kitchen towels. For your convenience, small appliances are also available: toaster, electric water kettle, blender, stand mixer and waffle maker. A Keurig (with complimentary K-cups), drip coffee maker & a French press is available for coffee lovers. The pantry cabinets are stocked with basic condiments such as sugar, salt + pepper, olive oil and spices. There is a local HEB grocery store under 9 minutes from the house, plus a Walmart. We apologize for the inconvenience, but animals or 'visiting' animals are not allowed at this time. The outdoor deck features a small charcoal grill and Adirondack style chairs for enjoying the tree covered back yard and fire pit table. Towels and bed linens are provided during your stay. Dishwasher soap tabs, shower and hand soap, shampoo and conditioner are available in limited quantities. Two extra rolls of toilet paper, and 3 garbage bags are provided. If you plan on using more supplies, please bring what you need. We suggest you bring charcoal, outdoor bug spray (like Cutter), firewood and charcoal lighter fluid if you plan to relax on the deck or use the charcoal grill. No Animals or Visiting Animals: To ensure a safe and allergy-free environment for our family, animals of any kind, including visiting animals, are not permitted on our property due to ongoing medical treatment. If evidence of an animal is found, an $900 boarding charge will be charged and additional cleaning and/or other charges may apply. Any additional cleaning fees assessed by our cleaning company are beyond our control and will be passed on to the guest. 2. Unauthorized Guests Policy: Only registered guests are permitted on our property. All guests must be included on the reservation before arrival. Unauthorized or unregistered guests will result in a $200 per person, per night fee, immediate cancellation of the reservation, and no refund. Third-party bookings are not permitted. The person who makes the reservation must be an actual guest and must stay for the entire duration of the reservation. 3. Mandatory Cleanings for Long Stays: For stays 16 nights or longer, professional cleaning is required every 14 days. The cleaning fee is the guest’s responsibility and covers general cleaning. We will collect the total cleaning charge at time By booking a 14+ night stay, you agree to this requirement and fee. 4. No Hunting or Shooting on our property: Hunting and shooting is not permitted under a standard reservation. A reservation does not constitute permission to hunt or access the property for hunting purposes. Failure to follow the no hunting or shooting policy will result in immediate termination of the stay without refund, a $6,000 venue charge and may result in additional charges for any damage, cleanup, or unauthorized use of the property. 5. Group Events/Meetings: Our property is managed by Avvay for approved group events and meetings. If you are planning an event, please coordinate directly with Avvay regarding availability, pricing, capacity, and event requirements. Airbnb/Vrbo reservations may not be used for unauthorized parties, events, meetings, or gatherings. If unauthorized guests or an unauthorized event are discovered, a $6,000 venue fee will be charged to the booking guest, and the reservation will be cancelled immediately without refund. 6. Vehicle Restrictions: To ensure safe and appropriate parking arrangements, trailers, buses, bucket/moving trucks, RVs, campers, and large work or dually trucks are not permitted without prior permission. Large vehicles are subject to a $100 parking/storage charge per trailer or vehicle, per day. 7. Bugs, Farm Life & Wildlife: Our home is located in a rural area surrounded by nature and farmland. Although we maintain monthly professional pest control, guests may occasionally encounter insects, wildlife, or other aspects of country living. Ploughing, farming activity, wildlife, insects, weather, and other natural occurrences are outside of our control. No refunds or discounts will be provided for acts of nature or conditions inherent to the rural location. 8. Property Services: Our property is serviced by professional lawn care, pest control, and farming professionals. It is rare that you will encounter them during your stay; however, some services are performed according to their schedules and may occasionally occur during your reservation. Farming activities, including ploughing or other necessary agricultural work, may take place when needed. Service providers and farmers will not enter the home. By booking, guests acknowledge and agree that these routine property and agricultural services may occur during their stay. 9. Mail & USPS does not deliver mail to this home. Please do not have mail sent to the property. The owner is not responsible for any mail or packages sent to this address.
