(Acropolis Unique Residence Apartments) is a privately-owned apartment building which is composed of four large apartments for short term rentals, the host’s reception office at the ground floor and a private home on the top floors (former small rentals). Unlike most of the newest constructions in Athens, for the entire building we have invested in renewable resources; solar energy, geothermal energy, recently replaced by heat pumps. Our aim is to guarantee an absolute heating and cooling effect with full autonomy, through an under-floor system (for long-term stays) and fan coils in all rooms, plus hot running water at all hours, and the heating of the swimming pool during the winter season. During the first 4 years of its rental, through a different listing, I am proud to state the property earned 97 (!) 5* reviews. As the property owner, I have been the physical host, responsible for the accommodation and the welcoming of all visitors. I have always tried to give emphasis to details and make guests feel they are personally being taken care of. Penthouse is situated on the 4th and 5th floor with direct access to the terrace and pool. Guests of the Penthouse are the only privileged in the A.U.R.A. building to enjoy the outdoor space, also occasionally accessed by the owner for maintenance reasons, who puts high priority on their privacy. The apartment's layout is quite spacious covering the needs of a large group. Level 1 (190 sq.m. / 2.045 sq.f.) • A bright and spacious living room and glass patio with a long dining table, a wonderful view to the Acropolis and the lovely tree-lined street. • A large, convenient, fully equipped kitchen (Miele / Corian bench). • Three bedrooms (two larger ones, one smaller one). • Three bathrooms (two showers, one bathtub). Level 2 (95 sq.m / 1.020 sq.f.) With an inside staircase and the building’s elevator serving it, via a second entrance. *Two bedroom areas: A master bedroom, a large ensuite bathroom with hot tub (Jacuzzi) and shower and two spacious walking closets. A spacious open space area which works nicely either as a lounge area to the master or as a sleeping area extremely flexible in terms of bed accommodation (1-4 persons). Preferred bed configurations are requested prior to guests' arrival from the following options: - Lower Level: • White Bedroom (near the living room and kitchen): 1 king-size bed or 2 singles (1–2 guests). • Blue Bedroom: 1 king-size bed, or 2 singles, or king + single or 3 singles (1–3 guests). • Red Bedroom: 1 king-size bed, or king + single (1–3 guests). - Upper Level: • Master Bedroom with en-suite bathroom: 1 king-size bed • Open Sleeping Area (outside master bedroom): may accommodate up to 4 guests, with the options of 2 king-size beds, OR 2 king-size beds + 1 single, OR 4 single beds. Two folding screens are also provided. If no additional beds are needed, the space will remain set up as a lounge area, furnished with two armchairs. *Exit to the roof top terrace and swimming pool, enjoyed throughout the year as it is covered and heated during the winter season. From the terrace, the views to the Acropolis, the National Observatory, the Lycabettus Hill, a vast part of the city of Athens and the Saronic Gulf are spectacular. They are complemented by peacefulness, the beauty of the olive, orange and lemon trees and the bevy of chirping birds that have turned the property’s outdoor space into a small precious oasis, right in the heart of the city. Guest access Parking is offered on the premises at the ground floor, upon request and based on availability. Elevator serving all floors, no stairs at the entrances. In addition, to further complement our guests’ comfort we have created a privately owned and secure storage facility just across our building’s entrance. No need to worry about early arrivals into Athens or late departures as it may be accessed by code. Other things to note IMPORTANT NOTICE • Parties, events, water games or any loud noise are NOT allowed in this property in order to have the quietness of the beautiful, residential neighborhood well preserved. The open-air spaces and the pool included in the property are intended to offer guests a refreshing and relaxing experience, not to be used as areas for activities or behavior that may cause disturbance to other residents. • Quiet hours prevail in Greece by law are between 14:30-17:30 and 22:00-07:30 which all citizens need to respect. By booking this property guests are confirming that they are aware of the house rules and agree to respect them. • Guests should be informed that the initial rate is for up to 6 guests. For more than 6 guests: Automatic 60€ extra charge per guest per night.This policy was judged as being to the advantage of smaller and larger groups. Prospective guests are requested to include the final number of guests in their inquiry. • New taxes were introduced in Greece for all reservations after 01.01.2024. As a result the total booking price is affected. More specifically; • A 13% V.A.T. is added to the booking price. • A Transient Occupancy Tax (0.75%) is included in the booking price. • A Climate Crisis Resilience Fee (0.50€ or 1.50€ / per night depending on the season), is required to be paid at the end of the stay. - As per January 1st, 2025 the Climate Crisis Resilience Fee is modified from 0.50€ to 2€ and from 1.50€ to 8€ and is added in the total booking price for all reservations made after December 1st, 2024. Moreover: • Parking is offered on the premises, upon request and based on availability. • Security doors and a security code for the main entrance offer peace of mind to guests who may feel insecure while traveling. • The pool is covered and heated during the winter season following the owner’s monitoring of weather reports. • Bath towels and pool towels are provided. • Recycling takes place in the premises. Visitors are encouraged to support environment friendly actions.
