Spacious, artsy home, dubbed the "Rooster House", is located just 2 blocks from the heart of downtown Lawrence. Our home is within walking distance of all downtown events, arts, music, and restaurants historic downtown Lawrence has to offer. Walk to Granada, Free State Brewery, The Pig, The Lawrence Arts Center--and much more! Located on historic Rhode Island street, the house has free street parking as well as private alley parking, which comes in handy as many cars park on our block for downtown events. We are a 3 minute walk from the Granada, Replay Lounge, Bottleneck, and Jazzhaus. The Arts Center is around the corner, and just a block from that is the farmer's market which runs from early spring to late fall. We are also a 5 min walk to two of our favorite breweries, Free State Brewery to the north and Lawrence Beer co. to the east. Beyond that we are within walking distance to all of the wonderful coffee shops, bakeries, restaurants and shops that downtown has to offer. Please be aware there is no bathroom upstairs with the two main bedrooms. The main bathroom is off of the twin non-conforming bedroom on the main floor as well as the half bath which is off of the kitchen. The house is spacious and open with skylights in the kitchen. Located on the main floor is 1.5 bathrooms, 1 non-conforming bedroom with a twin bed, fully equipped kitchen, living area and pool room. The house does not have a formal dining space, however we utilize the space as a pool room and eating nook for your entertainment. The living room has a comfy sectional, flat screen TV (equipped with 100 mbps internet and Amazon FireStick), complimentary Netflix, and also YouTubeTV which has over 70 channel options for viewing. This main bathroom with a shower is only accessible through the twin bedroom, so if you have a larger party size this may affect those sleeping in the downstairs bedroom. The half bath is easily accessible off of the laundry room downstairs. Please consider this layout if you have mobility issues. The second level has 2 bedrooms, one king bed overlooking Rhode Island and the other with a queen bed. The stairs are quite steep, as it is a preserved and historic staircase. Please note that there is no bathroom upstairs, although one of the bedrooms adjoins the main bathroom downstairs. A sixth guest can sleep on the sofa upstairs in the king bedroom which pulls down to a full size bed (but we don’t recommend this for large groups of adults, mainly an option for families with kids who want to sleep together/close to parents). Please note that this house is historic, and parts of the home are settling. The décor and furnishings have character and are not "just out of the package" quality. Each room has unique artwork from several local artists, you may find yourself feeling more like a townie than a guest of Lawrence when you leave. Infants and children are permitted with prior approval and/or deposit depending on length of stay and party size. Guests are welcome to the entire home, including the back porch and front porch. We ask that you stay out of the basement unless there is an emergency, as we use it for storage. We are available for the duration of your stay via the Airbnb app or by phone call. We are happy to answer any questions you have regarding the house or general questions about your stay. Our house is nestled on quiet Rhode Island street, just 2 blocks from the heart of downtown Lawrence. The place is a quick walk or ride share from historic downtown events, restaurants, and shops. Just a few quick blocks west up 11th street, you’ll find yourself at the University of Kansas, overlooking the football stadium. The neighborhood is residential, and we ask that if you plan on being rowdy or meeting up with large numbers of people, that you do so downtown. On both sides of our home we have families living next door. If we receive any complaints of noise or parties, we will evict the guests immediately. Downtown is accessible on foot, but Lyft and Uber are available for any other needs. The city bus stop is 1 block away as well, which will get you anywhere in town or to Kansas City. The house has a Ring Video Camera on the front porch for your safety and ours. No smoking in the house please. Smoking inside the property and/or strong secondhand smoke smell or any evidence of smoking (i.e. cigarette butts or ashes) in or around the house will result in an automatic extra $500 cleaning fee. Absolutely no parties on the premises. Failure to adhere will result in immediate eviction, and you will be charged for extra guests not specified on the reservation. Please do not move furniture without asking first. If something breaks, please notify me immediately. All items are accounted for. If something goes missing there will be additional charges incurred for replacement. Price may vary per item.
