Tropical plants and fruit trees surround this impressive villa overlooking a private swimming cove, where 70-foot cliffs plunge into clear water and frame spectacular volcano views. The space The uniquely designed Villa Patziac is the 6-acre retreat of an American Film and TV Director. It has a bright and airy beach-vibe, with jaw-dropping views of the lake and volcanoes from every room and dramatic exposed rock-cliff walls throughout. Access to the house is by BOAT OR WALKING ONLY. KITCHEN/DINING: A large open-plan main floor boasts a fully-equipped kitchen, dining table for 10-14, a fireplace, and a spacious living area with custom furniture that will comfort the whole family. SLEEPING: The house has three (3) true Bedrooms, a sleeping Loft, and a Den/entry room that can be used as a bedroom (with its own bathroom), for a total of 8-9 beds. All beds feature high-quality sheets and pillows with decadent down comforters. Note: The 4th bedroom/loft has a steep ladder to reach it. We recommend the loft for children over 8 and young adults. THE GROUNDS: Outdoor features include-- Private Swimming Cove and Dock Huge Waterfront Patio Temezcal Sauna for 8 Wood-fired Pizza Oven (ask us about "pizza packs" to make your own pizzas) 2 Stand Up Paddle Boards 2 Kayaks Palapa-covered Dining Area Infrared Saber Gas Grill Charcoal Parilla/Grill Terraced Lawns for lounging, playing, sunbathing or yoga (6 yoga mats provided in house) Life jackets and beach towels LOCATION: The house is located between the villages of Jaibalito and Tzununa, and is accessible by boat to the private dock or via the footpath that connects the villages around the lake. You cannot drive to the house. We will recommend drivers for your private transport to the lake from the Airport, Guatemala City or Antigua, as well as arrange a private boat for your arrival and departure (fees are additional). If you drive yourself, secure parking is available in Panajachel at Kayucos Marina. ADDITIONAL SERVICES: During your stay the villa will be tidied daily by a housekeeper. Additional cleaning or cooking services can be arranged upon request. Spa Services - The villa has two professional massage tables and we will gladly arrange your private massage (Therapeutic, Shiatsu, Ayurvedic, Relaxing/Swedish, Deep Tissue, Hot Stone). You may also have other spa services such as facials, manicure/pedicure and body scrubs. Private Yoga and Reiki sessions, or an Astrology or Tarot card reading at the house are also possible. SAUNA, SOAKING TUB, MASSAGE...create your own relaxing spa day without leaving the house! Private Chef - We offer the services of wonderful cooks who will prepare breakfast, lunch and dinner for you (additional charge). ---------------------------------------------------------------- *A note about pricing: The base price includes 5 guests. We charge $30/night per each additional guest. The base price fluctuates according to season and demand. Look out for last-minute discounts! **We use Airbnb's Strict cancelation policy; however, as a courtesy, we offer guests who need to cancel the opportunity to be fully refunded IF we are able to rebook the canceled dates and are made whole by the new booking. In other words, if you cancel more than 7 days out from your stay you will get 50% of the stay fee back (not including Airbnb fees). We will refund you the other 50% or up to it, to the extent we get another reservation by which we recover some or all of that 50%. We think this is a fair way to share the burden of a cancelation. Other things to note This is a waterfront property that has some steep drop-offs. Small children should not wander the property unattended. INSECTS AND CRITTERS: The house is located in a rural, tropical area, which means there are bugs and small animals around. This area has a ubiquitous, harmless flat spider which will be found in every house despite the best efforts of any cleaning team. Rural Guatemala is also home to a non-lethal scorpion. Occasionally, you may find one or more in the house. We recommend wearing shoes while moving around at night/in the dark. It is also rare, but possible, for a field mouse to get into the house thru an open door or the thatch roof. There's a pet cat on the property to help minimize this occurrence. We provide filtered drinking water that comes from our natural spring above the property. Kindly bring a reusable water bottle to fill up and take out with you. We discourage the purchase of single-use water and soda bottles in the lake area as many unfortunately end up in the lake.
