We want you to truly feel at home and have stocked our home for everything you need to enjoy your time in Las Vegas. Fully Stocked Kitchen, laundry, bathrooms, and patio. You can spend your time soaking in the custom master bathroom or enjoy the Las Vegas Strip views from the deck with a firepit, natural gas BBQ and hot tub. Both tv's in the home have Amazon Firesticks that allow access to tv and netflix We are close to Lake Mead National Park, several different cycling trails and marathon/triathlon courses. The home has brand new paint, inside and out, a custom rain head master shower, and enough living space to bring family and friends and feel right at home without feeling cramped. In addition to 3 full bedrooms and a queen sofa bed, we have a small child's/infant crib (pack n play) that we can provide along with other infant/toddler items if you need. Guest access Guests will have access to all areas of the home except the garage Other things to note We have a lawn company and bug company that service the home regularly and will always let you know in advance of their arrival. We have provided a Welcome Packet for you upon checkin at the home to let you know about all of our Las Vegas favorites as well as our home rules reminder Please be respectful of our neighborhood. You can use any driveway parking or parking directly in front of the house. Do not block neighboring homes. The garage is locked and not accessible to guests. By booking, you agree to all house rules: If you want early check-in or late check-out, please reach out 48 hours prior to your arrival date. Availability is dependent on whether there is another same day check-in/check-out and may be subject to a $75 fee for early arrival. Unapproved late checkout will result in a $100 charge. This home is pet friendly and we allow up to two pets for a $150 fee. You are required to pick up after your pet prior to checkout and will be responsible for any damage in the home caused by pets. Pets are not allowed on any carpet or furniture. Unapproved pets (with the exception of licensed service animals) will result in a $500 fee and may result in an immediate eviction. No shoes allowed on carpeted areas Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and/or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment. Parties and Events - Parties and events are strictly prohibited and quiet hours are from 10pm-6am. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens, or other items will be charged at direct replacement cost plus a fine of up to $250.00. Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Any permanent stains on towels or linens will fall into the category of negligent damage. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine. House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances, or use of the property can result in a fine of up to $1000.00 and/or eviction from the property.
