Outdoor Oasis Step outside to a newly added covered patio featuring comfortable seating for seven and a resort-style yard with ambient uplighting. The outdoor kitchen island - complete with a gas BBQ and seating for four - is perfect for alfresco dining. Take a dip in the private pool, which features a rare deep-end diving board. Stylish Indoor Living Inside, you’ll find fine Italian porcelain floors and hand-laid tile insets throughout. Unwind in the Arizona room, where you can cozy up with a book in inviting nooks, spin classic Bob Seger records on the turntable or challenge friends to a game of chess. If you prefer a movie night, sink into the mid-century leather sofa or Italian love seat and enjoy the massive 85” Smart TV loaded with streaming apps. Rest & Workspace The unique floor plan features three distinct bedrooms: The Master Suite: A sanctuary with a King bed, 42” Smart TV, and an ensuite bathroom featuring a soaking tub, separate shower, and walk-in closet. The "Prince" Room: Features a "bejeweled" King bed. The "Majestic" Room: Features a comfortable Queen bed. Need to stay productive? The home includes a dedicated office with high-speed Wi-Fi, a printer, and a shredder. Fully Equipped Kitchen The heart of the home features brand-new retro-style appliances, a Keurig, and a fully stocked kitchen with all the spices, cookware, and gadgets you need to feel right at home. Important Details to Note: This home is located in Sun City, a 55+ active adult community. In accordance with community guidelines, at least one guest occupying the property must be 55 years of age or older. No children under 19 are allowed to reside in the home. By booking, guests confirm compliance with this requirement. Quiet Hours: 10 pm to 8 am Guest access Key-less entry ~ key pad on front door Parking: Guests are permitted to park in the driveway or in the garage only. Please do not park on the street. Recording/ monitoring device cameras on property next to the front door and in the garage. These cameras record motion, audio, and video 24/7, and are for the protection of our home. If tampered with, guests will be asked to vacate the property without refund of stay. Cleaning ~ we are using up-to-date cleaning protocols as recommended by the CDC and AirBnB. All surfaces of the house are sanitized, linens sanitized, and extra cleaning products are on hand for the guests. 6 Person overnight maximum. 10 person daytime occupancy. Please let host know prior to daytime guests arrival. No smoking of any kind or vaping inside the house or anywhere on the property, no illegal substances allowed on the property. There is a $500 fee if any guests smoke inside the house. Our property is located in a lovely and quiet neighborhood, Please be respectful of our neighbors. There is an additional $60 cleaning fee for stay over 14 nights. We will send a separate request via the Airbnb resolution center for the additional cleaning fee. The property has a Nest connected thermostat. Please note that guests are given a temperature range in which they can adjust the temperature up or down. Tampering with or disconnecting the thermostat will result in the immediate termination of the stay. Likewise, tampering with or disconnecting the router, network equipment, connected door lock, external cameras, ect will also result in the immediate termination of the stay. Guests are welcome to adjust the temperature within a comfortable range. Please note the AC/heat pump unit is able to be lowered to 72°F for air conditioning and raised to 78°F for heating. Please message prior to booking if you have any questions about the range. Thank you. Guests have full access to the garage and will receive a garage door opener. The opener must be returned to the kitchen drawer at checkout. A $75 replacement fee will be charged for any lost, stolen, or damaged opener. Please note the following fees: Unauthorized party ~ $1,000 Unauthorized pet ~ $300 per pet Tampering with security cameras/devices ~ reservation terminated with no refund and $500 fee Parking on property landscaping or in the yard ~ $300 per vehicle Extra cleaning ~ $60 per hour Please Note: We are not responsible for items left behind at the property. If a guest forgets something, they will be responsible for a $30 handling fee (for our time) plus the cost of shipping to return the item. Thank you for understanding. The "Sound of Freedom": Located in the Luke Air Force Base fly-over zone; you will occasionally hear training jets. Security: Features a smart lock for no-contact check-in and an exterior video doorbell and camera in the garage (no interior cameras). The pool does not have a security fence. Parking: Space for one car in the garage and two in the driveway. No overnight street parking allowed. House Rules: No pets allowed. Smoking/Vaping is prohibited. The thermostat is set between 72–78°F. Propane for the BBQ is the guest's responsibility. Other things to note Please note that all guests will need to sign and return the Pool Waiver and Release of Liability Form prior to checking in.
