Located about 50 min. from Toronto. The space Unique Barn Studio RECENTLY UPGRADED with new cozier bedroom space including new side tables, dresser, warm lighting and super soft rugs. Location Our Barn Studio is located on our 100 acres working farm property and is tucked away on our private hilltop location and yet just 10 min. from Hwy 400, our space lets you get away from it all while still close to all you need. The Space The Barn Studio is an open concept space located in our event barn and it feels like a barn in all the right ways. High ceilings, rustic wood, black pipe, but oh so modern. It is also perfect for a rustic winter getaway with comfortable infloor heating. The TV sitting area, kitchen and bedroom area is all in the same space. Kitchen The kitchen features appliances, perfectly suited for the studio including medium size fridge and freezer , convection oven with induction cook top, overhead microwave and large sink. A toaster, Keurig, kettle, plus pots, pans and most everything you'll need for cooking. We provide salt, pepper, olive oil, tea bags, coffee pods, sugar packets. Please bring with you the any food items you wish as the kitchen is not stocked with any food. We do not offer prepared breakfast or cooking services. Our tap water is well water and is drinkable! Sleeping Area The space features a super comfy queen bed. Recently updated with new side tables, dresser, lights and more. Entertainment Entertainment includes a large 55" Smart TV which includes Android mirroring and AirPlay for Apple screen mirroring.  It has Netflix, YouTube, Spotify, Prime and other apps installed.  You may log into your own accounts for each app.  Also includes full 5.1 surround sound system featuring AirPlay and Spotify. Washroom and Laundry The washroom features a grand 5' x 3' full height shower with rain head, elegant toilet, and beautifully vanity with lighted mirror. Here you will also find full laundry facilities with stacked washer and dryer. (laundry pods provided) Pets- Please add to reservation!! Pets are welcome at our Barn Studio Please remember to add your pets to your reservation as there is additional pet cleaning fee of $40 charged. If you are interested in bringing a pet, please note the pet type and size in your inquiry We kindly ask that you pick up after your dog during your stay. There are a few walking paths in our bush that you are welcome to use to walk your dog. Parking There is an assigned Barn Studio parking spot in front of the unit for easy access. No Smoking There is absolutely NO smoking of any kind allowed in or around the Barn Studio only at designated smoking areas on the property. Please put your butts in the containers provided, if can't find please ask. Bugs and Mice Please note that with the Barn Studio being part of our Barn it is not completely sealed so there will possibly be mice, flies, bugs, insects and spiders etc in the space. We do our best to limit them as much as possible but inevitably there might be some during your stay. Roof Leaks Please aware that the roof has a leak that could possibly occur when it rains hard or during melting snow. We have attempted to resolve the leak but have not yet been successful. Not every guests is affected by this, but it could happen. If you book, you do so been aware of this and you agree to not let this element affect your review. Green Facts In keeping with our property's "green" ethos and giving it some rustic chic, we feature our own barn board walls (taken from the barn renovation project from a few years ago) in the washroom. The barn also features 40 KW of solar panels on the roof This is a "green" property featuring 60 KW of solar electricity generation supplying this green energy to the electricity grid. We have also done extensive green building projects on the property including a home addition to the property's century farm house using many strategies and products that significantly reduce our carbon foot print and reduce our energy usage. Note that the space is NOT by a lake or river and does not have a pool or other area to swim. (40 minutes from Centennial Beach in Barrie, 30 minutes from Innisfil Beach) READ OUR HOUSE RULES FOR ADDITIONAL INFORMATION AND TERMS OF BOOKING Guest access As a rural property, we have lots of outdoor space. You have access to walking trails through our 40 acre tree bush lot, and picnic tables( seasonal). The quiet traffic area is perfect for biking with most roads paved. During the winter, enjoy skiing, snowshoeing and more (need to bring your own). Other things to note Shared property- Not secluded The Barn Studio shares the property with a few other rental spaces that are spread nicely for privacy. These units include our Country Cabin, Country Suite and Tiny Home. We do ask that all guests respect the other rentals space. There will be other guests, our family and staff on the property. The Barn Studio is part of our Wedding and Event Barn Venue (Fermanagh Farms). During our busy wedding season (May til November) the Barn Studio is turned into our event kitchen. We will not rent out the Barn Studio if we are hosting an event in the Event Venue portion. The Barn Studio is part of our Wedding and Event Venue barn (Fermanagh Farms) giving optional access to the barn meeting space. Access to this space is priced differently. Feel free to ask for details. Wedding and Event Space Tours Be aware that from time to time we give tours of our Wedding and Event Barn Venue to those interested in renting that space and the surrounding property. The only impact of these tours is our voices may be heard on the other side of wall. As a SuperHosts, we have lots of hosting experience (just check our reviews) and will do our very best to provide a super experience in this unique space. Points of interest We are located about 15 min. from Canada's Wonderland and are perfectly suited as you home-base for a weekend trip to Wonderland. We are also located 15 min. from the Palgrave / Caledon Equestrian Park and have room for horse trailers. We are also open to camper trailers that wish to join cabin renters and can provide electricity. It is perfect for those showing horses or visiting the Park! We are also located 15 min. from the North Toronto K9 Centre in King Township and the Tamsu Learning near Tottenham.
