French Farmhouse Availles- for 10 to 30 guests

In very pleasant countryside, a beautiful barn conversion with approx. 450m² of living space on 1.6 hectares of land. It has 9 bedrooms (3 en-suite), a salon with cathedral ceiling, a large kitchen and all you need to have a wonderful week - a heated pool, volleyball and badminton net, pool table, table tennis table, bbq, 8 bikes, & a small weights room. For the younger guests, a paddling pool & sand pit will keep them entertained for hours. You get exclusive access with no-one else staying. The space As well as the five existing bedrooms in the main house, newly built in Spring 2022 we have a new annex with four comfortable bedrooms. Each of the new four rooms has a double or two single beds, wardrobe, chest of drawers, double glazed windows, sockets and lights throughout. The new rooms are very cool in the height of Summer. There are still four modern modern bell tents that can be equipped with lights, double beds, a chest of drawers, side tables and a hanging rail but the maximum number of people on the property at any time is still 20. There are a couple of children's cots and high chair in the house. The rental gives you exclusive access with no-one else there. The maximum number of people on the property at any time is 20. It is an amazing house and I'm sure you would love staying there. Other things to note It is a minimum of 7 nights and a maximum of 14 nights and there is a minimum of 3 nights notice to book. However outside of July and August we can reduce the minimum number of nights to 5. The reason is that it costs us €700 to clean the house and grounds before, and then another €700 to clean the house and grounds after the stay, and then there are costs for gas, electricity, water, linen, bedding, gardener, pool cleaning, rubbish, tax etc. The costs to run the house are a lot so we need to have a minimum number of nights.
