The sunsets are just spectacular This 2 level destination is completely off grid with state of the art technology installed & operating so efficiently, you would not know it is an off grid property . The upper level is comfortably set up with an open plan living dining kitchen area. There are two separate lounge nooks , one by the fire and one by the flat screen. Wall to wall double sliding doors open to the undercover deep set deck, offering more lounging spots along with uninterrupted panoramic views ... picture perfect bliss !!! There are 3 carpeted bedrooms - 2 x queen 1 x king - all to the rear of upper level, all with ensuites, quality linen & extremely comfortable mattresses The lower level of Julians is an external access self contained studio with king bed The studio remains unoccupied if not pre booked by you If booking for 7 or 8 guests the studio is automatically included in the calculated rate. HEATING & COOLING During summer the natural cross ventilation , ceiling fans, deep set verandahs and the north east aspect w summertime cooling breezes keep the interior at a very comfortable temperature During winter a large fan forced combustion fire quickly heats the space on the colder days. Kindling provided , guests BYO firewood available at most service stations & at Berowra Waters Marina if hiring a boat from there. Wood can also be Pre ordered & delivered. We recommend a bag per night in cooler months . Xtra if you want to use the firepit ........................ CLEANING There is NO CLEANING FEE so we do ask you to leave JULIANS ON COBA neat & tidy as you found her. ................... GARBAGE there is no garbage service in the area; the boat access communities such as Coba Point are ' carry supplies in / carry garbage out' ; guests staying at JULIANS are also requested to take their garbage back to the mainland bins as the locals do. ..................
