Quiet country home, only minutes from shopping/dining and The Woodlands. Our cozy 2,200 square foot home will sleep 8 comfortably with 2 premium king beds, a memory foam queen sleeper couch, 2 twin beds and a pack n play crib. Our home can sleep up to 10, with air/ floor mattresses, but no more. This home has a beautiful outdoor raised deck and a large concrete back patio that overlooks the creek, perfect for family BBQs. The space This home is super spacious and cozy set back with a touch of texas country and European flare. Super getaway! Wifi, premium bedding, parking, large decks and patios, new interior throughout. This is Texas country and our home is rustic, cozy and although is newly remodled with a new roof and structurally sound, this is Texas country and the home is not a pristine Woodlands penthouse. Come and enjoy! SMOKING-Strict NO smoking policy. If it is noticeable that smoking of any kind has occured, a fine of $500.00 will be collected. EVENTS-Events may be considered, if you plan to have an event, please make the reservation for 10 people then check in with us for the additional fees and necessary requirements. Please ensure you list all the people that will be staying on the property. If you are interested in an event or camp, we have another property that may be more suitable. Please inquire. GUEST BOOKINGS-If there are more guests that arrive than on the reservation, you will be responsible to pay $50 per person per night in excess of reservation booking. PETS-There is a pet fee of $40 per night per pet on our property. By making this booking, you are accepting the pet fee. The pet fee must be paid prior to check-in. Any pets not listed will be subject to the $100 per night per pet penalty fee as well as the $30 nightly fee. Pets are not allowed on beds, furniture, rugs or in carpeted bedrooms. Guest access You will have use of our 2 acre parcel that sits on the forward part of the creek from the rest of our property in the back. The house is approximately 2,500 sf of house and about 3,000 sf of deck and patio space. Most of the property is fenced, but not animal proof. You are welcome to use the propane grill, but if you use the rest of the propane, please fill it for the next guest. The propane is a "pay it forward" amenity that we are not responsible for. You use it, you replace it. Thank you! Other things to note This house is super spacious and guest happy, but no more than 10 people are permitted in the house. If there are unauthorized parties or events, your reservation will be terminated without refund and will be no longer permitted to stay. In addition, you will be charged a minimum of $500.00. You are responsible for any damages to property during the time of your stay. No loud music past 12 midnight on Friday and Saturday, 10:00 pm Sunday-Thursday. If the police are called, your reservation will be immediately terminated. Please respect our home. Thank you! We are super fun, happy, outgoing people that love to enjoy life. We work hard for what we have and enjoy a lifestyle without the need for certain substances. With that being said, we have a strict NO smoking, NO drugs, NO vaping policy including cannabis and chewing tobacco. A $300.00 fine for any of the above will be imposed and collected for each offence. In addition, if there is extra cleaning or damage as a result of any of the above, you will be billed directly with the charges to bring the house back up to pre-rental condition. If you are going to do it, be respectful and please do it somewhere other than on our property or in our home. Thank you! We are definitely animal lovers and encourage you to enjoy this country setting with your fur babies. Most pets may be permitted for a nightly fee of $30 per pet per night. Please inquire for preauthorization of your pet, be prepared to show a photo of your pet if requested. Sorry, no sneaking of pets please. Any unauthorized or undisclosed pets will be charged a $100/night per pet in addition to the $30 pet fee and may be grounds for cancelation of your reservation. Sorry y'all, rules are rules, please respect them. This is a country home, although country cozy, it is country. It is a fun, happy, spacious house with a lot of character. If you are looking for a pristine, modern, new penthouse, this is not it. The interior is newly renovated, including a new roof, but the house has some settling spots that in spots are visible, there is no reason for concern, we are scheduling some repairs of some cosmetic work, but until then, we appreciate your understanding. This is Texas sandy loam, this is normal, the home is perfectly sound. All long term bookings will have housekeeping services and a maintenance check every 30 days. If there is excessive cleaning required beyond regular use, the tenant will be responsible for payment of the additional cleaning expenses at the time.
