The house has a woodstove and oil heat (HW radiators) and the house is well insulated. The summer is generally cool at night and the temperature is generally 10 degrees less that NYC during the day so we have never felt a need for AC. Running the fan in the attic generally does the trick. We do have a single tenant who lives over the garage full time but who is working most times. (Please do not block him in/out of the the driveway.) There is also a back up electric generator that the Handyman can set up if required. Other things to note Noise outside travels far on the mountain. We need noise kept to a minimum after 10 pm on week nights and midnight or earlier on weekends. We do allow dogs, but our insurance has restrictions on larger dogs, so we must discuss and we have a $25 per fee per dog.
