Situated on an acre of level land with 330' of waterfront, the single level residence can sleep up to 8 people in 2 bedrooms, a sunroom, & the living room. The campy cottage has heat, electricity & potable running water; but the house is not what you come for! The space Built in the 1950s, the River House operated as the Riverview Restaurant until the early 1980s. It was hot spot for locals and cottagers alike to grab a dairy bar treat. In fact, the current owner's Father recalls grabbing burgers there, as they did an "around the Lake" tour on the way to see Louis Armstrong play at The Kee to Bala in the 1960s. In the 1980s the building was converted into a family cottage and is now available for rental from Mid-May until the Cranberry Festival (the weekend after Thanksgiving). Situated on a one acre point of level land, and surrounded by 330' of water, you get practically every exposure from the dock with the exception of true West; though due to the shape of the neighbouring River Delta, there are excellent sunsets from the dock through the summer. The cottage itself is set back only 20 feet from the water at the front side, and boasts a large side yard (towards the dock), and a huge back yard. Strategic placement of the cottage on the land, and some well placed mature trees, afford quite a bit of separation from the neighbours. You have all the privacy of a Muskoka cottage with easy access to the urban amenities of Port Carling. At night, you can sit under the magnificent Muskoka stars, listen to the loons call, or enjoy a quiet campfire. You can also relax on the large dock and possibly watch the historic steamships Segwun or Wenonah go by, or enjoy the parade of antique boats that travel the river. Fishing from the dock or birdwatching can be excellent as you watch the sun go down over the river delta, and the kids can play on the level land with shallow water at the shoreline. The dock is an oversized, newly built steel dock with 400sq ft of decking. As well, for your boating enjoyment, there is a protected slip in which to moor your boat, and enjoy uninhibited swimming off the side. A ten minute boatride can take you to either Lake Muskoka (direct), Rosseau, or Joseph (through the historic Port Carling Locks). Paddle directly across the river (about 200 yards) to the best playground in Muskoka at Hanna Park, which also hosts the local Farmer's Market on Thursdays. There is a boat launch, small walking/biking trail, volleyball court and great beach at Hanna Park as well. Take a short drive, or paddle into Port Carling for great shopping, gourmet food, and amazing nightlife. For some longer excursions, the River House is a fifteen minute drive from numerous excellent hiking trails, and a half hour drive from the Towns of Bracebridge or Gravenhurst. All rentals have a 4pm check in, and an 11am check out. Positively NO SMOKING or vaping will be permitted within the house. This property is within the Municipal limits of Port Carling and is subject to a noise By-Law. There is an 11pm curfew for noise. Always check the Municipal Fire Rating prior to any bonfires. We are on town water, but are in a septic system for treating waste. Ensure you have read the house rules and requirements provided upon booking. Pets must be restrained to the property at all times unless accompanied on-leash by owner. Additional guests are not permitted on the property without first discussing with the owner. You are responsible for your own basic cleaning, and will be subject to additional charges if the property is not left in the condition to which you arrived. Our cleaners are responsible for disinfecting the property, and as such you are responsible for leaving the property in broom swept and wiped down condition. Any damages must be reported to the owner immediately. The hot water tank is half-sized and hot water useage should be staggered accordingly.
