All toiletries, fresh luxurious linens, Egyptian cotton towels, and kitchen items (dishes, glasses and cookware are provided) Once you have arrived sit back and take in the view of your very own little pond that is fed by a natural spring and all the wildlife all around you. Ski Liberty as well as two golf courses are just 10 minutes away! 2 state parks along with the Appalachian trail is 15 minutes away! Car required We do except pets for a $75 flat pet fee. No pets other then a dog. That is for the first pet and then each additional is $75 Guests will have to sign a rental agreement and follow the rules. You may reach out and ask for a sample of the rental agreement prior to booking. Guest will need to do some departure procedures on check out, i.e. clean dishes, and take trash out HOT TUB Heat temperature can be set as low as in the 80s to enjoy even in the summer on a hot night after a day of exploring. The spa is set in a private, beautiful gazebo overlooking the natural spring fed pond. Sit back and relax and unwind with the spa lights making the water glow in an array of changing colors as you hear the crickets chirp and look at the stars. The spa is sanitized in between each guest. Please notify us if you would like the Hot tub so we can add it on to your reservation and have it clean and ready for you. The fee is sent out as an additional payment and when paid in full you will receive the code at check-in to unlock the hot tub. Hot tub Cost. Total for the stay. The rates are for the length of your stay not the amount of nights you want to use it. Ex if your stay is two nights then the hot tub fee is $125. 1 night $50 flat fee 2 nights $125 flat fee 3-5 nights $150 flat fee 6-8 nights $175 flat fee 9-11 nights $200 flat fee Rental agreement will need to be signed via DocUsign Airbnb has a policy that guests traveling with an infant under 2 years of age must announce to the host that the infant will be an additional guest. Airbnb's policy is that the infant is no charge. As a host we have the option not to host this guest if we do not want to. We offer guests the opportunity to bring an infant 2 and under for a $25 fee. We have a strict no smoking policy which includes Marijuana in the cottage or near the rental. Unfortunately we have to implement this rule due to a large number of guests not following the rules. Exhibit A RENTAL RULES 1. Smoking is NOT allowed OR Smoking is allowed outside only not near cottage. No Vapes in rental. NO MARIJUANA! $1,000.00 fine if broken 2. People other than those in the Guest party set forth above may not stay overnight in the property. All guests shall be reported to owner even if visiting. Any other person in the property is the sole responsibility of Guest. 3. The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet 7. Parking: – Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring extra towels for purposes other than bathing. We do not permit towels or linens to be taken from the units or used for spills. We also ask you not remove your makeup with our white wash clothes. We provide black makeup face clothes. Please do not use our wash clothes or towels to clean your shoes or anything other than your body. 9. Water and Septic: The cottage is on a well and septic systems. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime 10. Storms: No refunds will be given for storms. [Mountain roads can be curvy and steep. We do not refund due to road conditions.] 11. Late Checkout: Check out time is 11am. No later. We have guests checking in at 4P.M. The property manager will be there at 11 am along with the cleaning crew. After 11:05 there will be a surcharge of $15.00 for every 10 minutes still in the rental. ______________ 12. Cleaning fee: There is a $75 cleaning fee which covers everything including linen service. 13. Departure Procedures: Must be done prior to exiting the cottage on check out day, Taking trash (kitchen and bathroom) to trash can, cleaning all dishes, and texting owner on way out. 13. Power Outages: Owner is NOT responsible for power outages due to the Electric Co. 14. Internet: The rental has a 5G T-Mobile hot spot. PET ADDENDUM Guest hereby agrees to comply the following: a) Guest to pay additional pet fee in the amount of $75 per (stay) 2nd dog $75 b) All pets must comply with the following specifications c) Must be at least 1 year(s) of age or older. Unless cleared with owner d) Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. e) All pets must be leashed at all times. f) Guest is responsible for cleaning up any/all pet refuse. We provide bags g) Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. No pets in bed! Please understand we do have guests that are allergic and dog hair sticks in furniture. h) All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area. i) Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit. j) Guest should prevent pets from producing excessive noise at a level that disturbs neighbors. k) Pet will not be left unattended for an undue length of time, either indoors or outside. Pet will not be left unattended in yard or porch. l) Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises. WiFi T-MOBILE HOT SPOT Dogs are welcome for a $75 fee per dog The registered guest is responsible for any and all injuries and/or damages to person or property caused by any pet brought in, at, or around the property. Guest must clean and properly dispose of all pet excretions immediately upon discovery. Guest will comply with any and all applicable pet laws, ordinances, regulations, rules, policies. The cottage is located in a dense wooded area so please be sure to treat your dog for fleas and ticks prior to arrival. The cottage and grounds are treated however there is only so much we can do since the cottage sits in the woods. Rental Agreement must be signed and returned prior to visit. This is mandatory for our insurance company. GUEST ID PHOTO REQUIRED We ask that before 8:00 AM and after 10:00 p.m. guests are considerate of the neighbors and keep the noise levels low. We cannot and will not be responsible for acts of God that may result in loss of electricity, internet connectivity, television or phone services. When reported, we will do our best to contact the appropriate company to help expedite repairs. Guest(s) shall leave premises in clean, undamaged condition. The check-in and check-out procedures need to be followed. The tenant is responsible for the care of the premises, appliances and furnishings and for any damage by negligent or wrongful acts caused by the tenant, tenant's guests or pet(s). We are excited to announce that we have added a luxury 3 person hot tub to the cottage's private property. In order to keep our rental rates low for everyone the hot tub will be an add on fee. It is our goal to provide each of our guests with a wonderful stay here. We want you to feel completely satisfied with your rental property. If at any point during your stay, you need something, or feel we have not met your needs, please contact us immediately so we may rectify it.
