Make lasting family memories while keeping your multi-family, all together in this updated "Smart" Home with newly remodeled Bathrooms and Kitchen, tucked away in one of the most desirable neighborhoods in all of Springfield. Complete with new beds and furniture, two dining areas able to accommodate 12 people, and Smart TVs in every bedroom including a gaming area with a Multi-Player Cocktail-Style Arcade, and theater chairs supporting unlimited play of Nintendo Switch on a 65" TV. The space Our home is your home. We pride ourselves in providing an exceptionally clean home with crisp hotel-quality bedding. "Your Home" throughout, has Smart Plugs so you can charge your devices without needing a "Brick." In addition, lamps are controlled by Google Voice Command, and you have automated Night Lights leading upstairs and down the first-floor hallway. Your Get-Away home has two-zone heating with a Nest Thermostats on each floor so you can better determine your comfort settings when upstairs or down. The Master Bedroom has its own private shower, an Adjustable Split King bed, with USB ports on the backs of the nightstands. Enjoy a 42" Smart TV, Google Voice Command lamps, Ceiling Fan, and plenty of closet space. The two downstairs bedrooms are furnished with Queen size beds, a 42" Smart TV, Google Voice Command lamps, and Ceiling Fans. The large upstairs bedroom has a King Size bed, with two "chair and half" comfortable seating that can be pulled out for a single twin bed. Like all the bedrooms in the house, the upstairs bedroom provides you with two USB ports on the backs of the nightstands as well as a 42" Smart TV, Google Voice Command lamps, and a Ceiling fan. High-speed wifi is provided, and you can also enjoy some non-tech time by enjoying the private back patio furnished with cushion outdoor furniture, patio table with 6 chairs with umbrella and a BBQ grill as well as a web style tree swing for kids to enjoy. Enjoy two living areas, one living room has a Queen size pull-out Sofa Bed, and a 65" Smart TV with easy access to the Kitchen. The second living space is warmly equipped with a gas-burning fireplace, dimmed lighting, and a 65" Smart TV located just above the fireplace. Just off of the large dining space is a Coffee Bar with assorted flavors of coffees (regular/decaf), assorted varieties of teas, hot chocolate, and for those special "tea times" you can use the Breville Espresso/Cappuccino Machine. You will also find light snacks provided, as well as treats for your "fur baby" (just let us know if you are bringing your dog). The newly remodeled Kitchen provides you with everything you need to host large or small family or individual dinners. To help you feel at home in the kitchen, you can use the Dishwasher, Toaster, Kitchen-Aid Mixer, Handheld-Mixer, Slow Cooker (Crockpot), Rice Cooker, Assortment of Pots and Pans, Plates, Silverware, with plenty of Cups and Glasses, including Children's "Eatware." A Washer and Dryer are available for you to use complete with a couple of laundry soap pods and dryer sheets. Guest access The entire property is yours! We live nearby, but not on the property. The only part of the house that is not for your use is the garage, which is used for storage. You will have plenty of parking because your Sunset Getaway is located at the end of a dead-end street, with a circle drive and a large driveway on the west side of the home. Other things to note This agreement is for The Sunset Getaway located in Springfield, MO. Please read and understand the following before you book the property: By booking this home, yyou have read, understood, and agree to all house rules. *OWNERS: We live nearby so if for any reason there is an emergency, please reach out and we will be there as quickly as we can. *MAXIMUM OCCUPANCY: The maximum number of guests is limited to 12 persons. *CHECK-IN time is at 4 P.M. CST and CHECK OUT is at 10 A.M. CST. No early check-ins or late check-outs unless discussed with us in advance. Our cleaning crew will need access to accommodate the “Enhanced Cleaning Process” needed for the next arriving guests. *SELF CHECK-IN: You will be provided with a personal 4 digit code giving you access to the property. Code is set to open at 4:00 P.M. There will be no access to the home prior, unless prior arrangements have been made. Your personal 4 digit code will expire at your designated check-out time. *QUIET HOURS: Be respectful of our neighbors. This means no loud music or noise, no loud parties. Quiet hours are from 10pm-9am *SECURITY CAMERA’S: There are three security cameras on the property. One is the at the front door (doorbell /entrance), one is on the back of the house (facing back door and backyard), one is a motion/light camera at the garage...all for security purposes