Booking Essentials: • Maximum Occupancy: 8 adults and 10 guests. • Minimum Age: Responsible renter must be 30 years old. • Parking: 4 cars maximum. • Pets: Subject to owner approval, with a pet fee. No cats allowed. Please inquire with the age, weight and breed of your pet. If your pet is approved, it cannot be left unattended in the unit. • Pool Heating: On-demand, with fees for heating the pool or spa (see details below). • Smoking: Absolutely no smoking allowed. Fines start at $500. • Music: Music can only be played at low volume before 9:00 PM. • Quite Hours: 9:30pm to 8am. Additional Information: • Cancellation Policy: Our cancellation policy is a 100% refund for cancelations at least 90 days in advance. 50% refund for cancellations at least 60 days in advance. If the guest cancels less than 60 days in advance, the nights not spent are not refunded. If the guest arrives and decides to leave early, the nights not spent are not refunded. Cleaning fee refund only for cancellations within 60 days to arrival. • RentSpree Application: Required for stays of 28 nights or more. • Housekeeping: Weekly housekeeping service is not provided but can be added upon request. • Pool Maintenance: We work with top pool cleaners, but desert winds can affect pool cleanliness. Please report any issues, and we'll address them promptly. • Desert Conditions: The desert has extreme temperatures, including sustained daytime temperatures of over 100 degrees. With such high temperatures, ACs can struggle to cool homes by more than 25 degrees. Boatman bugs are common in pools with biologically safe water. If food is left out, ants will come, and if doors are left open, flies will come. These are a part of life in the desert and not grounds for a refund. • Winter Pool Heating: Certain PGA West Community pools will be heated during the winter season (November 13 - May 31). Pools being heated: 3R, 7M, 9M,15C, 16R, 19L, 20L, 22W, 23W. On-Demand Heating: • Our pool heating system operates on an on-demand basis, meaning it will only be heated when in use or when guests are staying. • The pool heats up at a rate of approximately 3 degrees per hour. • Please keep in mind that pool temperatures can drop into the 60s during the winter months. Heating Costs: • October through May: o Pool Heating: $100/day if paid upfront for the entire stay or $125/day if paid daily. o Spa Heating: $40/day if paid upfront for the entire stay or $75/day if paid daily. • Longer Stays: For stays exceeding 30 days, we’ll require a minimum Utility deposit of $2,000. The owner will cover the first $500/month of gas and electricity. Any additional costs will be charged to the tenant. Pool Temperature: • Most resorts heat pools to the low 80s. We allow guests to heat their pools to the mid-80s and spas to their desired temperature. • Please note that larger pools may struggle to reach mid-80s during mid-winter. If they are approved a pet fee applies. Please inquire with breed, age, and weight of your pet prior to booking. If your pet is approved, it cannot be left unattended in the unit. No Cats Allowed. To get there use Jefferson which turns into PGA Blvd, follow it all of the way to Jack Nicklaus Blvd and take a right to enter the gate. Give them your name and the property address. Please leave the trash on the side of the home, we pay a company to pick the trash up on the side of the home, also if you have time l, if not no worries, please strip any beds that you use and leave the bedding in the laundry, if you have time to start one load of laundry that's great, if not no worries. The City of La Quinta permit allows for 10 guests overnight. The first two cars must be parked in the garage overnight. Pga Parking west rules 1. No parking in front of mailboxes 2. No blocking driveway even ours 3. No blocking walk ways 4. Don’t park in front of fire hydrants 5. The HOA doesn't allow large van or RV parking for more than 16 hours, that includes Sprinter vans, (even if they fit in the driveway) they will fine Max of 4 cars, 2 in the garage, 2 in the driveway. PGA West prefers no street parking, we have a large driveway, please park additional cars in the driveway. Any guests not on the lease at the home are subject to a $250 fine per person. Please send a list of all names of people that will be at the house both overnight and visitors and a list of drivers of the 4 cars that will be given access. The dishwasher must be started before the door is closed for it to work. The pool heat is on-demand, meaning we do not heat it when it's not in use or when no guests are staying. It heats up about 3 degrees per hour and it can get down into the 60's during the winter so if you