Contemporary hillside country house nestled in 6 acre estate with salt water lap pool framed by rosemary and lavender, olive orchards. Sweeping western views of the Tiber valley and dramatic sunsets. Multiple terraces surrounded by lemon trees and jasmine for al fresco dining. Sun drenched open floor plan perfect for family and remote working. 4 BR/3BA, superb kitchen, AC, excellent wi-fi, wood stove, antiques, musical instruments. 10 min to train to Rome. Orvieto, Todi, Amelia close by. A traditional stone house with a modern sensibility and sweeping views of the Tiber Valley from every room. Guests have access to the entire property - six acres of olive and fruit trees. A new 14 meter saltwater lap pool commands views of the valley. The area around the pool is being planted with rosemary, lavender, linden trees, bay laurel, oleander and crepe myrtle and will be surrounded by shady pergolas. There is one photo of the pool at sunset showing it's elegant shape with a long bench for soaking. Stay tuned: more photos will be added as the landscaping is finished. The house has two terraces with dining tables and lounge chairs for al fresco dining or hanging out. And a shady terrace beneath our giant oak tree with a hammock for a quiet read or snooze. Our house is nestled in the hillside just below the town of Guardea. The white gravel roads of Umbria connect us to the fields and orchards and vineyards that are the life of Italy. On a spring day you can walk to town (30 minutes) on a white road and snack on the wild cherries and mulberries that line the roads. (In September, you'll enjoy the figs that grow along the roads.) Our neighbors may be pruning fruit trees or watering their kitchen gardens. You may want to detour to St. Francis' cave, Santa Illuminata, where he recovered from the Crusades and wrote some of his philosphical works. The circuit of white roads is ideal for runners and cyclists as well. In fact, the cycle routes between Amelia and Orvieto are well known and each weekend you will see cyclists in their fancy gear stopping at our local coffee bar. Guardea has a terrific sense of community, it is a lively town with a number of butchers, bakeries and vegetable shops. There is a medium size supermarket, which has fresh fish some days and homemade pasta Friday-Sunday. On Sundays a local street market sells homemade baskets, Italian wares and local vegetables and cheeses. Just down the hillside is a World Wildlife Foundation nature reserve for bird watching. The house itself is built to high green standards, it has solar hot water, photovoltaic panels, underfloor heating and a Swedish wood burning stove with low emissions. We do have a gas on demand heater for back-up. The windows are fully screened as are most of the doors. We are conveniently located a 10 minute drive from the train station of Alviano. The train is on the commuter route from Rome to Florence, which also stops in Orte, Orvieto and Chiusi. It is easy - less than an hour -to take the train into Rome for a day trip. The house is well equipped for large groups who love sharing the good life: -The kitchen is well stocked from plates to food processors to sharp knives and big pasta pots! We have: -A crib and high chair for your little ones. -Board games and bocce balls. -Excellent internet through starlink is suitable for large groups. -The house is fully screened top and bottom! -We also have neighbours within a 5 minute drive who rent their houses. Please let us know if you would like to bring a large group to our community and I can arrange multiple rentals (about 15 bedrooms all together).
