This picturesque stone house offers a modern interior, with all the emanates for that must needed country get away. Ideal location for day trips to Bordeaux, Bergerac, St Emilion or Arcachon, Biaritz or Saint Jean de Luz should you wish a coastal visit. The space On entering Viaud Est, your first impression of the house is of the space that benefits from natural light with its six metre ceilings letting the light flood into the lounge and open plan areas. To compliment the modern interior, the kitchen is fully integrated with granite bench tops, which opens up to the dining room also featuring a solid granite dining table. The open plan kitchen, dining and lounge areas are made extra cosy with an enclosed double sided fireplace for those cooler evenings or just for some added ambiance. The house has two foot thick walls, so in summer you are sure be nice and cool inside, and well insulated in winter with zoned underfloor heating through out. The master ground floor bedroom (wheelchair friendly) looks over the infinity pool (heated between 1st June to 15 September) and vineyard through french doors leading to the outdoor entertaining area. This room features a very spacious ensuite and dressing room with ample space to unpack. The two upstairs bedrooms are also ensuite and all have crisp white bedding, robes and TVs. The mezzanine floor has a TV lounge with access to Sky (english) TV, Netflix and French satellite as well as a working/office space with wifi throughout the house. There is a utility room with a washing machine and a dryer, and for longer stays we will have the house cleaned and bedding changed weekly for your comfort. Guest access Guest have full access to all areas of the house. This includes their own private gated garden, which in spring boast around five thousand daffodils and tulips. Guests are also free to explore the thirty hectares including manicured lawns, vine, forrest, wishing well and orchard. The covered outside entertaining area offers a relaxing lounge space perfect for winding down the afternoon with a local drop. The outdoor dining table seats 10 for lazy summer lunches looking over the infinity pool and vineyard. For the outdoor enthusiast the pool is heated from 1st June to the 15th of September. To never have the excuse of missing out on the views, or the odd chevreuil (roe deer) crossing the vineyard, a gas barbecue is also at your disposal.
