Church Steps is a cosy thatched cottage in the pretty Cotswold village of Ebrington. A light and airy cottage with an abundance of character and a lovely private south facing garden for alfresco eating. The cottage has been recently renovated and is very well equipped. A few steps away is "The Ebrington Arms" voted best village pub (TheTimes). There is a well stocked farm and coffee shop in the village, Hidcote and Kiftsgate gardens are nearby, and there are numerous delightful walks locally. The space Our charming grade 2 listed cottage was built in 1830 and recently, sympathetically renovated and modernised to a high standard, retaining the original oak beams to make the perfect rural escape. All 3 bedrooms are on the first floor and feature very comfortable Hypnos beds with luxurious bedlinen, pillows and duvets to ensure a perfect nights sleep. The master bedroom also has an ensuite with a shower. The main bathroom has a bath with shower. We provide lovely soft towels and good quality toiletries. Our cosy sitting-room with deep comfortable sofa's has a welcoming open-fire, perfect for relaxing after a walk or day's sightseeing. The charming kitchen has an exposed Cotswold stone wall and original flagstone floor and window seat to watch the world go by. We have a fully equipped kitchen including a dishwasher, washing machine and fridge/freezer. You can enjoy for meals around the dining table or sip coffee at the breakfast bar. There is a Nespresso coffee machine with Grind (London) coffee pods and teabags. The cottage has free high-speed (200mb) fibre internet and WiFi, a Smart TV with Netflix and a Smart Speaker for music. Outside there are chairs and a table to enjoy the private south-facing walled garden and a barbecue is available (we don't supply charcoal) We want you to enjoy relaxing in our beautiful cottage as much as we do. One small / medium dog is welcome for £20 per stay. Please let us know if you will be bringing your dog prior to you making your booking. We can provide a stair gate and high chair for infants, just let us know if you need these ahead of your stay. LINEN: We wash linen that is put out, even if it is not used during your stay. Typically, we need around 75 litres or water for laundry per bedroom. Please help us do our bit to protect the environment by only asking for the beds you will use to be made up. COVID CANCELLATIONS: If you are unable to travel due to government guidelines the reservation is fully refundable in line with Air B&B's covid policy. If you are unable to travel for any other reasons then the normal cancellation policy applies. Please contact me ahead of booking if you have any questions. Guest access It's all yours! You have the run of the house and garden! Please enjoy relaxing in our beautiful Cotswolds cottage. Other things to note Frequently Asked Questions: Can I bring a dog? Yes, we love hosting guests with well behaved dogs. The garden is gated to prevent easy escape. We also respectively ask that you follow our house rules and keep your dog downstairs and off furniture and of course clear up any mess in the garden (we leave you poo bags!) How high are the ceilings: Despite the cottage dating back to 1830, the ceilings are not too low, there is one beam across the house that is about 2m from the floor. Of course there are sloping ceilings in the first floor, but these should not create a problem when you are lying down! Do the church bells mark the hour? No, the bells are only rung ahead of church services and for weddings, they don't toll every hour. They may have bell ringing practice on some weekday evenings which last about an hour. Is the cottage detached? No, the cottage is semi-detached, but don't worry about noise from the adjoining cottage, the solid stone walls between us are around 2 feet thick! Do you have parking? We don't have parking on the property but there is a 'free' parking on the street outside the cottage and a free village carpark a minute from the cottage. We have never struggled to park multiple cars ourselves. The parking is in the street and your car is not next to the cottage - due to the fact the cottage is on a raised pavement. It’s about a fifty meter walk from the road to the cottage gate (with a couple of steps). This means it’s lovely and peaceful and you enjoy an elevated view across the village. Is the garden overlooked? No, the garden is surrounded by fence and stone walls and is a very secluded south facing haven to relax and unwind in. Are the stairs steep? No, When the cottage was renovated, we changed the stairs to allow for a gentle rise with a turn halfway. There is also a sturdy handrail. Is there a downstairs toilet? No, when the cottage was first equipped with a WC, it was an outside building, but now you will be pleased to know that all the facilities are indoors! However due to the layout of the cottage we had to place both bathrooms upstairs when it was renovated. Is there air conditioning? No, the cottage walls are up to 30inches think in parts and with the thatch, the temperature is well regulated in summer months. We do have a tower fan available in summer months. Is the cottage accessible for wheelchair users? Due to the age of the cottage and its listed status, we are not allowed to widen the doors or make changes to the cottage to make it accessible to wheelchair users. It may not be the right cottage for you if you cannot easily use stairs or need toilet and bathroom adaptations. Is it possible to work from the cottage? Yes, we have equipped the cottage with very fast (200mb) fibre from Gigaclear which has excellent wifi as well as an ethernet cable option (we leave a cable for you, but you may need an adaptor for some laptops. The router is next to the dining room table, so you can sit and work comfortably. How is the cottage heated? The cottage is centrally heated with radiators in all the rooms. We also supply small electric radiators just in case and a basket full of blankets in the lounge, so you can really get cosy! Is there fuel for the open fire? Yes, we leave you some firelighters, matches, coal and logs to get you started, if you run out, the local stores and filling stations also sell fuel. Is it OK to barbecue? Yes, but due to the cottage having a thatch roof, we do not provide a barbecue for guests to use. However, if you choose to bring a portable barbecue to your stay, we ask you to keep any barbecue cooking and naked flames away from the thatch and use firelighters rather than an accelerant liquid. The outside table and chairs are on the top lawn and there is a perfect gravel area to cook on.. Can I rent a hot tub for my stay? Unfortunately, we do not allow our guests to rent hot tubs for use at the cottage. Is the cottage infant / toddler friendly? We have welcomed many families with babies and toddlers over the years, but please bear in mind that this is a 200 year old cottage with stone floors, a fireplace and furniture that has not been child-proofed. The garden is secure but does have stone steps and beautiful roses that have thorns. The stair gate we provide is only possible to fix to the top of the stairs. With this in mind, we may not be the right cottage for some families with more adventurous young children and you may prefer to leave the kids with their grandparents and enjoy a relaxing dog friendly cottage as a couple or with friends! Does the travel cot have a mattress? The travel cot we provide is 120 x 60cm and has a standard ‘thin’ mattress base. If you know that your baby will need a more padded sleeping surface, please do bring your own mattress. Do you provide a stair gate? Yes, we have a fixed stair gate at the top of the stairs. It is not possible to have a stair gate at the bottom of the stairs. Do you provide towels? Yes, you get a bath towel and hand towel and there is hand soap, body wash, shampoo and conditioner in the bathrooms. We provide tea towels, oven gloves, washing up liquid, dishwasher tablets and washing machine detergent and other kitchen essentials. We also supply tea bags, instant coffee, Nespresso pods, milk and sugar as well as a small guest welcome pack to help get your holiday started. I would like to book for longer than 2 weeks? Please do contact us if you would like we to stay for longer. Do you provide fans? The cottage is naturally cool in the summer due to the thick stone walls and thatch. We do provide fans for summer months, unfortunately we are not able to provide these all year round due to the lack of storage space at the cottage.