want it heated upon your arrival please keep that in mind and notify us. October Through the end of May the charge is $100/day if pool heating is paid upfront for every day of the stay or $125/day if not. Spa only heating is $40/day if prepaid for the entire stay and $70/day if not. Most resorts heat pools into the low 80's we allow guests that pay for pool heat to heat pool to the mid-80's and spas as high as they like. Please keep in mind, mid-winter, larger pools will have a hard time even reaching mid-80's, pool temperature is not guaranteed, however, generally low to mid 80's is common, even mid-winter. Pool decks can be slippery when wet. Guests should exercise caution so they do not slip and fall. The gas for the grill and the fire pit is on a timer on the left side of the home when facing the back, please make sure you turn both off even though they are on a timer. City of La Quinta Rules and Fines; This home has only had 1 noise security call in 3 years. If you follow the rules you don’t have to worry, However..... If security shows up at the house the fine is $1000, $750 to the hoa, $250 for property manager to process the fine with the hoa. Even if the security says they won’t write a citation their boss DOES. $1000 is due immediately. The board will meet to determine if they will increase the fine based upon the nature of the violation. While we have never had a 2nd call at any of our properties. The city is revoking short term rental permits. Therefore If security is called a 2nd time the fine is $2500, and you will be made to leave the premises and no refund will be provided for your stay, on addition, this includes a min $250 fee to the property manager and additional fine if $2500 to set aside for money to pay fines to the city and hoa. A 2nd noise violation could result in a fine of $5000 or me more and loss of the owner's short term rental permit which could cost tremendous monetary damage, tenants not following the rules will be held responsible. 1. No Parties 2) PGA West Rules; Only adults are allowed to drive golf carts- fine starts at $500 3) clean the back yard when not using it, don’t leaves bottles and cans laying around 4) quiet hours are before 1pm and after 10pm 5) Noise, no outside music or inside music that can be heard outside is allowed in PGA West due to new temporary moratorium. Noise from inside the home can also not be heard by the neighbors before 1 pm or after 10 pm or it will also be subject to a fine. Between 1 pm and 10 pm, general noise needs to remain at a reasonable level that doesn't disturb the neighbors. The golf course is private property, if you are not a paid golfer, please stay off the course, the HOA views unauthorized golf course access as trespassing * 4 car max, please park two small cars in the garage, other two cars in the driveway *Basketball hoop in pool had to be removed per the HOA (we hope one day soon to have it back!) Please contact us if you have an issue, and we will do our best to assist. When it's windy, a perfectly clean pool will not remain perfectly clean for long Cancellation policy and procedures Our goal is to keep our prices as competitive as possible, in order to keep them competitive it's important that we avoid the losses that come from cancellations. Owners of these properties depend on the income and last-minute cancellations result in lost revenue through vacancy and lower prices. For those that don't like the risk that comes with cancellation policies, we strongly recommend you look into travel insurance. We can recommend one for you. If you didn't purchase the travel insurance offered by the booking channel, or the one we recommend, you will likely not get any refund. To ask for an exception to our policy you must first cancel through the booking channel. Exceptions are up to individual owners and are very rare. Your best chance is to ask for a credit to be used for a booking for the same property. The credit can to be used within the window you cancelled. Ie. If you cancel 3 days before your stay and the owners payout is $4500, you didn't purchase travel insurance you may ask for a credit to be used to reserve the same property no more than 3 days before the drag you want to use the credit for. Example request. "I had to cancel because my kids are sick. I didn't purchase the recommended travel insurance. My stay is 3 days away. I'm requesting a credit for the owner payout amount to be used to reserve the same property 3 days before our stay. I.e, we want to stay August 23rd so I will make a request on August 20th if the unit is still available. Thanks." We will share this with the owner and encourage them to allow us to agree.