only. Recording 24/7 *SMOKING: This is a non-smoking/no vaping (of any kind) property. This includes vaping/e-cigarettes. Breaking this rule will result in a $200 fine per day and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking. No exceptions. There is a designated smoking area outside on the patio. *PARTIES: No parties or events without approval from owner. If you throw a party, trash the space, damage the unit, disrespect the property or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200. Violation of this rule will lead to immediate removal of all guests with no refund. Locals must check with us first, before booking. *PETS - APPROVAL REQUIRED Housebroken and well-behaved pets are permitted in the home. Let us know about your fur baby and there will be a "welcome treat" for them as well. Any damage or accidents by the pet need to be reported so that proper care can be taken to remediate the issue. We ask that pets use designated blankets/dog beds to lay on especially when on furniture and beds. No cats are allowed due to allergies. A $25 a day (per pet) non-refundable, for short haired and non-shedding dogs. $40 a day/per pet for long haired shedding dogs is required upon booking. A refundable $300 deposit is required. Refund will be issued upon inspection of the home for any pet damage and pet waste is cleaned up. Door code is activated once paid. *CLEANING - The cleaning fee charged is a one-time linen-towel setup and "Enhanced Cleaning Process" - a set of standards developed in partnership with experts, for the times of COVID-19 and beyond. Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, removes the trash, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100 *PROBLEMS/ISSUES: We ask guests to immediately alert us to any issues you may have upon check-in, especially regarding maintenance or request for repair service. We ask guests to please notify us immediately if they see a problem and to allow us to assist in rectifying the problem. Host will not compensate or refund for any issues not reported within 3 hours of arrival. Guess must allow host and/or repairman access to the property to remedy the issue/s after host has been notified. If the guest stays after issue is remedied, there will be no further remuneration or refund. *CANCELLATIONS - See Airbnb Cancellation "Strict" Cancellation policy. Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in. Cancellation or early departure does not warrant any refund of rent or deposit after that period. We highly recommend you purchase travel insurance separately if there is any concern that you may have to cancel your stay. *RATE CHANGES - Rates could change without notice until your deposit is received. *FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check-in. Booking for another party is prohibited. *FIREPLACE: The fireplace is a vented gas log fireplace. Never leave a fireplace unattended while turned on. *WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance. *TOWELS/LINENS: We ask that you do not dye your hair. If you wear a spray tan please bring your own sheets to use. Black make-up towels are provided for removing make-up as well as make-up remover wipes instead of using white towels for make-up removal. *FURNITURE: Indoor furniture is NOT permitted outside at any time for any reason. We ask that all furniture be kept in it’s original place. *NO DAILY MAID SERVICE: While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We suggest you bring your own beach towels to use outside of the home. We DO NOT permit towels or linens to be taken from the home. *SAFTY CONCERNS: There is a drainage ditch located at the back of the property that has been roped off so it is easily seen by everyone staying at the Getaway! *PARKING - Vehicles can be parked in the circle drive or in front of the garage. Please do not block neighbors cars as this is a shared driveway with our neighbor. Additional parking is allowed on the street in front of the house as long as they are not parked on the grass or on neighbor’s yard across the street. Any illegally parked cars are subject to towing; applicable fines/towing fee is the sole responsibility of the vehicle owner. *STORM POLICY/ROAD CONDITIONS - No refunds will be given for storms. We do not refund due to road conditions. *TRAVEL INSURANCE - We highly recommend that you purchase travel insurance separately to cover possible cancellations if at all concerned about having to cancel within the agreed-upon 5 days. This home is privately owned. We are not responsible for accidents, injuries or illness that occurs while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premise or others whom they invite to use the premise. !!!I agree that all rental monies are non-refundable per the cancellation policy above.
