We cannot confirm a booking without both. Enter the front doors into the large great room. You'll find a living room with a dry bar, fireplace, a dining room with a large wood dining table for 8 people, and a large cook's kitchen with large appliances and ample cabinet and counter space. From the great room, there are two wings of the house. To the north, you'll find an attached casita with a living room with a bunk bed set, 50" smart TV, a bedroom with a king bed and a full bath as well as a private patio area off the living room. There is a large family room in this wing as well with a fireplace, pool table, and a 75" smart smart tv, Sonos soundbar and sectional seating. This room serves as a very comfortable entertainment/gathering area. To the south, this wing contains 3 more bedrooms, with king beds and en-suite baths. A primary bedroom with a king-size bed and a large, newly remodeled en-suite bath with fireplace, and a small smart TV. The primary bedroom has access to the patio and the pool. You'll also find access to the laundry and garage from this wing of the home. The two additional bedrooms in this wing both have king beds and remodeled/updated baths. One of the bedrooms has a Jack and Jill bath shared as a bathroom off the hall for guests. From the great room, the sliding glass doors lead to a gorgeous full length covered patio space with an outdoor fireplace with sectional seating and fans for year round comfort on one end, outdoor dining in the middle, and a comfy seating are at the opposite end. From the patio you'll enjoy a vast, green grass, resort-like back yard with a beautiful newly remodeled pool and spa, new pool deck and beautiful pool loungers and pool furnishings. There is a gas grill outside for grilling as well. There are multiple, mature fruit trees around the property for guests use when fruit is ripe (winters). Pets are welcome up to 2 dogs under 50 lbs. with a one time fee. **Please be advised guests are encouraged to purchase cancellation travel insurance to cover any unforeseen circumstance that may result in a cancellation on your end. Our cancellation policies as stated are firm and you agree to them upon booking. Guest access Guests have access to entire house, 2 car garage, large backyard and all amenities. Other things to note **During summer months, thermostats cannot be turned below 72 degrees. 72 is a very comfortable indoor temperature when outdoor temps are over 105-120 degrees. This is a pet friendly/no smoking rental. The pool can be warmed for a fee which varies depending upon the time of year. We will discuss this with you upon booking or can quote it for you ahead of time. Pool warming is usually needed from November – May of each year. Spa heat is always complimentary. Palm Springs has a few rules around renting in our city. These rules apply to ALL short-term rentals in the city and are not our house rules, however we must inform you of these rules and apply them to your rental per city law. To summarize: ~ You must be 25 years old to rent/Responsible party must provide copy of ID. ~ No more than 2 people per bedroom allowed (8 adults for this house, plus 2 children under 12) ~ No more than 4 cars can be parked at the house (1 per bedroom) ~ No OUTDOOR music allowed 24 hours per day (indoor music cannot be audible at the property line) ~ A separate contract is required (in addition to the 3rd party booking company contract).
