Meadow View is a cosy & beautifully refurbished Grade 2 listed former agricultural workers cottage. It is situated in a lovely position on the edge of the village of Earl Soham in the heart of the glorious Suffolk countryside - enjoying lovely views over meadowland & undulating farmland. Within walking distance of the famous Victoria Pub & the fabulous Hutton's Butchers and Deli. Under 30 minutes to the glorious Suffolk Heritage Coast. Ideal for long summer stays or short winter breaks. The space This is a delightful 3 bedroom cottage that sleeps up to 5 people. We can also accept just one well behaved adult dog - but not upstairs or on furniture :). Internally, there are exposed timbers and an attractive brick fireplace with multi-fuel stove in the sitting room. In addition to the sitting room, there is a modern spacious kitchen/dining room. The modern kitchen is recently installed with built in appliances and granite worktops. Off the dining room is a refurbished 'retro' Crittall lean-to conservatory/sun room which is a great place to relax with a drink. From here you can enjoy countryside views and watch wildlife in the adjoining meadow. The sunsets over the garden can be amazing. (See photo’s). A high chair and travel cot, if available, can be provided if requested at time of booking. The cottage is very well maintained and recently benefitted from new double glazing throughout . Outside: There is a private, pretty lawned garden to the front and a large, open rear garden, laid mainly to lawn with shrubs & lovely views over undulating meadows and farmland. The rear garden has a parasol, table and chairs to enjoy al fresco dining or a glass of wine on warmer days. There is one designated private parking space to the rear of the cottage (plus visitor parking on a first come basis). Perfect for enjoying the glorious Suffolk countryside or visiting the nearby Heritage Coast, including the lovely seaside towns of Aldeburgh, Dunwich & Southwold. Suffolk is a haven for birdwatchers, walkers and cyclists alike. Lovely countryside walks can be found on the doorstep. There are several great pubs nearby offering good food including The Victoria - located within walking distance in the village. We really are spoilt for choice. We are around 30 minutes from the world famous Snape Maltings - one of the world's leading centres of music and a visitor attraction of outstanding national beauty. For birdwatchers, RSPB Minsmere is also well worth a visit. However, from the garden it is not uncommon to see barn owls, red kites, deer and a whole host of other birds and wildlife. Guest access Guests will have access to the entire property. Other things to note Please note this is a charming old cottage. It has limited headroom in places - particularly the doors leading to the bedrooms and bathroom. Mind your heads! There are also steps to be aware of. The gardens are not fully enclosed so if you bring children or a dog, you will need to keep a close eye on them. There is a guide book at the cottage which highlights some of the best places to eat and visit in the area. Smoking is not allowed in any part of the cottage - including the conservatory. Please note that despite our best efforts to get one installed we do not have an EV charger. In view of current energy prices, it is therefore not permissible to charge electric vehicles from the cottage without incurring a penalty charge. We will make up sufficient beds for the numbers booked in your party. If you are a couple for example that requires more than one bed, please advise us in advance of your stay.
