Only 5 minutes to downtown Glens Falls, 10 minutes to West Mountain Ski area, 15 minutes to Lake George, 25 minutes to Saratoga and 45 minutes to Gore Mountain. Elegant formal dining room opens to sunroom that leads out to amazing outdoor entertaining area with covered living area, dining tables with umbrellas, lounge chairs around the pool, a hot tub, screened in gazebo, grill, large fire pit area, koi pond, playground and lighted basketball/pickle ball court! Winding staircase brings you upstairs to 8 of the bedrooms. 4 king sized (3 with en suite baths). 1 queen, 2 full and 1 bunk bed. Main floor has a twin bedroom with a full bathroom. Bottom floor has a gorgeous bar room with pool table, gas fire place and Roku TV with Spectrum cable. There's a game room with bubble hockey, foosball, and toys and a TV den. Child friendly - Crib, high chair, baby tub, toys, booster seat, exersaucer, outdoor games, plastic dishes, sippy cups, etc. Hot tub is open year round. Pool is heated and open Memorial Day to end of September. We have two exterior security cameras. One that faces the parking area, fire pit and playground and one that faces pool/hot tub/back patio area. I monitor for number of cars, guests and noise. Guest access You will have sole access to all of the rooms in the house and to the entire property. The utility rooms in the basement are off limits. Other things to note Guest Acknowledgment and Waiver: The Guest acknowledges that voluntary participation in physical activities, whether indoors or outdoors, including but not limited to the use of the hot tub, pool, playground, firepit, grill, basketball court, yard, pond area, paths, porches, and roads, is undertaken at their own risk. All such activities inherently carry an element of risk. By accepting this waiver, the Guest agrees that participation and use of facilities and grounds are entirely at their own risk. The Guest assumes full responsibility for any and all aspects of their participation, as well as for any children accompanying them on the property or while visiting the area. The Guest acknowledges that there is an risk in using the hot tub, pool and playground area, and and by booking this home this waiver and following the rules below are accepted: The use of any hot tub or pool involves risks that may result in serious injury or death. No children under the age of 12 are permitted to use the hot tub or sauna at any time. The American College of Obstetricians and Gynecologists (ACOG) advises that becoming overheated in a hot tub or sauna is not recommended during pregnancy. Elderly persons and those with heart disease, diabetes, low or high blood pressure, strokes, epilepsy, or similar health conditions should consult a physician before using the hot tub. Never use the hot tub while under the influence of drugs or alcohol, if you are taking medications, or if you are being treated for any illness. The hot tub should be kept at a temperature below 104°F for personal safety. All bathers must shower before and after using the hot tub or pool to reduce the risk of skin irritation or other health concerns. Do not sit or walk on the hot tub cover, or the pool cover off season. Exercise caution when walking around the deck where the hot tub and pool is located. Children must be supervised at all times to minimize the risk of injury, death, or drowning near the pool, hot tub or pond.
